    Welcome to `Waters Edge`! A relaxing waterfront retreat designed for couples, small families, or friends looking to experience the beauty of Traverse City. With peaceful bay views, comfortable furnishings, and easy access to both the beach and downtown attractions, this condo provides the perfect home base for your Northern Michigan getaway.

    Inside, you`ll find a bright and inviting living space with large sliding glass doors that frame the sparkling waters of Grand Traverse Bay. The fully equipped kitchen makes preparing meals simple, while the cozy living area offers the perfect place to unwind after a day of exploring.

    Located right along the shoreline, you’ll be surrounded by excellent dining and entertainment options. Grab your morning coffee across the street at Cup of Joe or enjoy an evening meal at Hopscotch Tap Room. Downtown Traverse City, Front Street shops, wineries, and breweries are only a short drive away, making it easy to experience everything the area has to offer.

    Please note: Pets are not permitted due to HOA rules. Quiet hours begin at 10pm, and no unauthorized parties are allowed.

    Please note that currently, this home accommodates only 2 guests. The Murphy bed will be ready by June 1st; bookings for up to 4 guests are welcome for stays from June onward.

    ☆☆ BEDROOM ☆☆
    The spacious bedroom features a comfortable king-size bed with soft linens designed for a restful night`s sleep. A large closet provides ample storage, and a wall-mounted flat-screen TV lets you relax with your favorite shows before bed.

    For families traveling with young children, a pack and play is available, along with a sound machine to ensure a restful night`s sleep for everyone.​

    ☆☆ BATHROOM ☆☆
    The bathroom includes a combination bathtub (not jetted) and walk-in shower, offering flexibility whether you prefer a quick rinse or a relaxing soak. Fresh towels, basic toiletries, and essential bathing items are provided for your convenience.

    An in-unit washer and dryer is also available, making longer stays easy and stress-free!

    Please Note: The bathtub is NOT a jetted tub, it is a soaking tub only.

    ☆☆ KITCHEN ☆☆
    The kitchen is fully equipped with the essentials needed to prepare meals during your stay. You`ll find a refrigerator, stove, microwave, toaster, and coffee maker ready to go.

    Enjoy meals at the dining table just off the kitchen or sip your morning coffee on the balcony while watching the sun rise over the bay.

    ☆☆ LIVING ROOM ☆☆
    The living room offers a comfortable place to relax with cozy seating. A flat-screen TV and board games provide entertainment for quiet evenings indoors.

    Large sliding doors open to the balcony and fill the space with natural light while showcasing beautiful waterfront views.

    ☆☆ OUTDOOR SPACE ☆☆
    Step out onto your private balcony overlooking Grand Traverse Bay. With comfortable seating and a small table, it`s the perfect spot to enjoy morning coffee, read a book, or watch the sunset over the water.

    Guests also enjoy access to the sandy beach, making it easy to spend the day swimming, sunbathing, or strolling along the shoreline.

    If you’re not up for braving the waters of Lake Michigan, the condo also offers an outdoor swimming pool and hot tub, available ONLY from Memorial Day through Labor Day.

    ☆☆ PARKING ☆☆
    Guests have access to an open parking lot at the building. While spots are not assigned, you may park up to 2 vehicles per condo according to building rules. Visitors are welcome to park at the public boat launch lot directly next to the building; however, please note that overnight parking is not permitted at the boat launch.

    ☆☆ FLOOR & ACCESS ☆☆
    This condo is located on the 2nd floor. The building is equipped with both an elevator and stairs for your convenience. If you prefer a unit on the first floor, please reach out — we manage other condos within the same building and would be happy to help you find the perfect fit.

    ☆☆Accidents Happen — We’ve Got You Covered☆☆
    We understand that sometimes small accidents happen while traveling. That’s why your booking includes a $250 accidental damage waiver, built directly into your stay.

    If something minor gets damaged during your visit, please let us know right away. We’ll take care of it so you can relax and enjoy your trip.

    Please note: The waiver applies to accidental damage only and does not cover intentional damage, missing items, rule violations, or excessive mess.

    - Check-in/out: Early check-ins and late check-outs are available by request, subject to availability, and may incur an additional fee.

    - Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

    - Payment & Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund and a free cancellation, a credit card processing fee will be deducted. Full payment is taken upon booking.

    *Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

    Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

    Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

    Report any damages and/or breakages immediately.

    Cleaning and Maintenance: Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

    Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

    Visitors & Noise: No unregistered guests or visitors allowed. The maximum property capacity is 5 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

    Pets: Pets are not permitted at this location due to HOA regulations.

    Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

    We provide black make-up towels and cotton pads for removing make-up. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

    Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all lawsuits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.
