THINGS TO NOTE:
✹ COMMUNITY ACCESS: You will have access to all the community amenities, including the outdoor swimming pool, tennis courts, fitness center (separate fee), lake and more. You'll need to pick up the passes/wristbands at Member Services (inside the fitness center). Guests must have the passes on them while on Pocono Farms property. To play on the golf course, you must register through the golf pro shop (separate fee).
✹ COMMUNITY ACCESS (POOL & BEACH): 12 people get wristbands. 6 get pool access. Under the age of 6 is free. If you want additional pool access, it is $10 per person. The beach and pool are available seasonally (Memorial Day through Labor Day) and open from 10AM to 6PM. Lake access is complimentary for all 12 guests. Please note that the gym and golf course are paid amenities. Feel free to reach out to us for more details regarding the associated fees.
✹Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
✹ Booking party must be age 25+, and must be present at the home for the duration of the stay.
✹For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
-Although you can legally purchase fireworks, it is illegal to set them off. You will be fined.

-Do not leave firepit unattended

-Late check-out and early check-in may be available for a small fee, depending on availability.

-Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

- Cleaning is available during your stay for an extra fee.

-Enjoy Effortless Trash Disposal - Garbage cans are conveniently located near the property, helping us maintain a clean environment and ensuring our pickup service can take everything without any issues.

-The property is located in a heavily wooded area. Expect to see wildlife and be exposed to critters & insects. Bug spray is recommended if you are planning to enjoy the outdoor areas.


-This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.

- Fitness center is accessible to guests, as long as they have their wristbands with them. There will be a fee of $10 per day for the gym access.

--Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.
