Welcome to The J Luxury Villa! 



The J offers you a beautifully appointed Estate with 6 private bedrooms & luscious, landscaped grounds in an exclusive neighborhood. The J is nestled between the Southampton Village and Hampton Bays with proximity to Shinnecock Hills, CC & Coopers Beach.



Enjoy the gorgeous heated gunite pool, 90 jet hot tub, outdoor shower, sauna & Steam Shower. Fabulous gym, smart LED TVs, (2) Home Theaters, state of the art - chef's kitchen and Sono's music system that allows you to control all music with your smartphone.



The space



Independent of your booking, and to compliment your accommodations, we have partnered with Gina of GMC Estate Solutions to offer you Concierge and Private Event services. Concierge services include but are not limited to, Grocery Service/Deliveries, Massages, On-site Yoga or Workout Training, Golf Course Reservations, Winery Tours/Reservations, VIP Off-Site Dinner Accommodations, In-house Private Chef Dinners, Private Yacht or Boat Rentals, Clambakes on the Beach and so much more!

Gina have created complete customizable indoor and outdoor J Private Event packages include Weddings, Engagement Celebrations, Proposal Set Up, Bachelorette or Bachelor Parties, Milestone Celebrations & Birthdays (of any age), Bar & Bat Mitzvah’s and many other celebrations not listed here.

Let us help you plan and arrange everything for your special event including but limited to decorations, table scapes, music/ entertainment, tenting and porta potty rentals, catering, desserts and much more! Her services are limitless providing you one person / one contact to fulfill your event dream. With over 40 years of event experience,  we will be your trusted partner at the J. Guest Access



Rent the entire estate when booking from 11-14 people and only the 1st & 2nd floors when booking from 1 - 10 people. Contact Joseph your host if you are interested in adding the lower level for additional fees below (11) guests booked.



Other Things to Note



Pool heating is available for an extra fee if needed. The pool has sun all day long and heating the pool is rarely needed except in the off-season. Removable Pool child fencing available for families with young children.

Arrived to find the property unclean, beds stripped, dirty towels hanging in the bathrooms, dirty toilets, and dirty kitchen counters, sink and dishwasher. Obviously no cleaning crew was scheduled. Upon contacting the owner, he stated “I didn’t think you were arriving until tomorrow”. Then he agreed it was entirely his mistake, and a cleaning crew arrived 2 hours later, completing the work 4 hours after our arrival. We went ahead and cleaned the kitchen ourselves, asking house guests to delay moving in and we ate our dinner outside on the deck while the crew worked. The owner acknowledged I would be looking for a credit of some kind to address this delay. Upon communication after our stay, he simply offered his apology. Said he paid his cleaning crew double and that was all he could do. When you sell a home use by the hour and you don’t get your time, would you appreciate a owner that steps up and credits you for the embarrassment of his failure and want to make it right? Yeah. That didn’t happen. Renter beware, we won’t be back.

Best Bach ever!

I had a large group of girls for my bachelorette and was looking for a good mix of fun and relaxation. The house offers just that and slept us all perfectly. Great communication with the owner and the place was immaculate!

A beautiful house with a stunning deck

Joe was an amazing host - always responsive from the moment of booking throughout the entire stay. The kitchen was a chef's dream - spacious and stocked with every appliance, seasoning, etc you can think of. We were a group of 8 and cooked family dinners each night. The highlight of the property was most definitely the deck, which was beautifully decorated and with a perfect amount of seating. Neighborhood was very walkable and it was a very short drive to the beach! I would note that there are less full bathrooms than expected, with the main floor bedroom having to use either the outdoor shower or share with the 2 upstairs bedrooms. Also, beautiful master bedroom closet advertised in the photos was not accessible to us. Other than that, it was a perfect stay and we will definitely be back!

The house and property are beautiful and well maintained. Luxury products in the bathrooms. Plenty of towels! Loved the pool and outdoor space. Joseph was easy to communicate with. Overall we had a great time!

Great weekend getaway!!!

The house was very clean and filled with different amenities and gadgets. The outside area was huge and had tons of seating for the whole group! Joe was very responsive and helped us with whatever we needed. Would definitely recommend this house to large groups!!!

Great stay at the J!

I just got back from a stay at the J with a group of girlfriends in our 30s for my bachelorette party. Joseph’s house is beautiful, exactly as advertised, and feels comfortable and luxurious! There was plenty of space for everyone to sleep comfortably and spend time together without ever feeling crowded. The open kitchen and living room is perfect for groups, and the outdoor space is everything you’d need for a fun and relaxing stay. We spent most of our time out on the pool deck - there’s also a beautifully kept yard. It was a quick ride into town, so people were able to check out shops and go out to bars/restaurants, too. The house is stocked with plenty of necessities (well stocked kitchen, plenty of towels, toiletries, trash bags, etc), and the beds were very comfortable. Joseph is very communicative and easy to reach, and I appreciated his hospitality. Everyone was so happy with our stay and I would love to come back!

AMAZING, MAGNIFICENT AND HEAVEN

I am a travel agent in the LI area and I was blown away by everything. Joe has the best customer service I have ever experienced. He answered every single question I had and we spent time talking about places to eat, what to do, how to handle logistics, beach details and the ease and use of his home. Joe offered us so much extra to help accommodate our needs and be sure our time in Southampton was a vacation with 11 teenagers. His home was a smart home and easy to use all the fancy and up to date appliances, electronics etc in the home. The place was immaculate and so well kept. The master bedroom and bath was something you would only dream of with a private deck to watch the sunset. WOW. The backyard was an oasis with lounge chairs, couples lounges, hot tub, umbrellas, dining area, firepit and a shower. There was nothing missing. We loved having the washer and dryer to use for bathing gear and towels and not to have to come home and do laundry. Everything was thought of. Joe's hospitality is top notch and we plan to be back soon. Our family and friends had a ball and Joe really cares about YOU. I highly recommend The J and experience a piece of Heaven!!! You will not be disappointed.

Sweet 16

Joe is very hands on. He wants to make sure everything goes well for both himself and his guests. Joe is available for all communications throughout your stay. We had guests come out to spend time with us and everyone absolutely loved the house and property. Thanks Joe for creating a space for my daughter’s to spend quality time with their favorite people while celebrating their sweet 16.

Renter Beware

We held our small and intimate wedding at Joe's property in early August 2021. Despite the host Mr. Demeri's best efforts (see below) we managed to have a great few days. However, I would strongly caution future renters in their dealings with the host. - Mr. Demeri arrived at the property the day after the wedding. My personal experience over the years of renting is that the host leaves the guests alone during their stay - Mr. Demeri suggested we leave food / alcohol / flowers from our wedding behind for his personal consumption - Mr. Demeri was sure to emphasize to us that cameras are all over the property, unclear if that meant inside also - Upon check out the cleaning staff arrived at 9 am even though the check out time was 11 am. This left myself and my family in a rush to gather our belongings in a rush to stay out of their way - Most shockingly, Mr. Demeri attempted to retain a security deposit we had given him to assuage his concerns over holding the wedding at the property. Subsequent to the wedding, he claimed the deposit was in fact a fee and that he would not be returning ANY of it. We had left the property in immaculate condition and we even did a walkthrough with Mr. Demeri prior to our check-out (at our request) to confirm the same. He also claimed we had tried to hide the wedding event from him when in fact we had been sure to get his approval to hold the wedding prior to even booking the property in the first place. When presented with indisputable evidence of the same, and where we unfortunately, had to threaten legal action, Mr. Demeri eventually returned the full deposit, confirming this was nothing more than an attempted money grab. While it is certainly a nice property, I would still emphasize caution is warranted when dealing with Mr. Demeri or when booking this property (document everything!!). I'm sure Mr. Demeri will have a different account of the situation but it is evident honesty is not one of his finer qualities. Renter beware.

Another wonderful stay at our favorite house!

Second year we have stayed at this property and our time here this year was even better than last year - newly renovated master suite was impressive! More than enough space for our group (6 adults, 5 kids) - kids absolutely loved the games on the lower level! We even had bad weather and we’re able to enjoy the hot tub and pool. Joseph was super responsive to any issue or question and was very easy to work with- can’t wait to go back!

Hamptons Dream Stay!

Our stay at Joseph's Hampton's estate was absolutely picture-perfect! Check-in was seamless with a beautiful personal tour of the stunning property inside and out. Joseph's home and grounds were immaculately manicured and spotless. The updated Sonos technology and master suite are truly straight out of a movie. We spent most of our stay in Joseph's spectacular yard, lounging in the beautiful pool and luxe hot tub. Our group of friends and family did not want to leave! Joseph was communicative and super accomodating throughout our entire stay. 12/10 would recommend! Thank you so much, Joseph, for having us!

Perfect house for our group!

Joseph’s house was perfect for our stay! Our group loved the outdoor space and common spaces (kitchen and living room)! Spacious bedrooms and lots of great aventurine throughout the house. Perfect location - close to Main Street restaurants and shopping. Would recommend to anyone looking to stay in the Hamptons. .

Beautiful house

Beautiful house. We had a group of 11 adults, teens, and kids, and we all had a wonderful time. Pool is huge, well kept and amazing. Great kitchen -- we cooked in the kitchen or on the grill most nights. Beautiful patio and outdoor furniture for dining/drinks outside. Amazing master suite and all the other bedrooms/bathrooms were very nice and comfortable as well. Joseph is a terrific host and showed us great hospitality. He was quick to answer any questions we had about the amenities in the house. Highly recommend this house and host.

Beautiful, clean home...Perfect family getaway

Our family enjoyed our stay at Joe's beautiful home in Southampton. We received a warm welcoming by Joe and Laura upon our arrival along with a tour of his beautiful home. The house is "immaculate" ....VERY clean! The home is updated with a beautiful master suite, new technology all over the home..... We spent a lot of time outside on his beautiful deck w/ pool & hot tub. Kids loved playing "pool" in his basement. Joe provided us with a complete list of nearby restaurants and activities. ALL the restaurants he recommended were wonderful! We also went to Cooper's beach which is only a 5 minute drive. HIGHLY recommend!

Property was perfect for us. Lots of space to sit outside and enjoy the beautiful pool. Bedrooms were all very comfortable. The house had everything we needed, even more than we expected. Joe was incredibly responsive. The few questions we had, he responded within minutes. We had a fantastic trip!
