The good stuff:

Minnamurra Island View has breathtaking views and is in an ideal location for families wanting a relaxing short break getaway or extended holiday. The rear garden leads onto the reserve, and the living areas, deck and garden all have stunning views of the river, Stack Island and Minnamurra Headland. This provides an idyllic setting for your coastal escape.

The tough stuff:

The property is available for short term rental only and no other commercial activity is allowed on the premises. It is located in a residential strata block where owners reside and The Short Term Rental Accommodation Code of Conduct applies, particularly with regards to noise and number of guests. It is advertised for up to 9 guests only. No additional guests or visitors are allowed at the property at any time for any reason. It is not to be used as a base or conduit for weddings or similar functions anywhere on the Minnamurra Headland or the James Oates Reserve, particularly immediately outside the property fence. If it is reported that anyone booking this property is using it as a conduit for furniture, guests, contractors or suppliers for any such event, the booking contract will be cancelled on the day, and the guests will be required to vacate the property immediately. There will be a penalty of 1000 AUD for this booking breach. The villa is one of 8 in a residential complex, and it is important that noise be limited after 10:00 PM and before 8:00 AM. If a noise warning is issued and not heeded or if the neighbours feel they need to call the police, there is a 500 AUD fine for breach of notice and guests will be required to vacate the property immediately.

This property has a 500 AUD fine for reported noise audible from outside the premises after 10pm and before 8am.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

This was such a joy for the whole family. The children didn’t even register that there was a tv they were so busy outside. The garden and the reserve outside the fence made it a sporting paradise. Will book again without a doubt

I miss it soooo much! The kitchen was really good for having people cook at the same time and the sight seeing was amazing, lovely hill walk just outside.

We had a lovely stay at Minnamurra. The position was just wonderful with the lake and Mystery Beach our side your back door not roads to cross and a lovely Cafe up the street the local IGA is about 3 minutes drive away. The Kiama coastal walk starts at your back door also. The villa was clean and very comfortable for the 4 of us. A few spiders webs around and the villa is a little worn .These were the only concerns. The beds were comfortable and would definitely come back again. Thanks for the lovely stay.

The aspect and location of the property is perfect for a quiet get away, but is close to many attractions, so you can choose either the peace and quite or many outdoor activities. Property was clean and kitchen appliances were both well stocked and good quality. The only improvement would be the sealing of the door frames when using the mesh doors as there are gaps which allow a few mozzies in. Would throughly recommend and would return

Thank you for having our family, it was a perfect break leading up to Christmas. We have stayed at your Villa several times and love the location, the river, Minnamurra and Kiama towns. The villa works well for a family group, the deck is spacious and perfect for relaxing. Perhaps you could supply some unbreakable plates and cups for the younger family members. Thank you !

Each year my girlfriends leave SYDNEY to enjoy a weekend of relaxation. Minnamurra was perfect. The view & location were excellent. The kitchen is well equipped. The rooms were spacious The deck was perfect to sit and just watch the world go by. Thank you 😊

This property was misrepresented on VRBO. Clearly someone had staged it for the photos but it did not look good in person, at all. If a place is staged on VRBO, there should be a disclaimer saying so. Other than the place being very "tired" and unappealing, the kitchen tile floor was cracked and when you stepped on the floor, water came up through the cracks! We had to leave early due to the leak and I assume it was repaired. This little "cabin" needs TLC. An area rug or two, a rug in the bathroom, soap in the bathroom, decent artwork, decor, and better beds. The "master" bedroom has an old 4" mattress sitting on 2 X 4's on a standard bed frame. Not good. I hate to be all negative - the view was phenomenal and it had nice little grassy fenced yard. Great for containing small children and dogs.

House ok, bit tired, cleaned someone's barbecue grease from fat trap so I would not be charged,dishwasher now working after cleaning clogged filters. No pets allowed?? Dog hairs everywhere?apart fromt these small niggles we really enjoyed our stay, thankyou.
