GUEST AGREEMENT
Prior to confirming the reservation, the primary booker acknowledges and agrees to the following:
• The primary booker is 25 years of age or older, has a valid government-issued ID, and will be present for the entire duration of the stay.
• The primary booker assumes full responsibility for all guests and for compliance with these house rules & disclaimers
• Any violation of our house rules & disclaimers will result in additional charges, damage claims, and/or immediate termination of the stay without refund.
• Release of Liability: This home is privately owned. Owner/hosts not responsible for any accidents, injuries or illness that occur while on the premises or responsible for the loss of personal belongings or valuables. It is also agreed that all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.


HOUSE RULES & DISCLAIMERS
Quiet Hours 10pm- 7am. (DC Noise Ordinance)
Our home is in a quiet, respectful neighborhood — please help us keep it that way and be respectful of our neighbors.
• The property is equipped with a Minut Noise Monitoring System.This system monitors decibel levels only and does not record audio or video, ensuring full guest privacy.
• No parties, events, or gatherings are not permitted at any time. Any evidence of a party or event will result in immediate cancellation without refund.
A $1,500 fine, and dispatch of our local security team will be sent to escort guests from the premises.



ELECTRONICS & CLIMATE CONTROL
• Please do not unplug TVs, lamps, or the coffee machine. All devices are intentionally placed and pre-set for optimal use.
• Thermostat temperature should remain between 68°F and 78°F. Please do not set the thermostat below 67°F, as this may cause damage to the HVAC system.
• When leaving the home, kindly unplug personal electronics such as hair dryers, curling irons, and similar devices.

GENERAL HOUSE RULES
• Children must be supervised by an adult at all times, both indoors and outdoors, with particular care around fire pit and hot tub
• Missing or damaged items will be charged to the primary booker. This includes, but is not limited to: playpens, board games, and other provided amenities.
• Only registered guests listed on the reservation are permitted on the property.
• Unauthorized or overnight guests will result in immediate cancellation without refund.
• Smoking, vaping, drugs of any kind is not permitted inside or around the property. Any evidence of smoking or drugs will result in a $1,500 fee.
• Pets are not permitted. Any violation will result in a $750 fee per pet, per night, a double cleaning fee, and additional charges for any required deep cleaning or damage.
• Please do not rearrange furniture.
• Pre-check-in luggage storage is not available.
• Shoes must be removed indoors. A shoe cabinet and boot mat are provided at the entrance for your convenience.
• Food and drinks are not permitted on couches or in bedrooms.
• Mail or package deliveries are not permitted at the property.
• Loitering outside or around the home is not permitted.
• Plumbing Care: Flush toilet paper only. Please remove hair from shower drains after use. A $500 plumbing fee will be apply if a plumber is required due to misuse.
PARKING
• 2 hrs visitor parking available in the residential visitor zone. Parking is lightly enforced but park guests at their own risk and observe all street signs. NO parking in residential zones.


FIRE PIT DISCLAIMER & LIABILITY WAIVER
•Use at Your Own Risk: Guests assume all responsibility for their safety and the safety of others when using the fire pit
•Adult Supervision Required: The fire pit should only be used by adults or under the close supervision of an adult
•No Unattended Fires: Never leave the fire pit unattended while in use. Turn off completely after each use.
•Outdoor use only. Do not move or use the fire pit indoors, under any structure, or near flammable materials
•Keep children, pets, and personal items at a safe distance at all times
•If you smell gas or suspect a leak, turn off the fire pit immediately and notify us ASAP



HOT TUB DISCLAIMER & LIABILITY WAIVER
By using the hot tub, guests acknowledge and accept the following:
•Use at Your Own Risk: The hot tub is provided for your enjoyment, but its use is strictly at your own risk
•Health Warning: Individuals who are pregnant, have heart conditions, high blood pressure, or other serious medical conditions should consult a doctor before using the hot tub
•Supervision Required: Children under 14 must be supervised by an adult at all times. No infants or toddlers allowed in the hot tub
•Hygiene: Please shower before use. Do not use oils, lotions, soaps, or any substances in the water.
•Time Limit: Limit soaking time to 15-20 minutes. Prolonged use can lead to dizziness or overheating.
•No Glass: Do not bring glass containers near or in the hot tub
•Damage: Guests are responsible for any damage caused by misuse. A cleaning/damage fee may be charged if the hot tub is left dirty or misused


SAFETY NOTICE
This is a three-level home with stairs connecting each floor, as well a separate patio outdoor spiral staircase leading to the rooftop. Please use caution when navigating stairs and outdoor area, and be mindful all times, especially in wet or low light conditions.

SAFETY AND SECURITY
For your safety and security, we have three active security cameras. One is located at the exterior front entrance, one is in the backyard and one is in the side backyard. These cameras record video and audio when motion is detected. These cameras are carefully positioned to ensure they do not face into the interior of the home, preserving your privacy. There are no indoor cameras.

Additionally, there are two smart home noise monitoring devices, one in the hallway and one in the backyard. They only detect noise decibel levels. These devices do not record audio or video. Their purpose is to help ensure noise levels remain appropriate, preventing disturbance to our neighbors and supporting a peaceful environment.

Security cameras and noise monitoring devices operate 24/7.

DISRUPTIVE NOISE LEVELS/MUSIC AT ANY TIME OF THE DAY GRAVELY JEOPARDIZE OUR FRIENDLY NEIGHBORHOOD RELATIONSHIPS & WILL NOT BE TOLERATED. GUEST WILL BE REMOVED FROM THE PROPERTY & A NEGATIVE REVIEW WILL FOLLOW. WE KINDLY APPRECIATE YOUR UNDERSTANDING.
