The spacious layout accommodates up to 16 guests, making it a peaceful getaway for large or multiple families. The ambiance is warm and inviting, ensuring a comfortable stay.

The living area is designed for relaxation, providing a peaceful space to unwind and enjoy the stunning lake views. 1st Floor, Entry Level:

-Entry to home & access to garage.

2nd Floor, Downstairs:

-Bedroom w/ 1 twin over twin Bunk bed & 2 twin singles. (Sleeps 4)

-Jack N Jill Bathroom

-Laundry room (detergent, fabric softener, or dryer sheets are not supplied.)

-Bedroom w/ Queen Bed & smart TV. (Sleeps 2)

-Bedroom w/ Queen Bed. (Sleeps 2)

-Guest Bathroom

-Master Bedroom w/ King bed, private balcony, smart TV, wood burning fireplace (Wood is not supplied). As well as en suite bathroom w/ dual shower, jetted tub, double sink, and fire TV. (Sleeps 2)

3rd Floor, Bottom Level:

-Kitchen w/ basics needed to cook, pantry, trash compactor, 2 ovens, and 2 refrigerators!

Adjacent to the kitchen is the breakfast nook, desk/workspace & Fire TV

-Dining area w/ wood burning fireplace. (Wood is not supplied)

-Living room w/ smart TV, foosball table, & gas stove w/ fake logs.

-Entertainment room w/ surround sound, Smart TV and Queen pullout couch. (Sleeps 2)

-Guest Bathroom

-Bedroom w/ King bed (Sleeps 2)

-Bedroom w/ King Bed (Sleeps 2)

-Access to outside area.

-Outside: Propane BBQ, Hot Tub, Propane Fire pit, seating, hammock, swing, lake/dock access, & amazing lake views!

Guests' Rules
Welcome to the rules for Water's Edge. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.

Maximum Occupancy: 16 guests (14 adults max). The maximum occupancy for guests can not be exceeded at any given time.

Parking: Space for 6 vehicles, including garage access. Exceeding the limit may result in fines of up to $1,000.

Pets: Pets Allowed (Max: 2 pets).
Pets require pre-approval: Post-approval, a $125 fee per pet applies (charged post-booking).
Unapproved Pets: incur a minimum of a $1,000 fine.

Pet Guidelines:
Kennel pets when unattended.
Keep off furniture/beds.
Clean up after them.
Charges apply for pet damages.

Coyote Warning: Coyotes are extremely prevalent in Big Bear, even in the most densely populated areas. If you see one, you can bet they re part of an unseen pack. These animals are bold and territorial. They pose a significant threat to pets. For their safety, never leave your pets unattended, even in fenced areas, especially after dark. Coyotes are known for their ability to overcome barriers, including high fences. And they re even known for attacking pets that are on a leash. We cannot overstate the need for heightened vigilance concerning your pets safety.

Check-In: Remote check in after identity verification. You'll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. To confirm and maintain your reservation, our Rental Agreement must be completed within 24 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation without refund if the cancellation window has passed.
Please note:
Our standard cancellation policy applies from the moment the reservation is confirmed, not from when the rental agreement is completed. By booking, you agree to complete all required documentation within the given timeframe and to be bound by the cancellation terms.
Noise: Quiet hours from 10 pm to 7 am. You are not allowed to be outside, in a hot tub, play music or create any noise from inside of the residence that could be heard outside of the home. If these rules are violated, Code Enforcement could impose fines of up to $1,000 or eviction. (We have no control over Code Enforcement's decisions.)
Air Conditioning: None. Enjoy natural mountain breezes through open windows.
Ants: Sometimes our ants can be a bit over-friendly. To keep these small visitors at bay, we suggest promptly cleaning up right after each meal and don't leave food out. (We do use ant bait & ant traps… and the ants tend to look at those as snacks.)
Trash: You are mandated by ordinance to dispose of your trash at the designated trash site. If you require assistance, we can arrange a pick-up service for a nominal fee.
Video Surveillance & Noise Monitors: We employ external video surveillance and noise monitors at most of our properties. Pointing at the driveway and front door only. (We do not have video or audio monitoring inside of the residences.)
No Smoking/Vaping: We have a very strict No Smoking and/ or No Vaping policy on the grounds of all of our properties.
If any guest smokes or vapes on the premises during their stay, a minimum cleaning fee of $750 will be charged automatically to the Credit Card on file to cover the cost of carpets cleaning, dry cleaning of all bedspreads, curtains, etc. And the security deposit will be forfeited.
Age: Minimum booking age is 24.
Parties: No parties allowed; parties will result in immediate eviction and forfeiture of the security deposit. Additional cleaning fees may apply.
Communication: For questions or concerns, we're available via phone or email.
Note: Code Enforcement enforces all of the ordinances in Big Bear Lake. We have no control over the decisions they make, up to and including fines and evictions.

Note: Any eviction, you will not be entitled to a refund.

Note: Based upon availability and to provide flexibility for our guests, we offer early check-in and late check-out options. There is a fee associated with this service. If you'd like to check in before the usual time, please inquire with front desk, as well for late check-out.

Wonderful property. Huge house, nice accommodations, warm family feel. Backyard and lake access are amazing. Loved the hot tub with string lights. The dogs had a blast. Would love to come back

Cant cook bacon the kitchen vent is not done right makes entire kitchen fill up with smoke...Old smelly carpet from the 80s all threw the house ... bed covers all where very old very used very stained ... furniture very dirty .. did not even stay the two nights only stayed one night left the next day by 7pm... not worth it !! Just very used and old ...

We were celebrating my sons 33rd birthday. We had an amazing time. Everything was clean. The kitchen had everything I needed and more there were 2 refrigerators which was great because we were a large group. I needed a lot of food StorageThe view are amazing the location it’s great My family is very grateful. We all had a great time and we would 100% go back.
