Inside, you`ll find thoughtful details throughout, from plush throw blankets to elevated touches like dual rainfall showerheads in the luxurious bathroom and smart TVs in both livingrooms. The fully stocked kitchen includes stainless steel appliances and everything you need for home-cooked meals or movie-night popcorn.

Note 1:🌲Part of the charm of staying here is being immersed in nature — and sometimes that means a visit from local wildlife, curious pets next door, or the occasional pesky critter. We schedule regular pest control and kindly ask guests to help out by not leaving food outside. That said, nature can be persistent! If you notice any pest-related concerns during your stay, please reach out so we can follow up with our pest control provider right after your visit.

Note 2: Out of an abundance of caution, we have marked our listing as Adults Only to try to protect the little ones (12 and under). The Hammock House is not at all child proofed or made for children in mind (our other properties, though, are very kid friendly), as it includes a lot of heights, sharp corners, etc. I just wouldn`t want to see them get hurt. With that said, however, I do believe that parents know their children the best, so if you would still like to book, you are accepting any and all liability for the children

Note 3: While The Hammock House doesn’t have a firepit or a grill (it’s our only property without one), it’s because we’re just a foot or two from the breathtaking Daniel Boone National Forest. 🌲🔥 To stay extra cautious—especially with frequent fire bans—we decided not to include a firepit or grill to prevent any risk of a stray spark.
By booking your stay, you acknowledge that you assume full responsibility for your safety and well-being, and agree to waive any claims of liability against us during your visit.

Hammock Rules: No jumping, no sharp objects, no shoes, no eating or drinking, no smoking

HOUSE RULES
You agree to pay extra fees and leave the property immediately (no refunds) for breaking any rule below:

1. No smoking within 25ft of buildings, including tobacco, cannabis, and e-cigarettes. (Smoking allowed at firepit only). $500 fine outdoors; $2000 plus remediation costs indoors. Immediate eviction.
2. Eat and drink only in dining areas.
3. Keep landscape rocks clean: no food, litter, or fluids.
4. Outdoor items: only hot tub towels allowed outside.
5. Handle our belongings with care.
6. Report damages at check-out.
7. Shower before hot tub use. $100 cleaning fee for violation.

8. Check-in after 4 pm, check-out by 10 am.
9. No furniture rearranging.
10. Strict Quiet Hours: 10 pm to 8 am.
11. Flush only toilet paper.
12. No pets.
13. No unregistered guests.
14. Pre-approval required for events.
15. No illegal substances.

CHECK OUT INSTRUCTIONS
1. Kitchen Cleanup
• Start the dishwasher before leaving (Wash all other dishes and grill items)
• Empty and clean the coffee maker.
• Leave the refrigerator clean and empty.

2. Bagged Trash
• All trash must be bagged and placed in the outdoor can.
NO LOOSE ITEMS ALLOWED.
• (Trash is collected on Mondays. A neighbor will move the can to the curb on Sundays and return it on Mondays.)
• If the can is at the corner, place bags in driveway or in the can.

3. Towels
• Start 1 load of white towels in the washing machine.
• All other used towels & throw blankets on shower floors.

4. Bed Covers: Please fold back the covers on any beds that were used. This signals which beds need cleaning and helps our cleaning team. (Don’t remove sheets)

5. Remotes on TV stands.

6. Tidy up.

7. Lock all doors/windows.

Additional Notes:
• Property not child/baby-proofed.
• Security cameras in common areas.
• No liability for accidents/injury.
• Pre-approval required for events.
• Fixed check-in/check-out times, $300/hour penalty for lateness.
• EVENTS: With approval, families/groups are welcome to host Birthdays, Thanksgiving, Christmas and other Retreat events. If you have an event in mind, please ask before booking so we can approve whether we are able to accommodate. We will also do our best to make your event special. No large parties, gatherings or events are permitted unless previously approved. Only the guests on your reservation are permitted on the property. Violating this will be considered trespassing, which will result in a $500 fine for you, and you may be asked to vacate the premises. *Do not hang pictures or any decorations in the house. No glitter or confetti.


HOT TUB INSTRUCTIONS AND WAIVER OF LIABILITY:

By renting our property, you agree to the RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB USE below:

IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB (hereinafter the “Activity”); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same;

I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, “Releaser,” “I” or “me”, which terms shall also include: Releaser’s parents or guardian if Releaser is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and

I HEREBY release and forever discharge the owners for this property, (hereinafter “Owners”) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity.

I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity.

I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise Owners.

I am voluntarily participating in the Activity and I am participating entirely at my own risk. I am aware of the associated HOT TUB RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin/ear/bladder/lung or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death.

I understand that these injuries or outcomes may arise from my own or others’ negligence, including that of Owners, or from the conditions at the Activity location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this activity. Some of the known risks, rules, and precautions are noted below, and I have read and understand these:
• Must KEEP the hot tub CLEAN and CLEAR:
(Any violations will result in the renter being charged a cleaning fee of $100.)
o YOU MUST SHOWER BEFORE you get in to remove all particles, oils, cosmetics and hair and skin products.
o No shoes, street clothes, pets or glass containers in or around the hot tub.
o Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub.
o Do not urinate or spit into tub.
o And absolutely no sexual activity while inside the hot tub.
• Damage to any cover will result in a $400 charge. Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
• Cover should remain on the hot tub at all times when not in use.
• Don’t get in tub if you have open sores or wounds, or cuts, or diarrhea.
• Pregnant women and those with heart disease ARE NOT ALLOWED IN THIS HOT TUB.
• Use extreme caution and your own judgment when allowing children in the hot tub—you are entirely responsible for what happens to your child.
