  • Welcome to Dairy Close, a truly unique countryside retreat set within the exclusive grounds of the historic Grade II listed Dairy House in Maresfield Park. Sleeping up to 4 guests, the space blends original character with modern comfort, making it ideal for couples, families or guests seeking a peaceful countryside break. Once the private studio of celebrated British artist Edward Wadsworth, the property carries a remarkable creative history and has welcomed influential figures from the British modern art movement, including Henry Moore, Max Ernst, Paul Nash and Lee Miller. One of Wadsworth’s most famous works, Regalia, was created within these walls, adding a unique cultural significance to your stay.

    Inside, guests will find thoughtfully refurbished interiors with a warm, welcoming feel. The property includes a fully equipped kitchen, comfortable living space, Smart TV and direct access to a private garden, making it easy to relax and enjoy a stress-free stay in the countryside.

    KITCHEN / LIVING ROOM

    The fully equipped kitchen has a washing/dryer combination, Nespresso Coffee Machine, microwave, electric hob, kettle, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 6 guests. You’ll find the sociable and light living room set up with a Smart TV and double sofa not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV.

    The bathroom has a shower, sink, mirror and toilet.

    We provide plenty of bath towels, hand towels and bath mats.
    BEDROOMS
    There are two bedrooms with a mix of sleeping arrangements to suit your needs.

    The Annex, Dairy House is the beautifully converted annex of the historic Grade II listed Dairy House, dating back to before the 1500s. Once home to celebrated British artist Edward Wadsworth, a pioneer of the Vorticism movement and founding member of the influential Unit One group, the property is rich in artistic history and character. Formerly Wadsworth’s private studio, Dairy Close welcomed an extraordinary circle of creative guests over the years, including renowned sculptor Henry Moore alongside modernist icons such as Max Ernst, Paul Nash and Lee Miller. One of Wadsworth’s most famous works, Regalia, was painted here. Today, the studio has been thoughtfully transformed into a spacious and beautifully refurbished two-bedroom holiday home, blending historic charm with modern comfort. Set within the stunning nine-acre parkland grounds of Dairy House, the property sits at the heart of the exclusive private Maresfield Park Estate. Located on the edge of Ashdown Forest and close to the South Downs National Park, guests can enjoy easy access to exceptional walking, cycling and countryside adventures.

    Set within the exclusive Maresfield Park Estate, The Annex, Dairy Close enjoys a peaceful countryside location surrounded by rolling landscapes and beautiful green space. Situated on the edge of Ashdown Forest, close enough to visit Glyndebourne, and within easy reach of the South Downs National Park. The area is ideal for guests wanting to enjoy scenic walks, cycling routes and outdoor adventures.

    With excellent transport links, the property is ideally located for exploring the South East - just 35 minutes from Brighton, 25 minutes from Tunbridge Wells, and close to Crawley. Its central location offers easy access across East and West Sussex, Kent, and direct routes into London.

    The surrounding Sussex countryside offers charming villages, cosy country pubs and breathtaking natural scenery, creating the perfect setting for a relaxing rural escape while remaining accessible to nearby towns and attractions.

    Our Guest Promise

    We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

    Check-In

    We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

    Damage Deposit

    We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

    Smoking

    To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

    Noise

    To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

    Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

    Please note that call-outs due to excessive noise or parties may incur a fee.

    Pets

    Check-Out

    Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

    Before You Leave and as a consideration to future guests, please:

    Wash up the used dishes.

    Bag rubbish and use the correct recycling bins.

    Return keys to the key safe (OR) Keynest location.

    Switch off the lights.

    Close all windows.

    Turn down the heating.

    These steps help us prepare for the next guests and save energy; every little bit counts.

    Age Policy

    The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking.

    A Quick Note on Deposits and Property Care

    If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
