Our home is located in Christmas Valley which is an area well loved by locals, known for being very safe and for getting the most snow in South Lake Tahoe! It`s a great spot to spend a quick ski weekend with friends or an extended holiday with the family. We are in the perfect location to ski multiple ski resorts but we are a bit closer to Kirkwood Ski Resort which is a lesser known, world class resort with shorter lift lines and miles of terrain! Come check out our Winter wonderland!

Important Info → Our home is unfortunately not pet friendly so please leave your pups at home. → Even though our home is on the Truckee river, there is very short walk through the natural landscape to get there. → Like most homes in Tahoe, this home does not have AC. If coming during July or August, it can get into the high 80s but we do provide fans. → After you book, you will be asked to sign a rental agreement. → The total occupancy does not include small children - extra kids under 5 are welcome. → Our home was a 5-star rental for many years. While we re-grow our review base, please be kind ◡̈ → In the snowy months we recommend all vehicles have AWD/4WD & carry chains. → The fireplace at our home is wood burning but the flue system is a bit complicated so please read the instructions before use. → We have electric baseboard heating. Please help us conserve energy by turning down when not in use.
Our guests will have access to the entire property with the exception of a few locked owner closets.
You will check in by going right to the home using the digital keypad located on the front door. Your code will be the last 4 digits of your booking phone number followed by check mark and will activate at 4pm. You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 5pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.
Christmas Valley area of South Lake Tahoe is a very quiet area off the beaten path. You are about 5 minutes to Holiday Market and other restaurants in Meyers but you feel like you are much farther away from town. This quiet county neighborhood is best for families and those looking to relax. Just a short walk or bike ride from this home are miles of forested hiking and biking trails.

We recommend having a car. Other transportation options: Uber, Lyft and local taxi.

LOCAL VACATION RENTAL LAWS. → Occupancy - We can’t have more people in the home than what we are permitted for. → Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm. → Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day. → Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense. → Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee. → Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home. ***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.
SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.
WALK WITH CARE. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways get walked on and become icy. Our decks and steps might also be higher and/or without railings so be careful. We are not liable for any falls or slips.
PETS. This home is NOT pet friendly. The owners may have a pet allergy so it’s important to respect this rule. We prefer to host service animals at one of our pet friendly homes. We have exterior security cameras so we will know if you disregard this rule. Bringing a pet will result in an automatic charge of $250 per pet and possible eviction.
DRIVE WITH CARE. Our home is located in a residential neighborhood where the speed limit is 25mph. Please drive with care when coming to and from our home.
TOWELS. We supply one bath towel and one wash cloth per occupant. If you feel you will need more please bring more towels with you.
