• Registration: All guests must register at the BBR Welcome Center upon arrival.
• Smart Lock: You will receive your personal key code via email 48–72 hours before check-in.

📝 Important Notes (Fees & Rules)
Financial & Fees
• BBR Resort Fee: A 12% recreation fee is required by the Ranch for access to pools, gyms, and tennis courts.
• Hot Tub Maintenance Fee: (Listed as `Community Fee`) This ensures your private tub is professionally cleaned and balanced for your arrival.

House Rules
• No Smoking: Strictly prohibited anywhere on the property.
• Quiet Hours: 10 PM – 8 AM. Please respect our neighbors.
• No Parties: Exceeding the guest limit or disruptive noise may result in penalties.

Additional Requests (Check-out Instructions)
• Dishes: Please place any dirty dishes in the dishwasher and start the cycle.
• Linens: Please leave used beds unmade; Leave linens and towels on floor
• Trash: Please place all tied trash bags in the designated outdoor bins.
• Lock Up: Please ensure all windows & doors are locked
• Smoking is not allowed on the property at any time.
• Please use all furnishings and appliances for their intended use.
• Pets are allowed at the house. Mandatory pet fee will apply.
• Pet rules: no pets on furniture, pick up waste, no unattended pets unless crated, keep on leash outdoors, report accidents immediately, guest liable for damage.
• Renters must display parking pass at all times. Failure to display may result in ticket or towing of vehicle at vehicle owner`s expense.
• No children under the age of 12 permitted in the hot tub without adult supervision.
•Never stand on hot tub cover. Renter will be responsible for any damage due to misuse.
• All guests and vehicles must register at the Welcome Center upon arrival to Black Butte Ranch.
