We can accommodate up to 5 adult guests (plus one child under 40#) and a ONE -->pre-approved<-- small dog.

1 SLEEP NUMBER P-5 king-sized bed with a 4" memory foam mattress topper. Sleeps at least 2 average-sized adults (shown in photos).

1 super comfy full-sized sleep number bed. Sleeps up to 2 average-sized adults (shown in photos).

1 fold-up single cot. Sleeps one average-sized adult (not shown in photos).

And 1 portable crib for infants/toddlers under 40#.

Blackout shades on all windows.

3 TVs with Roku streaming devices. Bring your passwords!

We didn't forget the the kids or fur babies! We have board games, outdoor games, books and toys for the humans and a small doggy bowl and a doggy bed for the pupper.

Outside covered seating and a small charcoal grill to enjoy the spectacular Florida weather!

We are a perfect location for small families, fur baby families (ONE pre-approved dog with a $65 pet fee), and budget-friendly travelers!

Plus! Walmart is almost across the street, in case you forgot anything!

****RULES AND IMPORTANT BOOKING INFORMATION:

VISITORS: Only registered guests are allowed on the property without prior approval. Guests may have visitors, but parties & unregistered overnight guests are prohibited.

QUIET HOURS: While we are a rural-ish setting, we do have neighbors, and we want to be respectful of them. Please observe quiet hours from 10 pm until 8 am. All non-registered guests should leave once quiet hours begin.

EARLY CHECK-IN/ OUT: We are happy to provide free 2-hour MAX early check-in or check-out when we have availability. This is not guaranteed AND must be arranged in advance. *Fees will apply for non-approved early check-in or out.

SAFETY: Please provide- directly TO US- a photo of your ID (the person who booked MUST be one of the guests staying, no third party bookings) via the vrbo app, text, or email within 24 hours of booking.

******NOTE ***** This is a copy of the ID that you will send directly to us via the app, provided email, or text, IN ADDITION to what you sent to vrbo when you signed up. vrbo does not share this information with hosts. You can cover your ID number and birthday.

Not providing this information BEFORE your arrival WILL delay your ability to enter the property AND may cause a cancellation of your stay. If you are uncomfortable with this, please do not book with us.

INSURANCE: You are staying here with full knowledge that you are only covered by the $1 million vrbo insurance policy that vrbo provides for all vrbo guests. We do not carry additional liability insurance for guests. If you have any issues during your stay, you must go through vrbo for ANY and all compensation. If we had any extra money, we would not be renting out a camper in our yard.

CHILDREN: Please understand that, while we happily welcome families, you MUST keep a watchful eye on your children at ALL times. We are not responsible for ANY injuries.

PARKING: Two vehicles allowed without prior approval.

MAINTENANCE: Please notify us immediately if something is not functioning properly. In the event a repair needs our attention, guests MUST allow access to the home to do so. Not notifying us of an issue forfeits any opportunity for repairs or compensation.

SMOKING: Allowed outside only. There is covered seating and ashtrays for your use. Absolutely no smoking inside the camper at any time. Including pot and vaping.

NO OPEN FLAMES INSIDE THE CAMPER, EVER.

DOG FEE: WE ONLY ALLOW DOGS. There will be a one-time NON-refundable $65 DOG fee for EACH pre-approved DOG before your DOG may be allowed to enter the property. This fee covers extra cleaning required to De-allergy and de-fur the space after you leave. *Service Animals always welcome with no charge. However, our space is not large enough nor equipped to handle more than ONE service animal*.
If you did not add your DOG to the reservation, you may pay the fee in cash upon arrival.
For your convenience, we welcome you to bring - ONE- (1)- UNO - EINS - UN- WAHID- 하나- وَحِيد- JUST ONE- SMALL (under 50#) friendly, clean, flea treated, currently vaccinated, well behaved, house-trained DOG (NO cats, ferrets, birds, pigs, horse, monkeys, or any other type of animal...) ONE DOG ONLY > with prior approval<.
Guests must clean up after their DOG (including all yard waste, loose kibble, and any holes). Guests may NOT leave food laying out for their dog all day.
Please note: YOU will be held PERSONALLY and financially responsible for any and all damage your ANIMAL (including service animals) may cause to, or while on, the property (including chewing, clawing, urinating, or defecating on: floors, furniture, walls, hoses, linens, toys, etc). -->This will be in addition to the non-refundable DOG fee and WILL require additional payments.
For their safety, all animals must be under direct supervision and/or leashed at all times while outside and caged/crated any time it is left unsupervised inside, including nighttime if necessary.
If you are unable to control your DOG, please DO NOT bring it with you.

GUEST MAIL SERVICE IS PROHIBITED, WITH NO EXCEPTIONS.

ILLICIT OR ILLEGAL activity is absolutely prohibited while on our property. Any illegal activity will be reported. If the police are called, immediate eviction will result.

ENVIRONMENT: This is FLORIDA. We are tropical. We are also relatively rural. You might see/encounter wildlife while in our home or neighborhood, including, but not limited to: Deer, fox, raccoon, opossum, snakes, mice, birds, cranes, bees, wasps, mosquitoes, love bugs, moths, palmetto bugs, spiders, bats, ants, dust, or even an alligator if you travel past one of our many beautiful lakes. These creatures reside in nature, and we have no control over them. Some of them may bite. We prefer to live in peace with them, and we hope you will also enjoy their beauty while respecting them and our great planet, which provides us with the pleasure of such beauty. We can not control mother nature and therefore do not refund you if you encounter her business during your stay. This includes the weather. Please research what season you're booking and what to expect.

AMENITIES: We are not responsible for third-party amenity interruptions, such as electricity, cable, or internet, which are beyond our control (for example, weather, downed power lines, etc) The internet and other utilities are provided to you at no extra cost. Abusing these services by downloading illegal content or excessive use will result in immediate eviction with no refund.

CANCELATIONS AND REFUNDS: We have a moderate cancelation policy. According to vrbo's guidelines. This allows for cancelations with full refunds up to 14 days before arrival. If you choose to cancel outside of those parameters, you will not be entitled to any refund for any reason, including Covid. Please take out traveler's insurance if you are uncertain about your travel.

LONG-TERM STAYS: We will consider requests for longer-term stays on a case-by-case basis. All long-term stays (longer than two weeks) must sign a rental agreement. We do not allow long-term stays with small children or larger dogs. As a courtesy, long-term stays are already discounted for you when you book!

These rules are in place to protect our guests and our family and are non-negotiable.

Any violation of these rules can result in immediate cancellation of stay. If guests are evicted for violations, there will be NO refund.

BY CONFIRMING YOUR RESERVATION AND MAKING THE FINAL PAYMENT AGREEING TO STAY IN OUR VACATION HOME, YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK, COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OR COMPLETE REFUNDS, FOR ANY SUCH EVENTS AS DISCLOSED IN THIS ADVERTISEMENT.
