This basement suite is a walk-out basement, which offers advantages compared to traditional below-ground basements. With larger windows and better access to daylight, the living room has an amazing view of the backyard, mountains, and valley.
However, there is one disadvantage to consider: Noise Transfer. The ceiling is the floor of the upstairs unit’s common areas, including the living room, kitchen, and dining room, so footsteps and human voices may be audible at times. While we cannot control this, we want to make sure you're aware. If you’re a light sleeper who is sensitive to noise, this may not be the best fit for you.

❤ OTHER DETAILS TO NOTE ♦ Noise QUIET HOURS: 9 PM - 7 AM (strictly enforced) We cherish this peaceful neighbourhood and hold our lovely neighbours in high regard. We kindly request that quiet hours be observed. thanks for keeping the noise level to a minimum after 9 PM.
♦ Authorized Guests "EmeraldRidge" has a limit of 4 guests (adult and children combined) during any time of the stay. Only authorized guests are allowed on the premises/property. No unauthorized guests/visitors are allowed on the property at any time. Any violation will result in a fine of $800/unauthorized person/night.
♦ No Party Absolutely no parties allowed! Breaking this rule will result in a $3000 fine, immediate police intervention, and eviction.
♦ Pets Two well-trained pets are allowed with prior approval, with a $200 pet fee per stay. Pets must not be left unattended in the house. Please bring your pet's bedding and feeding bowls, ensure your pet is well-behaved, and clean up after them in the yard. Any damage caused by pets will incur additional charges. Pets without prior approval will result in a $600 penalty.
♦ No Smoking No smoking or vaping (including but not limited to cigars, marijuana, chew tobacco and e-cigarettes) is permitted anywhere on the premises, including outdoor areas. Violation will result in a $600 additional cleaning fee.
♦ Cancellation Our cancellation policy is firm in all circumstances. Guests are strongly encouraged to purchase trip insurance to protect their trips.
♦ Wildlife Wild animals, such as bears, may be present. Please do not leave food or garbage outside.
♦ Security Cameras "EmeraldRidge" has security cameras to protect the safety of the guests and the property. All cameras are located at the main entrances and are not able to see inside the house.
♦ Safety While we strive to provide a safe environment, please be aware that the backyard features a steep slope at the edge, which may pose a risk. Additionally, the interior is not specifically child-proofed. We believe our home to be child and family-friendly but the home is not child-proofed. Please do not leave children unattended. By booking this property, guests agree that using this property, house, and contents is strictly at the guests' own risk. Guests agrees to hold harmless the property owner and will not be held responsible or liable for any accident, injuries, or claims by the Guests.
