Located in Shoreham-by-Sea, a vibrant coastal town on the stunning Sussex coast that perfectly blends historic charm with seaside tranquillity this property is ideal for those looking to explore the bustling city of Brighton to the east and the scenic South Downs to the north. Shoreham-by-Sea offers a wonderful escape from the everyday hustle and bustle. The town's picturesque harbour is a focal point, where you can watch boats drift by while enjoying a meal at one of the waterfront restaurants or cafes. History enthusiasts will appreciate the town's rich heritage, including the ancient St. Mary de Haura Church and the quaint streets of Old Shoreham. The beautiful shingle beach is perfect for leisurely walks, picnics, or simply soaking in the sea views. For those who enjoy outdoor activities, the nearby River Adur provides opportunities for kayaking, paddleboarding, and riverside cycling. With easy access to the cultural delights of Brighton and the natural beauty of the South Downs, this is an ideal location for a relaxing and enriching coastal holiday.

There is also a shower room – perfect for washing sandy toes after a day at the beach. Completing the ground floor is a handy utility room. Heading upstairs to the first floor, you will find the main living area – an open plan lounge /kitchen/ diner. Relax after a busy day exploring the local area on one of the two comfy sofas and catch up on your favourite programmes on the TV with Roku. A well-equipped kitchen offers everything you may need for whipping up delicious family meals which can be enjoyed at either the breakfast bar with chairs or the dining table. French doors from the dining area lead out onto a small balcony. Heading up to the second floor you will find two bedrooms: a king-size and a double and completing this floor is a family bathroom with a walk-in shower and bath.
Outside you will find a secluded beach garden with a patio table and chairs to enjoy outside entertaining and a balcony with seating for enjoying a morning coffee.
