★ Our home is located off of a private gravel road - guests will receive details directions once they have booked.



When you first arrive at River Ranch, you'll enter into our kitchen and dining area. Directly ahead, you'll see our kitchen, which is fully stocked with everything you need to prepare a delicious meal, baked goods or cup of coffee. You'll immediately notice our gorgeous natural wood cabinets and porcelain farmhouse sink. In this same area, you'll have access to our six-top dining table, which sits in a bank of windows overlooking the river.



To the left of the kitchen, step into our ultra-cozy living room with metal vaulted ceilings and rustic wood walls. Here, you'll find a large leather sectional, two lounge chairs, a 55-inch Roku Smart TV and a wood-burning stove. Behind the couch, you'll also see a high-top seating area with cow print chairs.



When it is time to turn in for the night, choose one of our 3 bedrooms:

(1) The Primary bedroom features a King-size bed, Queen-size pullout bed, dresser, closet and en suite bathroom. From the bathroom, you'll also be able to access the screened-in porch.

(2) Our second bedroom has a Queen-size bed, closet, desk area and nearby bathroom.

(3) Our third bedroom has 2 Twin beds, a closet and a nearby bathroom.



Outside, enjoy the home's best amenity - our outdoor living spaces. Our screened porch has a large sectional and a lounge chair. On the front porch, you'll find two rocking chairs overlooking the river. A great place to look out for the known wildlife on the property like deer, turkey, bald eagles, woodpeckers, and many other native animal species. Looking to treat your crew to an outdoor BBQ? Grab out grill from the garage!



If you're looking to explore the area, there are several parks to check out! All within 30 miles of our home is Flint Creek Water Park, Fiddlers Bend Outdoor Adventure Park, Natural Falls State Park, WOKA Whitewater Park, and the Siloam Springs Kayak Park. The Siloam Springs Kayak Park is designed for kayakers to enjoy the rapids best between 200 cfs and 600 cfs. At the park you'll have access to two engineered rapids class I to II, a family swimming area, a climbing bolder, a picnic area and an accessible riverbank.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



Other Things to Note:

★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the river. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
