"We stayed in one of the rooms in the back, Petite Provence I. I was thankful to find accommodations that allowed a one night stay, since we were just passing through town. However, the room seemed very much like an add-on to increase revenue and was very expensive for what it was. We had to open the doors and windows because the room smelled musty upon arrival. Definitely did not feel like a four-star hotel. Towels were fluffy, but the vanity was very very small, despite the bathroom being...

"Amazing host"

"Such a unique space which was perfect for us cycling the Erie Canal trail. It was very close to the trail and our room was clean, comfortable and spacious. We appreciated having the availability of a continental breakfast as well. Staff was very communicative and let us know what to expect, directions for checking in, etc. We would definitely stay here again and would recommend it to others. Little Falls is a quaint little town."

"Paul and his staff couldn't have been more accommodating and helpful! Lovely old stately home converted to BnB, with delightful breakfast next day. The suites are large and very comfortable and just dripping with classic furnishings appropriate to a late 19th century stately home."

"This bed and breakfast is one of the cleanest, most charming and comfortable places my husband and I have ever stayed in! The host Mike is amazing! He called us the morning of to take our breakfast order and to walk is through the check-in process (which is very easy) and even gave us recommendations for dinner. Definitely try PK’s pub if you like a good home cooked meal. We would hands down recommend this to everyone and would love to stay here again!"

"While the rooms and furnishings are very nice, the bathrooms we not cleanly or updated. The night I stayed there, the power had gone off and there was no air conditioning and the no water. This could be a nice B&B but the outdoors need to be improved. For starters, they could remove the junk water heater from the front porch."

"We checked in on our own for just 10 minutes and left this place. Nobody present to welcome us. No wifi and or internet, all fridges were unplugged. Web everywhere. Trees overgrown on hot tub and pool and many more! "
