Enjoy the privacy of your own hot tub at the home, along with access to the community’s Aspen House and Lake House amenities, including a heated outdoor pool, additional hot tubs, fitness center, wellness room, fire pits, and access to Lake Everist for kayaking, paddle boarding, and fishing.
With 4 bedrooms, 4.5 bathrooms, and space for up to 10 guests, Summit Safari offers a sophisticated yet comfortable layout ideal for families and groups. The main level features a serene primary suite with a king bed and panoramic views, an open-concept living area anchored by a modern kitchen, and a dining space designed for gathering. Step onto the private balcony to enjoy al fresco meals beside the outdoor fireplace while taking in the surrounding peaks.
The lower level is designed for relaxation and retreat, featuring a second king bedroom with a sleeper sofa, a full bathroom, and a secondary living area that opens directly to the deck and private hot tub, an ideal setting to unwind after a day in the mountains.
Upstairs, a second primary suite with a queen bed, an additional guest bedroom, and a third living area with a sleeper sofa provide flexible space for families and groups to spread out comfortably. Whether gathered around the fireplace, soaking in the private hot tub under the stars, or exploring the surrounding alpine landscape, Summit Safari offers a mountain experience defined by comfort, ease, and understated luxury.
Perfectly positioned in Silverthorne, the home offers effortless access to world-class ski resorts including Breckenridge, Keystone, Copper Mountain, Arapaho Basin, and Vail, as well as year-round recreation including hiking, biking, and lake activities.
Every detail of your stay has been considered, with each home stocked with essential starter supplies and high-quality linens to ensure a seamless arrival experience.
Guests also enjoy full access to Summit Sky Ranch’s resort-style amenities, including the Aspen House, heated pool (open all year round), hot tubs, lake, and inviting community spaces throughout the neighborhood. Please note these amenities are shared and located within the community, not at the home itself.
The Aspen House features an outdoor heated pool, hot tubs, fitness center, wellness room, community lounge, and outdoor fire pit. The Lake House offers additional hot tubs, fire pits, grills, and access to Lake Everist for fishing, kayaking, and paddle boarding.
Hours and availability are subject to change, and guests may be required to sign a liability waiver prior to using community amenities.
Beyond the community, guests can enjoy endless outdoor recreation nearby including skiing, snowshoeing, sledding, ice skating, hiking, mountain biking, and water sports on Lake Dillon, along with shopping and dining in Silverthorne, Frisco, Breckenridge, Keystone, and Dillon.

These fees will be deducted from any refund issued, regardless of the timing of the cancellation.
Rental Agreement
This Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).
Recitals
A. Owner (“Owner”) owns the home (the “Property”) located at the address listed on the short-term rental reservation website or OTA (the “Reservation Website”). B. Owner engaged Summit Sky Ranch Homeowners Association, Inc., a Colorado nonprofit corporation (“SSR”), to manage the Property and SSR has used the Reservation Website to rent the Property to potential guests. C. Guest (“Guest”) made a reservation on the Reservation Website to occupy the Property for the period of days reserved on the Reservation Website and desires to enter into this Agreement with Owner and SSR, subject to the terms and conditions below.
Agreement
SSR rents the Property to Guest on behalf of Owner and Guest rents the Property from SSR on behalf of Owner, together with the nonexclusive access to and use of the amenities of Summit Sky Ranch, for use only as a residence, and subject to the terms and conditions of this Agreement. The term “Guest’s Occupants” as used in this Agreement refers to Guest’s invitees, licensees or guests. 1. Property Rules. In addition to all rules, terms and conditions described in this Agreement and on the Reservation Website, Guest and Guest’s Occupants will comply with the rules applicable the Property or provided to Guest at or prior to the Guest’s check-in date on the Reservation Website. The parties agree that no tenancy is created by the execution of this Agreement. 2. Rental Period This Agreement shall commence on the Date of this Agreement and shall expire on the check-out date (“Check-out Date”) set forth on the Reservation Website at 10 a.m. (the “Check-out Time”), unless terminated at an earlier date in accordance with the provisions of this Agreement. Guest is required to check-in and check-out according to the procedures specific to the Property as provided on the Reservation Website. Guest can request an early check-in/late check-out in advance. SSR may grant the request in its sole and absolute discretion. Entering and occupying the Property before the Check-In Time may result in additional charges and acceptance of the Property in its as-is condition. If Guest fails to follow the correct check-out procedures, SSR reserves the right to charge Guest additional fees to recover the cost from such failure, including one additional day of the Fee (defined in Section 4 below) plus all fees and taxes. SSR will use commercially reasonable efforts to have the Property ready for occupancy by the Guest at Check-in Time.
2. Guest is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned.
3. SSR Access to Property SSR or SSR’s employees and agents shall have the right to enter the Property, during reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or, at any time, in cases of emergencies, but SSR shall not unreasonably interfere with the quiet enjoyment of Guest and will provide to Guest advanced notice whenever possible.
4. Reservation Costs Guest shall pay the rental fee (the “Fee”) and any security deposit amount (the “Security Deposit”) set forth and at the time designated on the Reservation Website to occupy the Property in accordance with the policies on the Reservation Website. The Reservation Website will automatically charge the Fee due on the credit card provided by Guest in accordance with the policies set forth on the Reservation Website. If Guest fails to timely make any payment when due, or if Guest’s credit card declines any charge by the Reservation Website for any reason, SSR reserves the right to terminate this Agreement and SSR may retain all amounts previously paid by Guest in accordance with the policies set forth on the Reservation Website. The Reservation Website will collect and refund the Security Deposit pursuant to the policies set forth on the Reservation Website provided no damage is caused during Guest’s stay, subject to the provisions of Section 8 below.
5. Property Damage/Violation of Rules. Guest is liable for any or all damage to property, common areas of property or common areas where amenities are available to Guest, due to the negligence and other actions of Guest or Guest’s Occupants. Guest shall keep and maintain the fixtures, furniture and electronics of the Property in as good as condition as received. Guest acknowledges and agrees as follows: (a) Guests: No other persons shall occupy the Property at any time, except those registered in this Agreement. Occupancy of the Property is limited to the number of occupants permitted for the Property. Violation of occupancy limits can and will result in Guest and Guest’s Occupants being removed from the Property, and forfeiture of Guest’s Grand Total, including, without limitation, the Security Deposit. (b) Summit Sky Ranch Amenities & Aspen House: Guest and each of Guest’s Occupants must read and understand the Aspen House and any other Common Area rules and sign an Amenity Waiver prior to use. Guest will be charged for any damage caused by Guest or Guest’s Occupants and SSR may terminate this Agreement for Guest’s or Guest’s Occupants’ violation of the Aspen House and any other Common Area Rules. Should the Aspen House or any other amenity become unavailable due to routine maintenance or for any reason, Guest is not entitled to any compensation or refund. (c) Noise: Guest and Guest’s Occupants shall not make or permit any excessive, disturbing or annoying noise in or on the grounds of the Property or permit such persons to do anything that will interfere with the rights, comforts, or conveniences of neighbors or other persons in the surrounding area. No noise is permitted after 10:00pm. (d) Consumption of Alcohol: There shall be no consumption of alcoholic beverages in or on the grounds of the Property or community by any minor under twenty-one (21) years of age.

The home was beautiful and was equipped with everything we needed. The entire family enjoyed their stay and each floor had a living room area for the families to have their own time. Centrally located with other mountain towns only 25 minutes away. Definitely will come back!

Great home in a majestic setting
We took the whole family (adult children) and had plenty of space to enjoy each other and get some quiet when we needed it. The amenities really added to the experience, we all enjoyed the Aspen House. Silverthorne offers a great central location for all the great experiences Summit County offers. And btw, we had a private chef prepare dinner one evening and he said the kitchen was perfectly outfitted for his prep and service!

We will come back! This property is high-end located in the beautiful, quiet Summit Sky development. The location in Silverthorne gave us access to several sky slopes. And the development community facilities give an added vacation dimension of family activities for all seasons. The house was in excellent, like-new condition with a list of amenities that covered all of our needs and more--especially in the most important areas. The bedroom and living space as advertised met our expectations and more: It was comfortably roomy on all floors. The kitchen is fully stocked for all family informal or gourmet needs and the grill is natural gas, large and in good shape. Even the kitchen cabinets and drawers are aptly labeled--a real help. The floor-based heating keeps the temp uniform throughout the house which adds an extra comfort to the bathroom floors. The garage too is heated to 55 and contains a drain with a hot and cold faucet. The hot tub is high quality and was in good working order and clean. The AV and internet electronics were in all rooms and worked well, too. Although pricey if only focused only on skiing, it worked perfectly for our crew of 7 with grandparents, parents and three boys. It's hard to find any vacation rental that can cover as thoroughly as this unit did. As said, we want to come back and are considering a summer vacation with Summit Sky.

Wonderful property.
Wonderful property. Would have liked a little more flexibility on hours for community pool, hot tubs, clubhouse, etc. as we weren't able to use them. Initial questions with reservation team were answered and very helpful and responsive. Early check in policy is a little tight and charging for access by the hour seems a little excessive.
