Home Near Old Town and Saw Mill!

Enjoy your stay in this artistic home in an amazing location. This home is the perfect spot for a getaway conveniently located within walking distance to the heart of Albuquerque, Old Town, and about a mile walk to downtown and the Convention Center. The home is situated across the street from Teguex Park, and is adjacent to Explora, the Children’s Museum, The Natural History Museum, and the Albuquerque Museum. The Sawmill Marketplace is only a five minute walk, not to mention dozens of amazing restaurants in the area.

We offer three bedrooms and two bathrooms. The primary suite features a king size bed, a private bath, and its own private courtyard with an umbrella, outdoor dining area, and a chiminea. The middle bedroom features a plush queen size bed, and the third bedroom has a trundle bed. The trundle can either be used as two twin beds or the bottom twin can be lifted up to make a second king size bed.

An open living room filled with cultural artwork and a bar-to-dining area creates the perfect space for conversation. The home is filled with everything you may need for a relaxing vacation. You will find a well equipped kitchen with a De’longi coffee/espresso maker for those early mornings.

The living room features the gas fireplace with a fan that creates a toasty warm environment. It is easily operated with a remote control. The home has also been updated with refrigerated air and heating to keep our guests at the perfect temperature all year long. The largest courtyard is accessible from the living room and features a fire pit with comfy chairs, a new barbecue and an outdoor dining space with an umbrella. The storm door leading out to this courtyard has a doggie door for small dogs. The third courtyard is located off the opposite side of the living room and features a large bench with pillows for someone desiring a quiet space, or maybe an outdoor space to smoke.

Check-in time is at or after 4:00 PM and check-out is at or before 11:00 AM. Any early check-in or late check-out is available for a fee. All properties are non-smoking. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Due to security reasons, software and/or files may not be downloaded by guests on any in-home computer connected to Management wifi.

Check-In/Check-Out Information:
- We guarantee check-in by 4:00 pm with a personalized check-in procedure. Check-in information will be emailed to you directly and through the booking platform. If you booked with us on Airbnb all
correspondence will be sent via the Airbnb app.
- For an additional fee, we can expedite our housekeeping team and arrange for an earlier check-in that will guarantee the readiness of the unit by 2:00 pm. If you would like to drop off your luggage before check in that can also be arranged. Please contact our Guest Service Coordinators to get more information on availability.
- Check-out time is 11:00 am. Please adhere to our check out time as our housekeepers have a very busy schedule and will need to get started right away to ensure the home is in perfect condition for our next guest as it was for you.
- For an additional fee of $100 per hour, we can arrange for a later check-out time of 12:00 or 1:00 pm. Please contact our guest services team to check on availability. If a later check-out is needed please contact us at least 24 hours prior to departure.
- Property Management will do a walk-through of the unit after your departure to ensure that there has been no damage to the unit, or any property left behind. If you would prefer to be present during the walk-through, please let our office know at least 24 hours prior to departure. If you depart without being present during our walk-through, we will inform you of the damage and work with you to have the appropriate amount deducted from your security deposit, and/or charged to your credit card on file, whichever is appropriate.

Contact and Billing Information:
As is standard practice in any accommodation, we require a valid credit card matching the reservation holder's name, address, phone number, email, and license plate information for any vehicles kept on the property, and copies of driver's licenses for all guest's ages 18 or above to be on file before access is granted to any unit. This information is required both for your safety, the safety of our staff and in the unlikely event of an emergency.

Smoking:
Smoking of any kind is prohibited in all indoor areas within the property, no exceptions. If a smoking violation occurs in a unit, the guest will be charged an additional $250 cleaning fee.

Pet Policy:
Dogs and/or cats are allowed at our pet-friendly properties. All pets joining a guest on their stay need to be approved by management prior to bookings. This assists the staff in planning to provide furniture covers for couches prior to the Guest stay, as well as ensuring all animals on property meet standard requirements.

Pet Requirements:
- Dogs must be house broken and non barking.
- Cats must be spayed or neutered, house trained and you must supply your own scratching post.
- All pets must be up to date on vaccinations and management reserves the right to request proof of
inoculation and/or vaccinations prior to confirming the reservation.

If your pet meets the requirements above and has been approved by Property Management, a $75 per pet non-refundable fee, and a $100 per pet refundable deposit will be added to your reservation. We also ask that you refrain from allowing your dog onto any of the beds or furniture. Certified service animals are exempt from the non-refundable pet fee and deposit. Please review the items listed below that will result in a reduction of return of the pet deposit.Ā

- Any amount of pet hair on soft surfaces (couch, chairs)Ā 
- Urine stains inside or outsideĀ 
- Failure to clean up animal feces

If a guest is eligible for a pet deposit refund, that will be processed within 7-10 business days.Ā 

Transfers:
Requests for transfers from one property to another property will be accommodated where possible. If the property transferred to carries a lower rental amount, the rental amount for the current property shall still apply, unless the Property transferring from can be re-rented for the same time period at the same rate. A $50 administrative fee shall apply to all guest requested transfers, including transfers within the same building or unit.

Cancellation Policy for Guests Who Completed Direct Booking: For guests who have booked directly with The M Resorts (not through a third party site) who wish to cancel a reservation that has already begun, no refund will be given unless we are able to rebook any or all nights of the reservation for the nightly rate that was rebooked for. Only nights rebooked will be eligible for a refund, any nights that remain unbooked will not be refunded. If the guest chooses to cancel their reservation 60 days prior to the start of their reservation, the guest is eligible for a full refund of the reservation.Ā  If the guest chooses to cancel their reservation 30 days prior to the start of their reservation, the guest is eligible for a refund of half of their reservation amount.

Cancellation Policy for Guests Who Booked Through A Third Party Site: Third party site cancellation policies will supersede internal cancellation policies if they differ. In the event the third party site allows for Owner determination of cancellation policies, the ā€œDirect Bookingā€ cancellation policy identified above shall apply.Ā 

Damage Deposit:
Guests will be required to put a minimum of $500 down for a damage deposit if the stay is 29 nights or more. If the length of the stay is over 60 nights the deposit shall equal one month’s rent if paid in full at the time of the reservation. If the guest elects to split deposit payments over a 4 month period, the deposit amount shall equal 125% of the monthly rent. Deposit amounts are determined on a property basis, as well as other determining factors such as number of guests, pets, and length of stay. Guests will receive an itemized list within 7 days of the conclusion of their stay indicating any items deducted from the security deposit prior to deposit refund.

Wonderful find in ABQ!!! Nice, spacious property with plenty of room. Nice patios to sit outside. Close walk to shops & restaurants in Old Town area. Easy to take a Lyft to surrounding areas / Sandia Mountains, Rio Grande Nature Center, other attractions, and the airport. Area felt safe & walkable. I highly recommend!!!

Clean and comfortable house for our family. Didn't get a chabce tonuse outside spaces due to cold weather but they were nice looking. Nice to have off-street parking. Access to house was a little odd (have to go in through garage), and alarm system was not working.

Perfect location! Delightful house!

We really enjoyed this house and would stay again if we come back to Albuquerque. The house was clean, bright, and comfortable. It had everything we needed. The location is great! We walked to restaurants (The Original Cocina Azul was our favorite), shops in Old Town, museums, and had short drives to parks, historic sites, and the ABQ Bio Park for the Christmas lights display. The property management was great at communicating and helped us with the Roku TV. They also let us know when a maintenance worker had to come to the house briefly.

Comfortable and a great location

If you want to be close to Old Town, Tiguex Park, Sawmill Market and the museums, you will love this place. It's a short walk to all. The kitchen is very well stocked. It's nicely decorated, and the trundle bed made the third bedroom perfect for the kids. It is very quiet, especially considering its proximity to so many things. We did ask for some extra blankets, as there was only one blanket on each bed, and those were dropped off fairly quickly. We would consider staying here again.
