Our cozy farmhouse with open-concept living and dining areas. Nearby, you can hike the trails of Tobyhanna State Park, shop at the outlets and antique shops, go river-rafting & outdoor adventure with your group, and take a chance in the casino.

The space
Total 4 bedrooms (the 4th bedroom is on open space concept Loft level)
2.5 Bathrooms / Total 2800 square footage.

MAIN LEVEL:
-Dining room
-Kitchen & breakfast room
-The living and family room: both with a full-size Sofabed
-Bedroom 1: a King-size bed with a hybrid mattress, a full-size Fulton, and a foldable crib
-Bedroom 2: a full-size bed with a hybrid mattress and a bunk bed with a full-size hybrid mattress at the bottom & a single-size 6" spring mattress on top.
-Bedroom 3: a Built-In queen-size bed with a 6" mattress and an optional foldable mattress for extra comfort. The height of the bed is a little higher than normal which may not be comfortable for seniors
-2 Bathrooms: 1 with a bathtub, 1 with a shower
-Access to the deck and the sunroom 

UPPER LEVEL/LOFT:
Bedroom 4: open space concept loft with 2 small-single-sized built-in beds with spring mattresses and 1 bathroom without a shower.
Use stairs to access / for 18 and older only and may not suit everyone.
Guests with young kids need to use extra caution to prevent them from climbing the stairs.

Extra bedding for sofa beds can be found under the sofa bed and master room cabinet.

Please read the descriptions and pictures on the list carefully because some of the features in the house may not be suitable for kids.

TVs:
We have one 65" in the family room and one 55" in the master bedroom, both are 4K UHD android-based smart tv. You can watch live news and sports events, etc. via the Sling TV app. Please leave Sling TV logged in after you use it.
For all other streaming apps on TVs, you can log in with your ID, and to avoid unexpected charges to your account, please log out when you leave.

COOLING & HEATING:
The house is equipped with split-unit Cooling & Heat pump systems. You can control each bedroom, living room & game room temperature separately.

ENTERTAINMENTS:
Pool table(87" L X 50" W X 31" H), dart, poker, arcade games, board games, kids' books, etc.

HOT TUB:
A brand new hot tub with 42 jets is good for up to 5 people to relax and release the stress from work.
The hot tub will be open year-round unless influenced by inclement weather.

GAS GRILL:
We provide filled propane tanks for the grill. But please kindly understand that in very few cases, guests will need to refill by themselves: $20 per tank for refilling at Walmart 10 minutes away from the house by car(in this case, show us your receipt during the stay and we will reimburse you).
How: ask the Walmart cashier to get instructions about refilling the tank.

CHARCOAL GRILL:
It is also available for your use. Charcoal is not provided.

The FIREPLACE is closed from May 15 to September 30.
The Firewood is stored in the front of the garage.

SURVEILLANCE or RECORDING DEVICES on property:
Your safety matters. Exterior security cameras are located around the perimeter of the home, facing the driveway and backyard. The cameras do not look into any interior spaces.

PARKING:
There is space for up to 6 cars on the driveway. No parking is allowed on the street.

Parents of young kids please note that the bottom of the stairs is not gated. LOFT/ATTIC is only for 18 and older at your own risk.
As with any property, child supervision is necessary at all times.

#1 ]] SMOKING Indoor (including sunroom) is NOT permitted (including vaping, marijuana, and tobacco for pipes).
You can smoke in the designated area outdoor(in front of the garage).
Please dispose of your cigarette butts in the DESIGNATED receptacle.
Any evidence of smoking, vaping, marijuana, or tobacco found outside of the designated receptacle will result in a minimum $300 fine.

#2 ]] Sorry, no pets are allowed. Any evidence found will result in a $300 fine.

#3 ]] NO events, parties, large gatherings, or loud music are allowed.

#4 ]] QUIET HOURS: 10:00 PM - 8:00 AM.
Pocono Farms Country Club Association enforces noise ordinances to restrict loud music and loud talking from 10:00 PM to 8:00 AM. Security is on guard 24/7 and neighbors will call them to the home. Disturbance of the peace citation will be issued to the homeowner and renters will be billed $200 for each occurrence.

#5 ]] Check-out time must be kept. Late check-out is subject to a $300 fine. Please understand that we need to have time to prepare for the next guests.

#6 ]] Shoes: Please TAKE OFF shoes when entering our home. We have disposable slippers ready for everyone, also you can bring your own indoor shoes.

#7 ]] Fireworks are NOT permitted in the community.
An automatic fine of $800 will be administered and possible additional fines and legal action.

#8 ]] Fireplace: The fireplace inside is a wood log fireplace. Please do NOT throw any garbage or other combustible or non-combustible materials in the fireplace, While running, close glass doors and wait until ashes are cold (usually overnight), remove ash and dispose of it along with your other waste.
The fireplace is CLOSED between May 15 and September 30.

#9 ]] Fire Pit: Mashed cover should be always COVERED while running, and must be attended to, and also please remove ash and dispose of it along with your other waste.

#10 ]] Barbeque grill should be cleaned after use.
Please remove charcoal ash after use.
A cleaning charge will apply if the grill is found dirty.

#11 ]] Due to safety issues, NO candles inside the house, please.

#12 ]] LOFT/ATTIC: Be aware that LOFT/ATTIC is only for 18 and older at your OWN RISK.

#13 ]] Garbage: We have separate trash and recycling bins located in front of the garage door. Dump all house garbage into the bins before you leave.
Any Perishable garbage found in the house will result in a fine of $200/bag.

#14 ]] Hot tub:
* You are welcome to use the hot tub at your OWN RISK.
* SHOWER before use.
* Never use street clothes in the hot tub, SWIMMING SUITS are required.
* We strive to have the tub on and running throughout the year, however, due to potential issues/maintenance of the tub, we cannot guarantee that the tub will be operable during your stay.

#15 ]] Please keep your guest number registered all the time.
Extra unregistered guests will be fined $200/guest*day.

#16 ]] Ensure that you will NOT carry any weapons to the property.

#17 ]] A violation of the house rules can lead to the immediate removal of all guests without a refund.

#18 ]] You agree to be booked in goodwill and you will keep the property undamaged otherwise you will be charged for the cost of recovering damage.

#19 ]] The guests should RESPECT and follow all community guidelines listed inside the house.

#20 ]] The host must be notified of any abnormal conditions or damages occurring during the guests' stay. If you damage the property and the next guest asks for a discount or refund, you are responsible for the costs.

#21 ]] Illegal use of Wi-Fi/Internet networks will never be allowed. Any copyright infringement or illegal use of the internet/Wi-Fi is subject to a fine of $500/occurrence.
