Hosted by Coastal Stay. Welcome to Tidal Retreat 217, a bright and beautifully updated beachfront condo overlooking East Grand Traverse Bay. This second-floor retreat pairs a fresh coastal design with spectacular waterfront views, featuring an updated full kitchen, comfortable living area, private balcony, and space for up to four guests. A king bedroom provides a peaceful place to recharge, while the living room’s queen sleeper sofa offers additional sleeping space.

This beachfront condo puts you close to some of Traverse City’s favorite spots. Walk across the street for your morning coffee at Cup of Joe or grab dinner and drinks at Hopscotch Tap Room. Downtown’s Front Street is just a short drive away, while the nearby TART Trail makes it easy to explore the area by bike or on foot.

Please Note: Pets are not permitted due to HOA rules. Quiet hours begin at 10pm, and no unauthorized parties are allowed.

The condo building is located along a main road, so some traffic noise may be heard during your stay. For added comfort, we provide a sound machine to help create a more peaceful sleeping environment.

Recharge in the inviting king bedroom, styled with calming coastal touches and premium linens. The room features a ceiling fan, bedside lighting, closet storage, and easy access to the bathroom.

For families traveling with little ones, a Pack & Play is provided. A sound machine is also available for added comfort during your stay.

☆☆ OUTSIDE SPACE ☆☆
Step through the sliding glass doors onto your private second-floor balcony overlooking the sandy beach and East Grand Traverse Bay. With seating and a small table, it’s the perfect place for morning coffee, an afternoon break, or simply watching the waves roll in. Guests also have direct access to the building’s private sandy beach for swimming, sunbathing, and relaxing along the shoreline.

If you’re not up for braving the waters of Lake Michigan, the condo also offers a shared outdoor swimming pool and hot tub, available ONLY from Memorial Day through Labor Day.

☆☆ PARKING ☆☆
Guests have access to an open parking lot at the building. While spots are not assigned, you may park up to 2 vehicles per condo according to building rules. Visitors are welcome to park at the public boat launch lot directly next to the building; however, please note that overnight parking is not permitted at the boat launch.

☆☆ FLOOR & ACCESS ☆☆
This condo is located on the 2nd floor. The building is equipped with both an elevator and stairs for your convenience. If you prefer a unit on the first floor, please reach out — we manage other condos within the same building and would be happy to help you find the perfect fit.

☆☆Accidents Happen — We’ve Got You Covered☆☆
We understand that sometimes small accidents happen while traveling. That’s why your booking includes a $250 accidental damage waiver, built directly into your stay.

If something minor gets damaged during your visit, please let us know right away. We’ll take care of it so you can relax and enjoy your trip.

Please note: The waiver applies to accidental damage only and does not cover intentional damage, missing items, rule violations, or excessive mess.

- Check-in/out: Early check-ins and late check-outs are available by request, subject to availability, and may incur an additional fee.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

- Payment & Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund and a free cancellation, a credit card processing fee will be deducted. Full payment is taken upon booking.

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

Report any damages and/or breakages immediately.

Cleaning and Maintenance: Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

Visitors & Noise: No unregistered guests or visitors allowed. The maximum property capacity is 4 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

Pets: Pets are not permitted at this location due to HOA regulations.

Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

We provide black make-up towels and cotton pads for removing make-up. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all lawsuits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.

HOA RULES AND REGULATIONS

No smoking, vaping, use of tobacco or drugs is allowed inside a condo. Smoking, vaping and use of tobacco are allowed in the parking lot and designated smoking area only. Designated smoking area is located between the condo building and the beach area along the tiled path (opposite the boat rental). All cigarette butts should be placed in appropriate receptacle.

No BBQ or grilling should take place on decks or balconies. BBQ or grilling is allowed at a distance of at least 25 feet from the building.

Gasoline and propane tanks should not be stored on decks or balconies. Please see The Beach office for storage access.

No open fires are allowed on The Beach Condominium premises (including the beach).
