Hamilton House 205 is a Silver 2-bedroom 2 bath Gulf Front Condo

Home Away from Home - Hamilton House 205 is a SILVER rated two-bedroom, two-bath Gulf Front Corner vacation rental located in Indian Rocks Beach. This spacious 2nd-floor vacation rental has a delightful décor and includes an over sized private L shaped Gulf Front balcony with a view of our beautiful white sugar sand beach. Plenty of balcony furniture to enjoy magnificent sunsets!

Vacation rental 205 has a balcony that is accessible from both the living room and main bedroom. It offers a full size, fully-equipped kitchen complete with appliances including microwave and dishwasher, stocked drawers and you need to enjoy dining at home. Flat Screen Cable TVs in the living room and both bedrooms, telephone with free local US and Canada calls along with free Wi-Fi are also provided.

Sleeping accommodations include one king in the main bedroom and 2 double beds in the 2nd bedroom. Both bathrooms offer single sink vanities. There is a walk-in shower in the main bathroom and a tub shower combo in the other bathroom. 205 has a Washer/Dryer, Central heat/air conditioning along with ceiling fans. Check-out maid service included. Bed Linens and bath towels are provided as well as beach towels.

The Hamilton House Resort amenities include Gulf Front swimming pool, sundeck, Charcoal grill, free parking, interior elevator system, stairs, pool restrooms and outdoor shower. Parking is assigned with 1 covered spot underneath and 1 spot in open lot. Limit two parking passes at check-in.

Maximum Occupancy: 6 persons (including infants). It is a Smoke-Free Vacation Rental. Sorry No Pets, trailers, RVs or boats.

The unit is ok, not great, but not bad. The master bath is updated pretty well, the the rust on the bottom of the show threshold is unsightly. Kitchen is outdated and in disrepair. The master bed was very hard and I found it hard to sleep well all week. Patio furniture is ok, just low quality stuff all around. Fridge has HVAC tape on the handle. Just all around a sub par unit compared to other units I have stayed in at the Hamilton House complex. Very close to beach, nice parking situation. Check in is cumbersome, having to drive to another condo complex to check in compared to other hosts who give you digital access via key code. Master bath fan does not work. Furniture is outdated. Basically a lot of outdated things and a nice master bath. Laminate peeling behind the sink due to water. Paint chips on serval corners. All these small issues just make it feel sub par. It was clean, no bugs, but not a high quality unit.

Great experience!

This place is now a favorite! The location is walking distance to nice restaurants - Guppy's was great and just a couple of blocks down the street. The condo was well furnished with everything you need - even beach towels. The balcony is large - pictures didn't do it justice! We enjoyed the sunsets from the balcony and beach - great views. Beds and furniture were very comfortable - big plus. Kitchen was well stocked, too. Overall an A stay. We'll be staying here again!

Relaxation with Amazing View

The property is small but the unit is huge compared to others I’ve stayed at. The view is breathtaking. The furnishings were super comfortable. The kitchen is well stocked. Even had storage containers. I liked that there were a couple beach chairs and umbrellas to use as well as beach towels. Nice pool though most people used the beach. Great location. Beach is right out the door. I would go back again for sure!

Another great holiday stay!

We enjoyed our stay for what's becoming our annual New Year's week at the beach. The condo has such a pretty view of the beach. A little bummed that so many local restaurants were still closed from the hurricane.

Hamilton House 205

This property needs some serious upgrades as well as necessities for a comfortable stay. Kitchen is poorly equipped and needs renovation. There are no placemats. There are no soap dishes in the bathrooms. Lamps are missing parts and a dining room chair was broken.

Great place, nice area, communication not great

We truly love the property. It’s pretty plain, and the appliances are old, but you can’t beat the location. The faults I have are lack of communication, and the fact that you have to drive 5miles to a different location to check in and check out. It would make way more sense to email the passcodes to access the condo, the morning of check in like most other VRBO properties. And last, I was less than amused that someone ( perhaps maintenance) was allowed into the condo without communicating this with us ahead of time.

Hamilton house 205

Most importantly what was really upsetting for us during our stay, was the fact that J.C. Resorts came into our condo without our knowledge or any kind of notice. Someone mounted the extinguisher on the wall in the kitchen and they didn't even bother to clean up their mess. When I called JCR about someone entering our condo without notice, they explained to me that it was an emergency and needed done. But they didn't feel it necessary to let me know someone entered our condo even after the fact.The sheets have seen better days. It was like sleeping on sandpaper. The kitchen is awful. Besides the fact that it needs updated, the sink was so small it was hard to wash bigger dishes. The dishwasher had food particles at the bottom. There was some kind of stain or dirt at the corner of the refrigerator. They didn't have any kind of grill tongs or spatula. The biggest pan was an 8 inch. The shower head needs cleaned. The shower water pressure was awful in both showers. I think the whole place needs a deep cleaning. The valance in the master bedroom is so filthy. There was a pair of underwear in one of the bathroom drawers. I didn't see a vacuum and the broom was disgusting with hair all over the bristles. Please be aware this is not a secure building. The door to the elevator was propped open during our stay. The grill is a joke no table to set cooking supplies.It is behind a parking space Literally in the bushes. The pool and common areas were maintained M-F.

Wonderful Stay

We had on overall great stay at The Hamilton House 205 condo. Very clean and spacious. Amazing views from the balcony and master bedroom. Good water pressure and air conditioning worked beautifully. Pool and parking area well-maintained. Kitchen dated but bathrooms updated nicely. Easy access to beach. Wasn't keen about there being carpet, however it's brand new so wasn't an issue. All appliances worked well. A starter toilet paper, bar of soap supplied for each sink, and dishwasher tablets supplied but otherwise quite bare. A Publix is nearby so not a big issue just don't expect more than salt and pepper. Ample supply of towels. The beach is breathtaking. Sand as soft as flour. My family had a wonderful time. Thank you! :)

Summer Vacay

My family really enjoyed our first stay in Indian Rocks Beach! The condo is just steps from the beach and huge balcony was perfect for meals and sunsets. Although the unit is a bit dated, it's clean, spacious and had everything we needed. We would definitely stay here again!

Overall another good vacation! A couple of caveats were the elevator was down when we got there for five and a half days, so being a disabled person it wasn’t easy having to navigate the stairs. Things break we get it! The other issue I have had for three years now is the path to get to the ocean, this year the stepping stones you navigate broke my rental wagons front wheels from being so bumpy. Then it’s pretty difficult when you get down to the steps to the ocean to do the ninety degree turn with very little room and a couple more steps. We really like it there and the people are very friendly and nice. Beach is never overly crowded and has a good atmosphere. Having little kids it is a great place for them to have lots of fun and it’s very close to several places to eat and shops.

Great location, great space great balcony and view.But! Old worn out kitchen Old worn out dirty furniture Beds are adequate but not great Poor lighting in bathrooms No communication with owners, only JC resorts management company, who are fantastic. Electronics are old, confusing and wiring is all over the place and outdated Walls are filthy and in need of paint Would stay here again if it got a complete Remodel.

Excellent!

Easy to book. Easy arrival, JC Property Mgmt staff all so very nice. Unit was perfect for us and was exactly as described and pictured. Carpet looked brand new and both baths have been totally redone and very nice. Loved the layout and being on the end with lots of windows. Balcony is big and gives beautiful views of the pool, gulf and beach. Definitely recommend.

Perfekte Lage

Wohnung ist perfekt gelegen und man kann zu Fuß zum Bäcker laufen. Hausverwaltung reagierte sofort, freundlich und gut auf unsere Probleme mit dem WLAN und den Wassereinbruch durch den Hurrikan Nicole.
