Upon entering, our guests are welcomed with a spacious living area with SOFA, TV and a fully equipped kitchen, which is perfect for both long and short term rentals !

Linens| We love having a good night sleep, we offer full linens of the highest quality for our beds. We also provide 2 towels each, for each one of our guest.

The apartment is situated in the heart of Sliema, many things such as convenience shops, coffee and many amenities all are within walking distance of the apartment.
This location is perfect for both long and shorter rentals, as it is close to all amenities, schools and even the promenade.
The apartment is situated in the centre of Sliema, this is a huge advantage as the bus stop is within walking distance from the apartment.
The links of the bus are great, and main areas are all directly reached with the system.
Free parking is available around the surrounding area (subject to availability)
Very important notes before booking:
1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)
2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.
3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)
4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.
5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.
6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.
7. What is included in the apartment ? (Generally includes for the first 3-5 nights)
- Shower gels - Liquid Soap - Toilet paper (2 rolls per bathroom) - Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage - Garbage bags - Linens for the bed - 2 Towels per person
8. Once the booking is confirmed we will also create a WHATSUP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.
9. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest. 🛎️ Additional House Rules & Important Notes

2. A Note on Nature 🐜☀️ During Malta’s warmer months, occasional sightings of ants or cockroaches can happen — it’s part of our sunny island life. We do take prevention seriously and provide sprays and traps when needed.
3. Check-In & Check-Out 🕒 * Check-in and check-out times must be respected. * Early check-in/late check-out is subject to availability and can’t always be guaranteed — but we’ll do our best when we can!
4. Self Check-In 🔑 Self check-in details and step-by-step instructions will be shared 24 hours before your arrival.
5. Waste Disposal & Local Fines 🚮 You’ll find waste collection schedules in your check-in guide. Please place waste only at the designated times — as local authorities monitor the streets, and incorrect disposal may result in fines.
6. Essentials Provided 🧴 We want you to feel right at home. Here’s what we provide for your stay: * Shower gel * Dish soap * Toilet paper (2 rolls per bathroom) * Dishwasher tablets (if applicable) — enough for 3–5 nights * Garbage bags * Fresh bed linens * Towels (1 set per guest)
7. Guest Policy 👥 Only guests included in your booking are allowed to stay overnight. If you’d like to invite an additional guest, please let us know in advance — a nightly charge may apply, and approval is required.

9. No Smoking Indoors 🚭 Smoking is strictly not permitted inside the property. Tampering with or removing smoke detectors will incur a charge.
10. Damages & Missing Items 🧾 Any damages or missing items will be charged to the booking guest. We ask you to treat the space with care and respect.
