## Space

Nestling in a green setting, Amélie is a magnificent 85 m2 T5 house that offers a pleasant travel experience.

On the ground floor, you'll find an entrance hall with storage space, a fitted and equipped kitchen opening onto a pleasant living room and a separate toilet.

Upstairs, there are four bedrooms and a bathroom.

There's plenty of room for your car in the closed garage, and the 600m2 garden with its swing offers you the chance to relax and unwind.

The fully-equipped kitchen (fridge, oven, microwave, kettle, coffee maker, dishwasher, washing machine, kitchen utensils) lets you prepare delicious dishes and enjoy them in comfort in the living room, which opens onto the garden.

Upstairs, the bedrooms promise a cosy night's sleep, with a 160 cm double bed, two 140 cm beds and, in the last bedroom in the attic, two 90 cm beds.

Bed linen and towels are provided for your comfort.
Please note that a private parking space is included in the rental price. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

Val-de-Reuil is surrounded by large natural areas, such as the Eure valley and the Bord forest. The house is located not far from these green areas, allowing residents to enjoy a calm and pleasant environment, while remaining close to the town's amenities.

The neighbourhood is mainly made up of modern single-family and multi-family homes. The architecture is functional, in the spirit of the new towns, with facilities designed to make daily life easier.

Val-de-Reuil is well served by transport infrastructure, with a SNCF train station linking the town to Paris in around 1 hour. Local public transport also makes it easy to get around the town.

The neighbourhood is close to a range of public services, including schools, shops and sports facilities. As Val-de-Reuil is a medium-sized town, it's fairly easy for residents to get to the various neighbourhoods to access the services they need.

Val-de-Reuil is known for being home to leading-edge companies, particularly in the pharmaceutical and technology sectors. The district therefore benefits indirectly from this economic dynamism, even though it is mainly a residential area.

It's a quiet neighbourhood, ideal for families and people looking for a peaceful environment with access to modern facilities.

For the more sporty types, we have three bicycles for you to use on the greenway, two football pitches are nearby and the skate park is just a few minutes away.

Take advantage of other nearby activities, such as the golf course at Le Vaudreuil or the Lery-Poses leisure centre, which offers water-based activities (pedal boats, waterski lifts, sailing, yoga paddle, Aqua jump, Aqua slide), land-based activities (inflatable courses for children, golf and mini-golf), supervised activities such as archery and climbing, and free activities (swimming, fishing and bird sanctuary, cycling, pétanque, beach volleyball and children's play area). If you like swimming, you'll find the municipal swimming pool or Caséo, Louviers' aquatic centre! A few minutes away, discover the Biotropica zoo or Toukyland.

20 minutes away, visit Château Gaillard or the Acquigny gardens!
Half an hour away, treat yourself to a day in Giverny and discover Claude Monet's gardens, his home and the Impressionist Museum!

The house is located in a quiet family neighbourhood, next to a nursery/primary school.
Shopping area with grocery shop, bakery, florist, takeaway pizzeria and bank all within walking distance!
5 minutes away, a business park with hotels and restaurants and... Chocolaterie Auzou !

## Transit

Val-de-Reuil has good transport links, particularly for regional travel and journeys to Paris. Here are the main means of transport serving the town:

1. Train (SNCF)

Val-de-Reuil station: The station is a key point for residents wishing to travel to major towns. The following lines are served:
Paris - Rouen - Le Havre: There are direct trains from Val-de-Reuil to Paris Saint-Lazare in around 1 hour, and to Rouen in around 20 minutes. The town is therefore well connected to the national rail network.

Regional trains: The TER Normandie line also provides services to towns such as Évreux, Le Havre and other regional destinations.

2. Bus and public transport

Transbord: The local public transport network is called Transbord, and links Val-de-Reuil to neighbouring towns and districts.

Buses run between Val-de-Reuil and neighbouring towns such as Louviers, Pont-de-l'Arche and Le Vaudreuil.

These buses also serve strategic points such as shopping areas, schools and residential areas.

Regional network: There are also departmental bus routes linking Val-de-Reuil to other major towns in the region.

3. Expressways and road access

Motorways: Val-de-Reuil is close to the A13 motorway (the Normandy motorway), which links Paris to Rouen and Le Havre. This means that local residents can quickly reach the capital or other major towns in Normandy by car.

Departmental roads: Several departmental roads link Val-de-Reuil to neighbouring towns, making it easy to get around by car.

4. Cycling and cycle paths

Arrivals are autonomous for greater flexibility and arrivals are from 16:00 and departures no later than 11:00.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
