Make some memories at this unique and family-friendly farm house located on 55 acres of land!
The inside features 5 bedrooms and 3 bathrooms, a kitchen, dining room and two living areas with plenty of space to spread out.

⚠️ IMPORTANT – PLEASE READ BEFORE BOOKING ⚠️
The property is currently undergoing significant exterior renovations, including the construction of a new pool house.
At this time (between March 2026 and June 2026):
The entire yard is CLOSED and strictly off-limits to guests
Guests are booking the farmhouse only
No access to the yard, pond, fire pit, walking paths, or surrounding land is permitted
The farmland in front of the home remains inaccessible
This restriction is in place for safety reasons. There may be construction materials, debris, sharp objects, or buried hazards under snow or grass that are not visible. We cannot guarantee that the ground is safe to walk on.
There may also be construction equipment stored on site during your stay. However, no contractors will be present during guest stays, and the home itself will remain completely private for you.
Before your reservation is confirmed, you will be required to acknowledge and confirm that you understand:
1. The yard is inaccessible 2. Outdoor areas may contain hazards 3. You are booking the house only
If you are looking for a property with outdoor access, fire pit use, pond access, or open yard space, this home will not be suitable during this time.
About the space:
Drive down the long driveway to the newly updated modern farm house surrounded by trees and nature. It is a great place to spot wildlife!
The house has a full kitchen, three bathrooms and five bedrooms. Two living rooms and a basement office provide lots of space to spread out, along with a full deck equipped with patio furniture and a BBQ. The kitchen has a fridge, regular drip coffee maker, microwave, toaster and other small kitchen appliances.

We provide a complimentary starter kit based on the length of your stay. It includes:
- Toilet paper - Paper towel - Dish soap or dishwasher pods - Kitchen oil - Salt & pepper - Garbage, recycling & compost bags - Kitchen sponge - Coffee (pods or grounds) - Tea - Sugar - Coffee mate - A filled propane tank for the BBQ
This kit is meant to get you started. Once these items run out, guests are responsible for replenishing them as needed.
🐾 Pet Policy
One well-behaved dog is welcome, but must be added to your reservation and approved in advance. Our pet policy is as follows:
Pets are NOT permitted on any beds. Our linens are white, and we work hard to keep them in excellent condition.
If you wish to have your pet on the bed with you, please bring your own bedding.
Pets must never be left unattended, indoors or outdoors.
Pets must be kept on a leash at all times when outside.
Any damage caused by your pet is the owner’s full responsibility, and repair or replacement costs will be charged accordingly.
Please ensure your pet does not bark excessively or disturb neighbours.
You must clean up after your pet in the yard.
This is the ideal spot for nature lovers. Tons of local trails are located nearby for cross country skiing, snowshoeing and snowmobiling. Local beaches and the lake are just minutes away!
This cottage can accommodate up to 10 people. It is ideal for family groups looking for a quiet getaway. Many children`s amenities are provided including a crib, high chair, baby gate, and toys making it the perfect place for families with kids!
Georgian Bay is home to the 30,000 islands, and you can take great boat tours from Midland and Penetanguishene. Other area attractions include St Marie Among the Hurons, Martyrs Shine, Wye Marsh Conservation, Georgian Bay National Parks, Discovery Harbour, Awenda Provincial Park, and much more. Close to hundreds of kilometres of wilderness biking or walking trails.

Guests have access to the farmhouse only. The yard next to the house is currently a construction area and is not accessible for guests. The farm land in front of the house is rented out to local farmers and is not accessible for guest use.
Occasionally, the property managers may be on the property for grass cutting, snow removal or property maintenance. For the security of our guests and the safety of our home, we have an external doorbell/security camera at the front entrance. It is always on and recording video and audio. There are no other cameras on the premises.
We are always available by phone, email or text during your stay.
Tiny Township is located on the Southern of Georgian Bay and is a beautiful place to spend a holiday! The water is warm, the beaches are sandy, and there is an abundance of things to do! The area has plenty of beautiful trails if you enjoy hiking or biking. In Midland, you can catch a ride on the Georgian Spirit boat to see many of the surrounding islands. Keep your eye out for turtles!
The farm is located on a remote country road. Midland and Penetanguishene have a public transport system. The house is located in Tiny which is a short 10 minute drive to Midland and Penetang. There are taxi services in the area as well.
*Please Note* - Between September 2025 - May 2026 we will be doing some construction next to the house to build a swimming pool / pool house. Construction will be done during weekdays only . If you have booked a stay during this time please know that there may be some machinery and construction gear onsite, and that area will not be accessible to guests.
The maximum number of guests allowed on the property at any given time is 10. Should it be found that there are more than ten people on the property at any given time, you will be asked to leave with no refund. You will be charged for the extra guests.
Absolutely no parties allowed. Out of respect for the neighbours, please keep noise to a minimum between 10 pm - 8 am daily.
Children must be supervised at all times while on the property, especially by the water. By booking with us you accept any and all liability for any incidents that may occur and agree to supervise children at all times.
In compliance with the Tiny Township short-term rental by-law, all renters must sign the short-term rental accommodation code of conduct form as issued by Tiny Township. This document will be sent to you after you`ve booked.
Payment is due at the time of booking. Confirmed guests will receive a link to our guest portal to sign our rental agreement and view booking details (including payments and receipts). Our cancellation policy is as follows: 100% Refund: For cancellations made 30 days or more before the check-in date. 50% Refund: For cancellations made between 15 and 29 days before the check-in date. No Refund: For cancellations made 14 days or fewer before the check-in date.
A $500 security hold will be placed on the guest’s credit card 3 days prior to check-in. This is a pre-authorization only and no funds will be charged unless damage or excessive cleaning is identified after check-out. Please keep noise to a minimum between 10pm-8am daily.

The number of guests on the property must always reflect the number of guests booked. The maximum number of guests allowed on the property at any given time is 10. Should it be found that there are more than 10 people on the property at any time, you will be asked to leave without a refund and you will be charged for the extra guests.
For guests travelling with infants: Although we provide many children`s amenities, including a crib, high chair, baby gate, and toys, the farmhouse is not fully child-proof and it is your responsibility to ensure their safety at all times.
