Cozy Cottonwood - Hot Tub!
Cottonwood Place is a lovely 4 BR, 2.5 BA home located at the end of a quiet cul-de-sac in Tahoe Vista and features a remodeled kitchen and bathrooms, knotty pine accents throughout, attached two car garage, large back deck with private hot tub, and a large expansive great room on the main / upper level with adjoined kitchen, living room and dining area.
IMPORTANT NOTE - This is a newer listing for us (as of February 2025), but it’s worth mentioning that this home has been an active vacation rental property for many years and has over 100 Five Star Reviews. When we took over management of the property, the listing had to be rebuilt under our Property Management account. Unfortunately, it’s not possible to transfer legacy reviews over to the new listing. This home is exactly as advertised, very well maintained, and set up great to accommodate groups up to 10 guests. Please don’t hesitate to reach out should you have any questions.
Upper Level: The upper level features a gourmet kitchen with island and granite counter tops, hardwood floors, and two decks (the back deck contains the hot tub). The kitchen is open to the living room and dining room for easy conversations. The living room offers a river rock fireplace, cathedral pine ceilings, 60 inch flat screen TV, and tasteful furniture appointments. This main level also features a half bathroom that services the living room area along with the master suite with king bed and nicely remodeled master bathroom.
Lower Level: The lower level offers 3 bedrooms and an additional full bathroom. The second bedroom features one queen bed. The third bedroom offers 2 bunk sets with a twin/twin combination and the other with a double/twin combination. The forth bedroom is the largest bedroom and acts as a second family room as well. The room has a TV and Wii console, couch, and a queen/twin bunk set.

No events or parties. This is not a party house and is best suitable for those looking to enjoy a peaceful time in the mountains.

There is parking for 2 cars in the garage and 3 - 4 cars on the driveway (depending on the size of your vehicles). Note that there is no street parking allowed at any Short Term Rental Property (per county ordinance).
No outdoor fires or charcoal bbq’s allowed per county ordinance. On red flag days, no open flame allowed (i.e. no use of propane grill).
Trash must be properly disposed of within the metal bear bin alongside driveway. Do not leave any food or beverages in your vehicle as bears will not hesitate to help themselves to your goodies and can cause significant vehicle damage.
Home must be properly secured (doors locked, windows closed / locked) whenever not present in the home.
The driveway is on a seasonal plow service, whereas they come once per day when it snows more than 6 inches. They generally follow the road plows and will first clear the berms at the end of the driveway. You’ll need to move your cars so that the plows can access and clear the driveway (which takes less than 5 minutes once cars are out of the way).
The easiest way to enter the house is through the attached garage under the deck (as it is covered by the house and deck above). There are steps that lead up from the parking area to the front entry door. We do our best to ensure reasonable access to the property, but depending on the timing of your arrival (if during or immediately following a storm), there maybe some snow that needs shoveling. There are shovels located in the garage that can be used by guests, but we recommend that you travel with a shovel during winter conditions.
WINTER ADVISORY: By reserving this house during the winter months (November - April), you acknowledge that you will be traveling into the mountains and that winter storms are common and often unpredictable. The dates that you are choosing to reserve are being held for your group and are therefore unavailable for other groups to reserve. In all cases, our cancellation policy will prevail. There will be no consideration afforded for difficult travel due to winter weather condition. We strongly advise that you pay attention to incoming storms and / or changes in weather patterns in order to help avoid travel delays or disruptions. It is also strongly advised that you travel with a 4WD or AWD vehicle, carry snow chains , and have a shovel that can be used if needed to dig out a stuck vehicle.
ALL SEASONS ADVISORY: By reserving this house, you acknowledge that you will be traveling to the mountains and that Lake Tahoe (while beautiful) is in a natural forest setting. As such, it is possible that you may encounter spiders, ants, field mice, etc. at properties throughout the area. We take every proactive measure to prevent pests from finding their way inside the property (i.e. regular cleanings, seasonal deep cleanings, routine pest control - i.e. spray perimeter and crawl space areas, set traps, seal up holes of entry, etc.). Despite those efforts, there’s always a rare possibility that pests can find their way inside the home (as it only takes a very small entry point for that to occur). This is simply a reality of living in the mountains. By accepting our house rules, you acknowledge this Advisory and agree that there will be no refunds or adjustments to pricing should you encounter a pest(s) within the home.
