WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed. (Maximum of 5 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. - This property provides streaming through Roku and offers Netflix, Amazon, Disney+ and more -There is AC on both levels of the home - Outdoor Luxury Hot Tub -The main-level has a pellet stove (pellets are provided) and a wood stove in the sunroom. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -This unit has a propane grill. -This unit has a fire pit. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 4 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing three steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -Bagged trash and recycling will be collected after your departure.
Disclosures -The garage is not available for guest use and may be accessed by staff as needed. -A signed rental agreement is required for all reservations -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

The house was very clean, accomodating and fit our needs perfectly. The area beautiful and the response from the Bretton Woods vacation rental teams were very friendly, always available to our questions. Would highly recommend.

My biggest complaint with the house was that the central air on the main level did not work. We were informed of this issue before our stay and we’re told that someone would be there to fix it during our stay. We were provided with a portable AC unit that was in the bedroom on the main level in order to have any cooling in the living room and game room areas. The thermostat on the unit had to be set very low. This caused the bedroom to be too cold to sleep in while it was running, and the unit was extremely noisy so had to be shut off to sleep. The temperature in the kitchen remained around 73 however there were no thermostats in the living room or game room to know an actual temperature, but it was uncomfortably warm when I contacted Mom go to that rest area 2 miles

Snowmobiling Trip
Great house! Family room has a pellet stove and a comfy couch which was cozy in the mornings and evenings! The “porch” which is all enclosed and has the game tables is also really neat…it does require you buying wood and starting up the wood stove out there which was really easy but just something to be aware of! It’s really close to lots of great restaurants, we ate at Munroe’s for breakfast which was excellent and there are a bunch of places in Bethlehem which is less than 15 minutes away! Rosa Flamingos has really good Italian food! It was a snowmobiling trip for us and you do have to ride along route 3 for a VERY short distance to a side road and catch the trail that runs behind the house…but that turned out to be really easy too! It is on a busy road, but that didn’t bother our group!

Came up for the ice castles and this was just what we needed. Not noisy but not far from all the fun things. Convenience stores close by were very reasonable! Very clean, nice host, and my kids didn’t wanna leave. We will be back! Thank you again.

Great house
Home was very clean and a great space to entertain with “Harry Potter” beds for the kids. Close to skiing and everything you would want to do however, you will have to drive. There is nothing in walking distance. Would definitely stay again.

Weekend trip
Was a great house for a late season golf trip. Fit the group we had perfectly. Table games were fun during down time and it was very quiet and relaxing at night. Would definitely stay again, was great help from the renters when we reached out.

Exceeded our expectations
The home was very clean, had ample space for the 9 of us who stayed and the air hockey and foosball table were a hit! The noise from traffic early in the morning wasn't great so I would bring a sound machine if you aren't used to traffic (which we aren't). Overall, it was a great stay and great house, we will definitely be back!
I would recommend a curtain of sorts in the living room and on the back door near the air hockey table just for more privacy.
