Just off the main living space, you will find a beautifully updated full bathroom on the main

The primary suite is a true sanctuary, complete with its own fireplace and a private

Hosting a larger group? We`ve got you covered. The game room downstairs features a comfortable queen-size pullout sofa, turning the space into an extra sleeping area that’s every
bit as inviting as it is fun.

Head downstairs to discover a one-of-a-kind game room unlike anything else in Big Bear. Challenge your crew to a pinball duel. (yes, limited-edition Jaws and Dungeons & Dragons pinball is here—and it saves your progress), belt out your favorite karaoke tracks, or dive into nostalgic fun with Big Buck Hunter, Mario Kart, Guitar Hero, foosball, and a stack of classic board games. This is your ultimate hangout zone—rain, snow, or shine.

Amenities for Babies and/or Young children:
Highchair, baby gate, crib/playpen, and some children`s toys are located in the master bedroom closet.

Entertainment available at the property:
In the winter, sledding in the backyard, or you can walk to the national forest. We provide several sleds that are located on the deck for the guests to use. Year-round: Brand-new 77` Samsung TV, limited-edition Jaws and Dungeons & Dragons pinball (D&D allows you to save your progress with game app), karaoke machine, Big Buck Hunter, Wii game system with multiple games (including Wii Sports, Mario Kart, and Guitar Hero), foosball, and a stack of classic board games.
Please remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out.

(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.

(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.

(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation.

(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave.

(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.

(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open.

(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.


(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund.

(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.

(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines.

(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home.

(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.

(13) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control.

Quiet, private house with lots of games

We stayed here in July. The house felt very private and was in a quiet neighborhood - we didn’t hear anyone the entire time. The view from the porch was beautiful, looking toward the sunset. It gets lots of light and a nice breeze through the screen doors. Everything was clean, modern, and high quality. We saw lots of birds that came to the feeder. There was easy access to the nearby hiking trail. Communication with the rental company was easy and they responded to our questions immediately. We enjoyed playing all the games in the game room. This is a great spot for kids (but lots of steep stairs). This place could use darker curtains in the bedrooms instead of the sheer curtains because it gets very bright at about 5:30am. And the room that the pool table is in is too small to play without the sticks bumping up against the walls. Other than that we really enjoyed the house and had a great stay.
