The Space:
Nestled in the heart of the Kent Downs, our spacious cottage offers stunning views, making it the perfect retreat for families, wedding parties, and nature enthusiasts. Located in the picturesque village of Petham, just 10 minutes from Canterbury, it’s an ideal base for scenic walks or day trips to nearby towns like Ashford and Folkestone.
The open-plan living area boasts two trifold windows opening out onto a large patio, perfect for summer BBQs or cosy evenings by the fire pit. The kitchen is fully equipped, complete with a dishwasher for ease, and the dining area features a beautiful wooden table for meals together. On cooler evenings, relax by the wood burner with the added comfort of heated floors. The snug living room and playroom also offer a sofa bed for two additional guests. For entertainment, enjoy the Smart TV, board games, and books.
The ground floor has four bedrooms, two bathrooms, and a half bath. Three bedrooms have king-size beds, while the fourth offers twin beds that can be made into a king. The master en-suite bedroom boasts large windows with views of ancient woodland.

Guests have exclusive access and privacy to the cottage. Please note that there is no on drive for this property - all cars park on the street outside and access is via a shared path into the front garden.

Close by, the villages of Chilham and Chartham are well connected to the national train network.

The nearest major international airport is London Gatwick Airport (LGW), about 106 km or 66 miles from the property. You can travel by train, bus, or car. The journey by car or train typically takes around 1.15 minutes, depending on traffic and the specific route taken.

- Parking is available free of charge on Town Road, directly outside the property.
- This property may not be suitable for those with limited mobility as it requires walking up to the house and is spread over two floors.
- You must be at least 25 years old to make a reservation.
- A Rental Agreement will need to be signed upon confirmation of your booking.
- You may be asked to present a valid ID at check-in or during your stay.
- A security deposit may be required. This will be refunded after check-out, provided all terms are met.
- Please ensure the number of guests does not exceed the amount listed in your reservation, unless agreed upon in advance.
- Smoking is strictly prohibited inside the property. Please dispose of cigarette butts responsibly outside. Failure to comply will result in a £300 penalty.
- No parties, events, or illegal activities are allowed. Please be mindful of noise, particularly after 9 pm, to respect the neighbours.
- We provide luxury liquid soaps, bath gels, shampoos, conditioners, and toilet paper in all bathrooms. Please note, these are not replenished during your stay.
- Additional cleaning services are available at an extra cost. Please inform us in advance if you wish to book this.
- For security purposes, outdoor CCTV cameras are in place.
- Guests are responsible for any damages or extra cleaning costs incurred during their stay.
- Please use LED candles only, as they are both effective and safe.
This is a pet-friendly property. A fee of £25 will be charged for the first night, with £5 for each subsequent night. You may bring up to two dogs (no larger than a Labrador), provided they are house-trained, do not go on the furniture or beds, are never left alone in the property, and any mess is cleared up by you. If these conditions are not met, an additional cleaning fee will be charged.
Interaction with Guests:
Access to the property is via self-check-in using a code to the lockbox to access the keys. The access code and instructions will be provided to you before your arrival.
