Refundable Damage Deposit: $500
**We understand you want peace of mind during your stay. Any refundable damage deposit you pay upfront at check in will be automatically returned to you within 7 days of your checkout, assuming no damages are reported to the property.

HOUSE RULES You agree to pay extra fees and leave the property immediately (no refunds) for breaking any rule below:
1. No smoking within 25ft of buildings, including tobacco, cannabis, and e-cigarettes. (Smoking allowed at firepit). $500 fine outdoors; $2000 plus remediation costs indoors. Immediate eviction.
2. Eat and drink only in dining areas.
3. Keep landscape rocks clean: no food, litter, or fluids.
4. Outdoor items: only hot tub towels, grill items, plastic plates/cups and corn hole game are allowed outside.
5. Handle belongings with care.
6. Report damages at check-out.
7. Shower before hot tub use. $100 cleaning fee for violation. (See “Hot Tub Instructions & Waiver of Liability below)
8. Check-in after 4 pm, check-out by 10 am.
9. No furniture rearranging.
10. Strict Quiet Hours: 10 pm to 7 am.
11. Burn only wood in fire pit.
12. Flush only toilet paper. This property is on septic, if anything other than toilet paper is flushed and results in backup or stoppage, you will incur a $500 fee for the resolution.
13. No pets. $500 per day fee for violation
14. No unregistered guests. $50 per day per unregistered guest
15. Pre-approval required for events.
16. No illegal substances.
17. Parking is only allowed in the driveway. No parking in the street or grass.
18. The garage is for game room use only. Absolutely no parking in the garage.
19. Please do not put any food waste, scraps or grease down kitchen sink drain. The property is on septic and there is no garbage disposal on site.
20. No tampering with security cameras or disconnecting WiFi.
21. Outdoor trash cans must remain at the address/fire marker sign.

Check-Out Tasks:
CHECK OUT INSTRUCTIONS
1. Kitchen Cleanup • Start the dishwasher before leaving (Wash all other dishes and grill items) • Empty and clean the coffee maker. • Leave the refrigerator clean and empty.
2. Bagged Trash • All trash must be bagged, tied and placed in the outdoor can located at the end of driveway at the address marker/fire marker. NO LOOSE ITEMS ALLOWED.
3. Towels • Place all used towels in the laundry room.
4. Bed Covers: Please fold back the covers on any beds that were used. This signals which beds need cleaning and helps our cleaning team. (Don’t remove sheets or remake beds upon departure)
5. Remotes on TV stands.
6. Tidy up.
7. Lock ALL doors/windows.

Additional Notes:
• Property not child/baby-proofed.
•Security cameras with views of exterior entrances • No liability for accidents/injury.
• Pre-approval required for events.
• Fixed check-in/check-out times, $150/hour penalty for lateness.
• EVENTS: With approval, families/groups are welcome to host Birthdays, Thanksgiving, Christmas and other Retreat events. If you have an event in mind, please ask before booking so we can approve whether we are able to accommodate. No large parties, gatherings or events are permitted unless previously approved. Only the guests on your reservation are permitted on the property. Violating this will be considered trespassing, which will result in a $500 fine for you, and you may be asked to vacate the premises. *Do not hang pictures or any decorations in the house. No glitter or confetti.

HOT TUB INSTRUCTIONS AND WAIVER OF LIABILITY:
By renting our property, you agree to the RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB USE below: IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB (hereinafter the “Activity”); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same; I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, “Releaser,” “I” or “me”, which terms shall also include: Releaser’s parents or guardian if Releaser is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY release and forever discharge the owners for this property, (hereinafter “Owners”) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity. I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity. I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise Owners. I am voluntarily participating in the Activity and I am participating entirely at my own risk. I am aware of the associated HOT TUB RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin/ear/bladder/lung or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death. I understand that these injuries or outcomes may arise from my own or others’ negligence, including that of Owners, or from the conditions at the Activity location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this activity. Some of the known risks, rules, and precautions are noted below, and I have read and understand these: • Must KEEP the hot tub CLEAN and CLEAR: (Any violations will result in the renter being charged a cleaning fee of $100.) o YOU MUST SHOWER BEFORE you get in to remove all particles, oils, cosmetics and hair and skin products. o No shoes, street clothes, pets or glass containers in or around the hot tub. o Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. o Do not urinate or spit into tub. o And absolutely no sexual activity while inside the hot tub. • Damage to any cover will result in a $400 charge. Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. • Cover should remain on the hot tub at all times when not in use. • Don’t get in tub if you have open sores or wounds, or cuts, or diarrhea. • Pregnant women and those with heart disease ARE NOT ALLOWED IN THIS HOT TUB. • Use extreme caution and your own judgment when allowing children in the hot tub—you are entirely responsible for what happens to your child. The American Association of Pediatrics (AAP) recommends that: o Children under the age of five not go into hot tubs. o Older children, over the age of five, should always be accompanied by an adult in a hot tub. o The temperature of the water should be no more than 98 degrees, and kids should spend no more than 5-15 minutes in the tub. o Children should not go underwater, because their hair could get caught in the suction drain. Going underwater in a hot tub may also increase their risk of getting an ear infection or other bacterial infection. • If you are taking medication of any kind, or being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are a frail elderly person, consult your physician prior to use of the hot tub. • It is advised to limit your soak in the hot tub to NO MORE THAN 15 MINUTES at a time. If you overheat and faint, you can drown. • Shower when you get out to rinse off the hot tub chemicals. • Keep your head, arms and upper chest out of the water to avoid overheating. Get out if you feel dizzy, overheated, nauseous, or unwell. • Stay hydrated before getting into the hot tub. • Check the temperature. Do not get in if over 104˚. • DO NOT DRINK ALCOHOL or USE DRUGS before or during hot tub use. Be careful when getting out to prevent slipping or falling. *Leave the door where the hot tub is located open while in use. When hot tub is not use the door is to remain closed. I FURTHER AGREE to INDEMNIFY, DEFEND, AND HOLD HARMLESS the releasees against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs. I FURTHER ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of the Releasees. ● In the event that I should require medical care or treatment, I agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. ● I am aware and understand that I should carry my own health insurance. I hereby acknowledge that I have carefully read this “waiver and release” and fully understand that it is a release of liability

The property was great for our guys golf trip. Open layout and outdoor amenities (tub, fire pit, tables) added to the experience. One of the bedrooms was advertised as having 2 twin beds, though they ended up being roller beds that were stored away. We put them in the living room, but just something to flag for next time.

This was a beautiful property inside and out. It looked brand new. The kitchen had everything we needed. The main bedroom and bath are very large. The other bedrooms and baths are a good size. The outdoor patio is large and we ate many meals out there. I believe the table could hold 8. Note to people who want to grill. Its a charcoal grill, so bring your charcoal and lighter fluid. The fire pit area is lovely and had maybe 10 chairs. The steps are very nice and secure down to the dock. It is 80 steps to get back up! The dock is nice and has a built in bench. 2 kayaks are included and we took them out several times.The location is a little bit outside of Crosslake. Close enough to be convenient but tucked away so its nice and quiet. Jennifer was great to deal with and answered my few questions quickly. I would highly reccomend this property.

Wonderful!!!!

When they say luxury it truly is. The kitchen has everything you need. We enjoyed the coffee bar with every kind of coffee and tea you could think of. The beds and pillows are wonderful. The house is beautiful and so very clean.The location is great for riding the trails.
