HOUSE RULES

CHECK-IN & CHECK-OUT
● Check-in: 5:00 PM · Check-out: 10:00 AM sharp
● These times allow our team to clean and prepare for the next guest.
Early check-in and late check-out are not available.

GUEST COUNT
● Sleeps 20 comfortably. Maximum 30 people on the property at any time
(adults + children, excluding infants under 1), whether overnight or
visiting. Please provide an accurate count when booking.

WISCONSIN GUEST REGISTRATION
● Per state licensing (ATCP 72.16), all guests 18+ must complete a
registration form before check-in. A secure link will be provided.

CELEBRATIONS WELCOME — PARTIES ARE NOT
● Birthdays, reunions, and special gatherings? Absolutely. It's not
about the size of the group — it's about conduct.

‣ Honor quiet hours
‣ No excessive drinking, loud music, or disruptive behavior
● The property is monitored for noise and occupancy.

QUIET HOURS
● 10:00 PM – 7:00 AM, strictly enforced.

NO INDOOR SMOKING
● Tobacco and marijuana smoking is prohibited indoors (including the
pool room). Smart detectors will alert us — violations result in a
$1,000 fee. Outdoor smoking is fine.

PETS
● Up to 2 well-behaved dogs welcome (pet fee applies). Must be included
in your reservation. Owners are responsible for any damage or cleaning.

PROPERTY MONITORING

● 5 indoor smoke detectors calibrated for tobacco and marijuana

FIREWORKS

HOST SAFETY & COMPLIANCE HOLD — $1,200
═══════════════════════════════════════

A $1,200.00 Host Safety & Compliance Hold is required within 24 hours of booking or before arrival, whichever is sooner.

After booking, you will receive a link to your Guest Experience Portal to submit payment for the Hold. All adults in the party must register on the portal.
Without the Hold, your reservation may stay active but is subject to cancellation. Smart lock access codes will remain disabled until payment is received.

WHAT THE HOLD COVERS

The Hold secures the $1M+ property and incentivizes adherence to all posted House Rules, noise thresholds, and occupancy limits.
Big Toy Stays LLC (BTS), the owner and operator of EnglishPrairieBnB, retains sole contractual discretion over Hold deductions.
Deductions fall into two categories: Compliance Charges and Recovery & Damage Charges.

COMPLIANCE CHARGES (CAPPED AT HOLD AMOUNT)
● House Rules violations
● Noise threshold breaches
● Occupancy overages
● Management team time spent on rule enforcement

RECOVERY & DAMAGE CHARGES (NOT CAPPED)

Any costs, materials, and team time required to restore the property from conditions caused by guest conduct that exceed standard turnover cleaning and maintenance, including without limitation:
● Specialized cleaning
● Biohazard remediation
● Pet-related cleanup
● Repair or replacement of damaged equipment, fixtures, furnishings, or grounds
● Draining, refilling, or servicing of the pool or hot tub

The guest is responsible for the full amount of such costs even where they exceed the Hold. Where total charges exceed the Hold, BTS will pursue the balance directly from the guest.

REFUND TIMING

Provided no physical damage, recovery work, or rule violations occurred, the Hold is released to our payment processor within 7-10 business days after checkout. The payment processor may take an additional 3-7 business days to transfer funds back to the guest's original payment method.

PAYMENT METHODS
● Credit card: subject to a non-refundable transaction fee.
● US bank transfer: no transaction fee, but only available when the booking is made and the Hold is paid 21 or more days before check-in.
