The space:
- Lower unit studio with a divider between the king bed sleeping area and the living room with a sofa bed
- Main sleeping area features a comfortable king bed with fireplace and a large Smart TV
- Living Area, a comfortable seating with sofa bed and Smart TV
- Sofa converts to a bed for a third guest.
- Dedicated workspace desk, chair, monitor, mouse, and keyboard with 1,012 Mbps Wi-Fi — fast enough for video calls, large uploads, and multiple devices running simultaneously.

Kitchen is fully equipped with a dual induction burner, small convection oven, microwave, refrigerator, kettle, cookware, and a coffee station. Everything needed for a full stay without eating out.

Bathroom: Private bathroom with shower, towels, and toiletries provided.

Laundry: In-suite washer and dryer for your exclusive use.

We like to give guests their space but are always just a message, text, or call away. Communication through the app is generally preferred for fastest response time.

This is a basement studio. The sleeping area is divided from the living room with a divider.

There is a camera installed at the front of the house that monitors the exterior parking and entrance area.

Guests do not have direct access to a thermostat to adjust the heating or cooling. Guests can increase the heat with the fireplace. If you need the temperature adjusted further, please let us know.

Smoking of any kind is strictly prohibited in the garage and indoors.

No parties or gatherings of any kind.
• Quiet hours 10pm–7am. Noise complaints are taken seriously — be considerate of neighbours.
• No smoking of any kind indoors and inside the garage. A fine of up to $500 will be charged if smoke is detected to cover professional remediation.
