The Happy Haven is a cozy 3 Bed (King, Queen, Twin Bunks) 2 Bath, Real Log Cabin in Sevierville, TN! Sleeps 6-8. This cabin is nestled in the wood and is all about the location! Easy to access - No steep mountain roads! Close to the Parkway in Pigeon Forge but offers a quiet place to unwind. Cozy living room, fireplace, stocked kitchen, washer/dryer, Wifi, pool table, foosball, board games, outdoor grill, hot tub to relax in and enjoy that wooded view! Start planning your adventure!

The Space:
INSIDE
First Floor
Offers a family friendly, open living space including a gas fireplace, smart TV, board games, large windows, sleeper sofa, chairs, dining area, fully equipped kitchen, coffee bar, full bathroom with shower/tub, bedroom with a queen-size bed, washer/dryer, iron, and ironing board. Kitchen small appliances include a Keurig, coffee pot, microwave, toaster, and blender.

Second Floor
Offers two loft areas. There is also a full bathroom with a jacuzzi tub, a king size bed, twin bunk beds and a pool table.

OUTSIDE
The porch wraps the entire cabin and provides quiet, wooded views, a *new* hot tub, charcoal grill, foosball table, multiple seating areas to include a picnic table for outdoor dining, & string lights to provide fun lighting after dark. There is parking on the driveway for 2 cars. The bear proof trashcans are located off the driveway.

There is enough parking for two full-sized vehicles.

KEYLESS ENTRY
No keys to lose or to return. This property provides secure, keyless entry with an Schlage Smart Lock. You will be provide a code prior to check-in to use during your stay.
HOT TUB: Please note that hot tubs may take hours to heat up. Depending on what time the property was cleaned, and\or the time of your arrival, your hot tub may not be hot upon arrival.

OUTDOOR GRILLE: A *NEW* charcoal grill is provided for your use and located on the wrap around porch, making it nice even on rainy days. Please make sure you put ashes inside the provided can. Charcoal is not provided.

OTHER AMENITIES: We provide linens, towels, shampoo, conditioner, hand soap, toilet paper, paper towels, dish washer pods and trash can liners. Think of these amenities as a "starter kit". We recommend you bring additional items appropriate for your stay duration and plans but there is both a Kroger and Publix grocery store very nearby - 5 mi.



HOUSE RULES
-Smoking is NOT allowed. Drugs and firearms are not allowed on the property.
-Pets are NOT allowed.
-Quiet time at 10 pm.
-No parties are allowed.
-Windows should be closed at all times and doors closed when not in use. Small critters (spiders and raccoons) and large critters (bears) will come in if they have a way to get there.

People other than those in the guest party set forth in the on-line agreement may not stay overnight on the property. Only registered guests are allowed to stay overnight in the cabin. Please book for the correct number of people in your group. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 6 people are allowed in the cabin at any time. If the occupancy limit is exceeded you may be evicted and all payments and deposits will be forfeited. Any other person in the property is the sole responsibility of the guest.

Guests should not create excessive noise at a level that disturbs neighbors; quiet hours are from 10 pm-8am. If you plan to party do not book this cabin. It is our home and you must treat it with respect.

The cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

This is a NON SMOKING cabin. If you smoke inside the cabin you will be charged $250, plus the increase in cleaning fee, plus any damages.

Garbage: Any garbage must be stowed in the proper bear-proof garbage cans, located outside, just off the driveway.

Housekeeping: Be advised you have to clean up after yourself. There is no daily housekeeping service included in the rate. Bath towels and linens are included in the cabin but daily maid services is not. We do not permit towels or linens to be taken from the cabin. Check out is at 10 am. Before you leave we ask that you:
-Please empty the refrigerator and take all trash to the bear proof cans in the driveway.
-Please load all dishes in the dishwasher and run a normal cycle.
-Place all towels on the floor of the first floor bathroom.

Hot Tub: The hottub is cleaned and the water emptied after each stay. It may not be up to the regular temperature at the time of your arrival. No children under the age of 18 permitted in the hot tub at any time without adult supervision. Use the hot tub at your own risk. The hot tub is ready for you and should be set no lower than 100 or more than 104 degrees at all times. The hot tub cover is functional. Do not stand on the hot tub cover. They are designed for insulation purposes only and cannot support a person. They will break and you may be charged. When not using the hot tub, leave the cover on so the tub will stay warm.

Fireplace: The fireplace is NOT operational from April 1 to October 1. It is a non-vented propane gas log fireplace. Do not throw any items into the fireplace.

Water and Septic: The cabin is on well and septic systems. The mineral content is high. During a drought, the well water may have an odor. The septic system is very effective; however it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. If it is found that anything other than toilet paper is flushed and clogged the system, you could be charged damages of $1000.

Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend a four-wheel drive vehicle during the snow months. We do not refund due to road conditions.

Only use appliances for their intended uses.

Keep the cabin and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. Any damage to any item in the cabin including the couches, chairs, tables, TVs, pool table, foosball table, hot tub, beds, sheets, towels, pillows, etc are the responsibility of the renter. If you cause damage, notify us immediately. The cabin is looked at before arrival and after departure. We will find out and charge you regardless.

Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through VRBO/HomeAway assigns your consent to all listed under “House Rules”
