The guest was informed before their stay of the pool lights and splash pad surface repairs that were being done during their stay. They are now finished. Bringing your own ROKU device is not needed. The installed chrome cast device works just fine and one just needs to follow the instructions and use your own phone and streaming accounts. DVD player worked well four us right after their stay. VRBO does not charge the damage deposit up front. Renters are only charged for damages caused during their stay.

We are so sorry you had the rash from using the hot tub. The offer to have the pool tech check the issue was made as soon as you made us aware of the problem and you declined it at that time. The tech that showed up 2 days later was for the regular weekly pool cleaning. The guests before and after you did not have any issues with rashes so most likely it was a temporary spike in the chemicals or something you are just sensitive to. We are also constantly encouraging the cleaners to improve their dusting and will do so again. Our home borders BLM land and so is prone to dust storms. We the owners deep clean and dust on a rotating schedule different rooms about 4-6 times a year.

We do our very best at making the house rules known to our guests i.e. no smoking and # of guests allowed etc. We strongly encourage everyone to read all of the information in the VRBO listing that clearly defines those rules before doing a instant booking. The listing includes all the rules that the rental agreement does. Instant bookings require guests to agree to the rental agreement which they receive at the time of the instant booking. Our cleaner does a good job of cleaning but is not perfect and with same day check in and check outs (which occurred in this instance) there may be some minor issues. Visiting St George in the summer will undoubtedly be super hot. Temperatures this summer have routinely exceeded 110 degrees! When it is that hot it does not matter what the thermostat is set at but will just need to run continually in order to keep the home as cool as possible.

Our response to your suggestions. 1) Since most rentals are for a 3-4 night stay, one towel per guest has been sufficient. The washer and dryer in the home can allow for washing towels as needed. With the constant need to replace stolen towels and the fact that no other guests have complained about not having sufficient bathing towels we will continue with out current policy. 2) We have had the garage door openers not returned on several occasions and then when attempting to charge for them we were threatened with a poor review. Unfortunately this is a common tactic when guests have additional fees due after their stay and in our opinion vrbo should not allow it. We are currently considering providing garage door openers again. 3) The overhead lights above the dining table are working fine.

We are very surprised by this review. None of these issues were brought up until we asked for our normal payment for the unapproved additional guests. We even spoke with Josh the afternoon of his check in and his exact words at that time were "Your home is beautiful" All of our recent guests had no complaints about the cleanliness of our home. We still plan to bring all these issues up with out property manager and make sure if they are indeed true to get them resolved. As stated on our vrbo listing, rental agreement, and check in letter we do begin heating the pool the morning of check in. Depending on the time of year will determine when the pool reaches the 85 degrees it is set for. Our pool app states the pool reached 80 degrees the morning after check in and 85 degrees that afternoon. We do offer to begin heating the pool earlier so it is ready the day of check in for a nominal fee. Josh declined that option. Check in letter and rental agreement both state there is a limited number of pool towels at the home and encouraged to bring your own. We do try to replace our pool towels routinely but unfortunately the newest ones almost always seem to come up missing. We recommend all guests to read the rental agreement and check in letter to hopefully avoid these kind of misunderstandings

Sorry about the dust. Due to the new road behind our home and the extra cleaning needed for covid our cleaners' are not able to spend as much time at dusting as the normally do. We will pass this information on to them and let us know if you rent again, we will have them do extra dusting for your children's allergies.

There was 12 pool/beach towels but unfortunately many have come up "missing". We do mention in our listing that we encourage guests to bring extra's because we never know when they will become "missing" and we are in the process of purchasing more.

We feel bad that this occurred during Heidi's stay. Due to covid our home and private pool is extremely popular with many back to back bookings. Therefore the increase of pool use with sunscreen and raise in temperatures created the cloudiness. We informed Heidi as soon as we were made aware of the problem which was 2 days before her check in and immediately scheduled an extensive cleaning of the pool, filters and all equipment. We have a very reliable pool maintenance team and received emails from them that they arrived the morning of Heidi's check in and every day thereafter until the cloudiness was resolved which was on the 2nd day of her stay. The pool temperatures are actually not controlled by the maintenance team but by us the owners. Our pool control app history shows the pool temperature was well over 85 degrees during the entire stay and the pool and spa heater were used. The spa and pool use the same heater and Heidi used the spa without any issues. The guests before and after have not reported any low pool temperatures but we will continue to monitor. Again we feel terrible this occurred during the first day of the stay and to the best of our ability manage the home remotely.
