Welcome to The COOL MOON BnB. Come stay in brand-new home and one of the biggest homes in Trinity Groves that has 6 bedrooms, newly furnished to entertain large groups . The home is a two-story 6 bedroom home with a huge balcony. The home backyard facing to big green trees, closer to pond and parks. Not just that, enjoy living in exploding Trinity Groves Area, minutes to Downtown Dallas, Medical Centers, Restaurants & Bars.

Cool Moon bnb is also rented by few Media production companies. The famous youtuber 'Preston' also used the house for one of his episode which has more than Million views.

The place is just not cleaned but also disinfected for the safety of guests.

Downstairs has 1 bedroom(Den/Office room) with 2 Twin day bed.
Downstairs has one 8 people sitting dining table .
Backyard has fire pit with good seating and big trees around.
Also a pond in walk able distance for fishing or to enjoy the nature.

All spaces on the property are accessible except one owners closet in upstairs corridor.

Just don't go into any of the areas with utilities or the attic as you or your guests will be responsible for any damages or injuries. If you have any trash please put in the trash bin that is located in the side yard behind the house.

Please note that although you're welcome to be in the back yard, noise carries. During weekdays we ask that all events are brought inside by 10:00 pm and midnight on Weekends.

Since we have fireplace past our outdoor curfew but please refrain from playing music or speaking loudly.

If our neighbor calls the police or us about a noise issue then it will be a $200 charge. When guests follow the rules regarding the backyard hours we never have issues with noise complaints so please follow the hours provided to make your stay as enjoyable and stress-free as possible.

Other things to note
Total 6 Car parking around home : 2 Car attached covered parking garage is available. 2 more cars can be parked on driveway. 2 More cars can be parked in-front of the home. Please dont park on the other home driveways or blocking their driveways. itā€™s a $100 fine per offending vehicle.

You can have fun inside the house but make sure to be courteous of the neighbors when you are outside.

Three House Rules -
1. No Disruptive parties - Events with loud music, parking violations, excessive drinking, take place primarily at night, and 25+ people are not allowed.

2. Smoking is not permitted inside ($400 fine), no tampering with cameras/security devices, no DJs or large sound systems (Only regular speakers).

3. First 16 guests are included by the base rate which includes everyone visiting and spending the night. Keep all guests and noise inside after 10:00 PM

Cameras will be outside. Total 4 exterior cameraā€™s. One in front of the property, The second and third cameraā€™s monitor the side yard and 4th camera Monitor the backside of the property. There is ring door bell that monitors motion activity at front door.

Dallas vacation

Absolutely awesome. First time staying away from the hotels and it was perfect. The contact for the property was extremely kind and made sure we could reach him before our flight set for dallas. Not much more we could ask for and the home was really nice. Thank you for the enjoyable stay. Everyone loved it.

Good but could use some help.

it needs a deep clean... the kitchen could use a good scrub and it wasn't as well stocked with some items as we hoped. it was in a questionable location in our opinion. we drove home one night and saw kids doing drugs in a nearby park, there were stray dogs roaming around and the building next to our house was collapsed, all that was left of it was the roof. The house is gorgeous and very spacious though.

The hse itself was amazing. It was close to everything we wanted to do and there was ample space for my group of 14 for the wkend. My only down fall was that there were roaches in the home. The CLEANLINESS of the hm was ok And could hv been much better. I do know that there were previous tenants before us and the cleaning crew may not hv had enuf time to do a DEEP CLEANING, a few hrs before we arrived. There was not a broom or mop or no cleaning supplies in the home so we had to buy our own. Overall, my stay was amazing cause we made it work. My stay was still wonderful.

Spacious and roomy

Pros: 1. Location 2. Spacious living quarters 3. Cute decor 4. Price 5. Check in process and communication Cons: 1. On arrival the place was not thoroughly clean especially counter tops and flooring 2. The outdoor space in the backyard was not cleaned-we hired a hibachi chef to cook in the backyard and thankfully a few of us are local so we were able to bring a blower to clean the backyard. 3. The water pressure in the entire house is VERY low- we notified mgmt the day we got there and he was quick to respond. On the 2nd day- property handy man came out and confirmed low pressure and they sent in a plumber but it didnā€™t change anything. This may have been a larger issue for us since we had 12 women and washing our hair took forever and it altered all of our departure times to our events. Overall- I would recommend staying here- I would just have clearer communication of Expectations prior to arrival which I think mgmt would be open to since they have been pretty good about response time.

Great Property, neighborhood 'in transition'

The property itself is great. Everything is exactly as pictured. Everything worked (TVs, Appliances, A/C was nice and cold.) You are near some really neat neighborhoods (trinity Art Park, for instance) and downtown is truly 10 minutes away. Also, it was nice to have room to park 2 cars inside a garage (considering the neighborhood - see next paragraph). The major downside is the neighborhood. There were a lot of run-down houses, including the one right next door. There were couches and other discarded items on the adjacent sidewalks for the entire week we stayed there. Every night except one, we heard gunshots in the neighborhood. What we heard from locals is that there is one house that shoots them off at night for fun. I will say that we never felt unsafe in the area, but renter beware that mixed in with beautiful homes like this one are very old, very small homes that are not so attractive. The only criticism of the house itself (which is very minor) is lack of supplies. (no aluminum foil or Saran Wrap. No large Pot to boil pasta. No spare towels that we could find. No lighter to light the fire-pit with. We ran out of shampoo on day 2. There was no bars of soap.) But overall, it is a ** great value and a really awesome house** . As long as you are not squeamish about the neighborhood itself, this place is wonderful.

Beautiful Home

If you're looking for a great place to relax and enjoy stay here. Lot's of room to spread out or come together. Beautiful kitchen and private fenced in yard with fire pit. Quiet neighborhood and garage. It was perfect for our fun time together.

Would Avoid If You Value Your Family's Privacy!!

The location was convenient, albeit a bit shady. The house amenities were suitable for our needs. However, I would absolutely AVOID this property if you value your privacy! There are surveillance cameras in the interior of the property. HUGE invasion of privacy. In fact, there is a sign posted that states if you cover the cameras there will be a $1000 fine. This is explicitly against VRBO rules. We were uncomfortable all weekend. We didn't know what the owners were watching or when they were spying on us. Definitely would not stay here again.

Nice place - huge space with lots of room for a big group. My group enjoyed relaxing in the living room area and the wood-burning fire pit and seating area outside were a real highlight.

Someone else had code to house and came in around midnight.

On Friday night around midnight, someone else walked into the house and had a code to unlock the door. I informed the host about the situation and he did not agree to give us any money back even though another couple was able to walk into the house in the middle of the night. I will not be staying here again.

Great property very clean but Check-in needs improvement.

The property was very clean and plenty of space. I hosted my Mom's birthday dinner. There was plenty of rooms and the outside area is nice for additional sitting. However, the check-in process was not smooth, it was stated as 4:00pm, however, I never received any code or scan, until after I arrived at 4:30pm and could not get in and had to contact the Owner and/or Property manager. They quickly resolved the issue, but that was SO frustrating when you have private chefs waiting with perishable food, birthday cake, etc. Furthermore, despite the property being clean, it would be nice if Soap was in EVERY bathroom and extra Trash bags in the kitchen, there was literally ONE average size trash bag and NO extra stashed anywhere we could easily access. Overall, I give the property a 7/10, we had an amazing time. Hopefully, they improve the check-in process to ensure guest can check-in ON-Time!

The home was well kept and meet all our needs. Check-in and out were a breeze. The neighborhood was nice and quiet. Upon entrance the place was breathtaking and smelled amazing. A must, for a large group and gathering.

Nice house but wouldn't stay again

The house was very nice however was located in a rough neighborhood. It was quiet in the neighborhood. Upon entering the house smelled heavily of Marijuana. There was rotten food that was left in the fridge. On the main floor we noticed and had to kill two very large spiders. Overall the house was good for our team that stayed, however we would not stay there again.

Great property!

We rented this home because we had a large group of family coming in for our wedding, and needed a place that would accommodate larger gatherings. The property couldn't have been more perfect. Close to downtown and thoughtfully appointed, it had everything we needed. Highly recommend!

Anji and Josh host a wonderful property in Dallas! Me and my friends needed a place to celebrate that required a lot of room and their place went above and beyond! The place had more room than we needed and was extremely clean! The pictures and everything do it justice -- check in was a breeze and they communicated every step of the way. Staying at their property was a breeze and I will always keep this stay in mind!
