2nd Bedroom Suite: Two Queen beds and Smart TV. Includes an ensuite bathroom with a tub/shower combo.
Living Area: Open floor plan with a Smart TV and queen sleeper sofa.
In-Unit Laundry: Full-size stackable washer and dryer. For your convenience, coin-operated machines are also located right next door should you have additional laundry needs.
Connectivity: Free high-speed Wi-Fi included.

📦 START-UP SUPPLIES:
To help you settle in, we provide the following essentials as a one-time starter set:
🧻 2 rolls of toilet paper per bathroom & 1 roll of paper towels.
🧼 Hand soap, dish soap, dish detergent, and a sponge.
🗑️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
🛀 One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)

🚗 PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Convenient access throughout the building.

🌴 THE AREA:
Dining: Walk to Crabby Bill’s, Slyce Pizza, PJ’s Oyster Bar, or Lighthouse Donuts. A CVS is also within walking distance.
Explore: Bike and boat rentals are nearby. A coastal trolley stops nearby to take you up and down the coast for a minimal fee.

⚠️ IMPORTANT POLICIES:
🔞 Age: Primary guest must be 25+.
🕒 Check-in/Check-out: Self check-in is 4PM or later. Check-out by 10AM on departure day.
🌡️ Water Park: Closes if temperatures are under 60°F. (2 waterpark pass cards = entry for 4 people).
🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨

📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.

🕒 EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

🚨 STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.

Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Our stay was great! The place was very clean and just as advertised. The kids loved the water park and it was great that you got 4 feee passes daily. Loved the condo...not the water park

The condo itself was perfect for our family. All amenities you need and the beds were comfy! Gorgwous view of the bay! We choose this condo specifically for the water park as my kids are not big fans of the ocean. The staff at the water park were very rude and dis not honor the guest pass discount of half off. The website even showed discount prices and they wouldn't honor it for day passes. Overall we still had a great time. Location of condo is walking distance to beach, restaurants and more. Quick drive to Clearwater and Johns Pass.

We loved this condo. We loved the view from balcony and spent most of our time at the condo, on the balcony. Rooms were spacious, kitchen had all amenities we needed. We stayed here for 3 nights, was very impressed! My kids were so excited about the waterpark right out the door. I appreciated the very clear step by step instructions that were provided! Beautiful Views

We stayed at this well-stocked, spacious, and comfortable condo. The view from the balcony was breathtaking. It felt like we were taking an island vacation. We were looking forward to using the onsite Water Park, but it was still closed for repairs and maintenance. The kids were disappointed about that. Nonetheless, the family loved the amenities and felt right at home.

Have stayed at several condos on this complex. This one was one of the best. No problems at all. Beds Comfortable. Provided plenty of bath towels, beach towels, and beach toys. Very clean and neat. Nice overlook of intercoastal. Overall, Great, will definitely stay again!

new years getaway

This was our first time to Indian Rocks Beach. We came with our family (3 kids and grandparents) and stayed for 6 nights over New Years. At this time the days are short and the weather is nice, but not hot. As such, we spent more time in the unit than others would if they stayed a different time of year. The unit is basic and was equipped with only the essentials-even then items such as a strainer or cheese grater are not included. Often at short stay condos, the cupboards have other items left behind by previous guests (oil, spices etc) which is nice. Here, only salt and pepper remained. The furniture is basic and quite cheap. The couch is comfortable, but that fits only 2 or 3 people. The beds were OK, but the front bedroom could benefit from an option of curtains over the blinds (mornings are bright!). In contrast, the back bedroom is extra dark. There also weren’t any other fun ‘touches’, like a few games to play/cards. Good thing we brought our own. The splash harbour passes were a nice bonus, but given the time of year, they didn’t get much use as the days are short, temperatures cool, and the park is in shade much of the day. I chose this unit due to the exceptional reviews. On staying I would say this is an overall 2 or 3 star unit, but gets higher ratings due to its general location and responsiveness of manager. If the unit is just a place to sleep for you, then this one will do.

We had a wonderful time! With four kiddos in tow, it was a very quick and easy walk to the beach, the water park and restaurants! We loved having the beach chairs and wagon left for us to use and Debra was great to work with. Very family friendly property and the views off the back patio were incredible-we saw dolphins many mornings!

What a nice, clean place to stay! And a very convenient walk both to the beach and to a number of restaurants. The water park was OK. Our kids have frequented a better one, but this is still far more than a hotel pool. Five stars.
