## Space
This charming 50 m² accommodation is designed to offer comfort and a welcoming atmosphere, ideal for stays with family or friends. It features a bright living area with a comfortable sofa and a fully equipped kitchen to meet all your needs.
The bathroom, located on the ground floor, includes a shower, washbasin, heated towel rail, and hairdryer. The toilets are separate, for added daily convenience.
The kitchen allows you to cook just like at home and is equipped with a Senseo coffee machine, classic filter coffee maker, kettle, toaster, dishwasher, microwave, mini oven, and a fridge with freezer compartment.
The accommodation offers two bedrooms, each with a double bed (140 cm), duvets, and pillows:
one bedroom is located on the ground floor,
the second bedroom is upstairs.
A mezzanine completes the sleeping area with two bunk beds (90 cm), ideal for children.
👉 The property is fully air-conditioned, ensuring optimal comfort in all seasons.
For added convenience, a washing machine is available in the garage, which also provides practical storage space for bicycles and other equipment. You will also find a second refrigerator and an additional mini oven there.
Outside, enjoy a large terrace, equipped with a retractable awning, an electric plancha, outdoor furniture, and sun loungers—perfect for outdoor meals and relaxing moments under the Mediterranean sun.
Parking is available on the terrace in front of the garage door or in front of the house gate. The residence is gated and secured by a large entrance gate, ensuring peace and privacy.
The beach and the shopping street are both accessible on foot, allowing you to enjoy your stay without using a car.

## Access
The flat has a parking space just outside the front door. You can also park a vehicle in front of the garage door.

Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities on offer on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.

The house is located in a private, secure residence. It is fully gated. The residence is quiet and family-friendly.
## Transit
By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.
## Notes
During July and August, the accommodation is only available for rental from Sunday to Sunday.
A security deposit of 300 € will be requested upon your arrival.
Guests are invited to bring their own bed linen and towels.
You can book bed linen and towel kits for €10 per person per stay.
Outside July and August, end-of-stay cleaning is optional.
However, if you prefer, we can do it for you for a fee of 84 € TTC.
End-of-stay cleaning is mandatory in July and August.
If the cleaning fee does not appear when booking, it must be paid on-site when collecting the keys.
Youth groups are not accepted.
Pets are not allowed in this accommodation.
