## Space
This charming property, located just 500 meters from the beach and 300 meters from the shops, offers an ideal setting for a relaxing and comfortable holiday. Both the beach and the main shopping street are within walking distance, allowing you to enjoy your stay without using a car. You will enjoy a large 25 m² terrace, perfect for outdoor dining, as well as a 75 m² private garden, ideal for relaxing in complete tranquility.

For refreshing moments, a private swimming pool measuring 2.5 × 4 m with a depth of 1.30 m is at your disposal. The pool is not heated and is accessible from early April. The pool area is fitted with synthetic grass, sun loungers, and a Weber charcoal barbecue, perfect for enjoying sunny days.

On the ground floor, you will find a spacious and bright living and dining area, equipped with a sofa bed, a television, a large dining table, Wi-Fi, and air conditioning, creating a welcoming space for family or friends.

The fully equipped kitchen allows you to cook just like at home and includes a Senseo coffee machine, classic filter coffee maker, kettle, toaster, dishwasher, electric grater, refrigerator, and all the necessary cooking equipment.

A bathroom on the ground floor is equipped with a bathtub and toilet, offering added daily comfort.

Upstairs, the property features two comfortable bedrooms:

one bedroom with a 160 × 200 cm double bed,

a second bedroom with a 140 × 200 cm double bed.

You will also find upstairs a bathroom fitted with a shower, washbasin, toilet, heated towel rail, and a hairdryer.

Outside, the garden and terrace are furnished with a retractable awning, a high outdoor dining set, and a low lounge area under a pergola, ideal for alternating between meals, relaxation, and convivial moments.

For added convenience, the property offers two private parking spaces as well as a garage. The garage provides storage space for bicycles, beach equipment, a washing machine, and a freezer, making it ideal for longer stays.

Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities on offer on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.

By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.

## Notes
During July and August, the accommodation is only available for rental from Saturday to Saturday.
A security deposit of 400 € will be requested upon your arrival.
Guests are invited to bring their own bed linen and towels.
You can book bed linen and towel kits for €10 per person per stay.
Outside July and August, end-of-stay cleaning is optional.
However, if you prefer, we can do it for you for a fee of 120 € TTC.
End-of-stay cleaning is mandatory in July and August.
If the cleaning fee does not appear when booking, it must be paid on-site when collecting the keys.
Youth groups are not accepted.
Pets are not allowed in this accommodation.
