THE SPACE Sunset Falls Estate was built for what most homes attempt and few achieve: a large group can feel together and still entirely at home, with room for everyone to find their own rhythm.
The home flows across three floors, with one great room that earns its name and an expansive deck for reading, long lunches in the fall sun, and gathering around the fire table on crisp evenings. Radiant heated floors throughout: every room, every bath, every shower floor. Sonos inside and out.
THE GREAT ROOM & CHEF'S KITCHEN Floor-to-ceiling glass on every west-facing wall. The view doesn't sit in the distance; it becomes part of the room, fifty miles across Connecticut, Massachusetts, and New York. Clerestory windows bring light down from overhead.
Open plan, generous in every direction. A two-story stone fireplace anchors the north wall, and the dining table seats 12. Outside, the deck extends the space: a gas fire table with cedar-framed sofas, chairs, and camp blankets for fall evenings, a second dining table for 12, and a Berkshires sky that's never the same.
The kitchen is serious enough for a private chef and comfortable enough for a group that wants to cook together: zebrawood cabinetry, black quartz counters, Wolf 6-burner gas range with grill, separate full-size Sub-Zero refrigerator and freezer, wine fridge, two Bosch dishwashers plus a Fisher & Paykel drawer for glassware.
THE INDOOR SPA SUITE The spa suite is located on the main floor just a step from the sunroom, which leads out to the main deck and all-season hot tub, with adjustable hydrotherapy jets at every seat. The custom cedar sauna is heated by traditional hot rocks and twelve built-in spa-grade infrared panels, and can be run wet or dry. The cold plunge is filled by a clear column of Berkshire mountain water, set to your preferred temperature and continuously filtered. Along with the steam room, the suite allows for a year-round, Nordic-inspired contrast experience. Turkish cotton robes and a heated towel rack are waiting.
SLEEPING SOUNDLY Five ensuite bedrooms and the Bunk Room across three floors, each with its own relationship to the view. Italian long-staple cotton sheets and duvets, heavyweight cotton robes, blackout blinds, and individual temperature control in every room.
THE PRIMARY SUITE: the highest room in the house. A king bed in floor-to-ceiling glass on three sides, positioned to wake to morning fog over the ridge and fall asleep under stars that city lights never reach. Milled cedar overhead. A private balcony with a private outdoor shower fifty feet above the ground.
A sitting room with linear fireplace, large media screen, and morning bar. Freestanding soaking tub on the tree line, a spa shower designed for two, and a double vanity hand-milled from Shagbark Hickory cut on the mountain. Private water closet and dressing area. Le Labo Santal 33 bath amenities.
FOUR QUEEN ENSUITE BEDROOMS: along the west face of the house, all sharing the same sunset. Two on the main level; two on the ground floor, each opening by glass door onto a private stone terrace. Glass-enclosed walk-in showers with heated floors and Le Labo Santal 33 bath amenities.
THE BUNK ROOM: the room kids love and nobody expects. Three queen-over-queen bunks (six queen beds) for kids and overflow, with cable-rail safety on the upper berths, hardwood stair treads, individual cubbies, Sonos overhead, and a west-facing window. A full bath and a powder room are directly across the hall.
THE TAVERN ROOM A proper ground-floor gathering room: low light, a stone wood-burning fireplace, an oversized U-shaped leather sofa, and an 85" screen for the big game. Pool table, shuffleboard, foosball, arcade games, and PlayStation. The hand-milled walnut bar has a built-in kegerator. A library nook holds books and board games. Step outside and the property's largest fire pit is waiting.
THE LAND The whole mountain is yours alone. Marked private trails, Upper Pine and Rock Ridge, wind past carved markers on mossy rocks, a bench placed where the view opens, and a stream crossing. Two fire pits, wood already stacked. Trout lily in spring, wild blueberry and mountain laurel by midsummer, maples turning first in fall, deer and fox prints in winter snow.
THE DETAILS Zoned heat and AC, and individual thermostats. Heated two-car garage. Ski room with racks, cubbies, and boot warmers. A fitness room with treadmill, elliptical, cable trainer, and free weights. An elevator serves all three floors for guests who need it. Fiber-optic gigabit wifi throughout. Roku on every TV: sign in on arrival, and it signs you out automatically on departure.
BESPOKE SERVICES Arranged through your dedicated concierge, before arrival or mid-stay: a private chef cooking seasonal farm-to-table menus in your kitchen, licensed in-house massage, full grocery delivery put away before you arrive, custom kegs from local Berkshire breweries, curated picnics anywhere on the property, pickup and drop-off at Albany, Bradley International, Boston, and New York City area airports and at the Wassaic (Metro-North), Hudson (Amtrak), and Albany-Rensselaer (Amtrak) train stations, and private transportation available for day excursions and evenings out. Service pricing is set by each provider.
EASY ACCESS Skiing: Butternut, our local mountain, is a 15-minute drive; Catamount, with night skiing, is 30 minutes; and Bousquet is 50 minutes north. Tanglewood and Jacob's Pillow for summer music and dance. And well placed for family visits to The Loomis Chaffee School, The Hotchkiss School, Salisbury School, Indian Mountain School, Berkshire School, and Miss Hall's, with room for the whole family, from interview tours, parents' weekends to graduations.
GOOD TO KNOW The mountain is rugged and largely untouched. White-tailed deer, fox, wood thrush, and the occasional black bear pass through. Firewood is stacked and fireside supplies are provided. Welcome provisions come from our local farms and artisan makers.
Weather on the mountain is real: the driveway climbs, and rain and snow are part of some seasons. AWD or 4WD is recommended December through March, and your concierge will share road conditions before arrival.
A supplemental rental agreement is signed at booking, and a $10,000 security deposit is required, refundable after checkout if no damage occurs.
