New, fully equipped kitchen with gas hob, oven, refrigerator (fresh water on arrival), Nespresso machine with capsules, and utensils.
Local extra virgin olive oil, salt, sugar, and pepper are also available.

Comfortable environment with sofa, TV with Amazon Fire Stick (Netflix, Prime, etc. with personal accounts) and fast WI-FI, air conditioning, mosquito nets, and soundproof windows for greater comfort.

Full bathroom with shower, lighted mirror, powerful hairdryer, towel set, and complimentary toiletries (shampoo and body wash).
For longer stays: 6 kg washing machine with detergent and fabric softener, iron and ironing board, drying rack, and clothes pegs.

🔑 ACCESS TO THE HOME (SIMPLE AND CLEAR):
The apartment is on the FIRST FLOOR and can be reached via external stairs (there is NO elevator).
If you have luggage or heavy suitcases, don’t worry: we’ll gladly help you upon arrival.

The setting is a private residential complex: the entrance is shared, while the apartment is entirely and exclusively yours, so you can enjoy total freedom and privacy.

All areas described in the listing are fully and exclusively available to you during your stay.

• CHECK-OUT: by 10:00 AM

Whenever possible, check-in is in person with our staff by 9:00 PM, so we can welcome you and explain everything calmly.

If you arrive later (or prefer full independence), no problem: SELF CHECK-IN is available, with key pick-up at a point near the home that we will share shortly before arrival (with full instructions).

• Mosquitoes in the warm season.
As in all seaside areas, during the summer months you may encounter mosquitoes.
The house is equipped with mosquito screens to ensure comfort during your stay.

• Beach and neighborhood in high season.
In the peak summer months, the beach and the surrounding homes may be busier.
Despite this, the house maintains privacy and independence, within a tidy and quiet residential setting.

🅿️ PARKING NOTE (TRANSPARENCY):
Parking is in the condominium courtyard, accessed through a gate. It’s a shared area among residents and spaces are available until full (not assigned or exclusive).
Usually there is a spot available, but we cannot guarantee availability at all times, especially during peak season.

📺 TV NOTE (TRANSPARENCY):
The TV works in Smart mode via Fire Stick.
There is no antenna, so traditional channels (RAI, Mediaset, etc.) are not available in the “classic” way, but can be accessed via apps (e.g., RaiPlay and streaming services with personal accounts).

📜 HOUSE RULES TO KNOW AND ACCEPT BEFORE YOUR STAY:


📝 CONTRACT + 🆔 IDENTIFICATION (MANDATORY):
After booking you will receive:
• the Tourist Rental Agreement to be digitally signed — we use the written form as required for rental contracts (Law 431/1998, art. 1(4) + Decree Law 50/2017).
• the link for ID document registration, required for reporting to Public Security authorities (art. 109 TULPS / Alloggiati Web).


🗑️ WASTE DISPOSAL (MANDATORY):
Separate waste collection is mandatory and must follow the municipal schedule, which you will receive in the house manual and which will be explained at check-in.
🚫 Waste must never be left inside the house, for any reason.
🕗 Every evening, the bins with bags must be placed outside the gate, following the indicated schedule.


🚭 SMOKING:
No smoking inside the house (including e-cigarettes). Smoke detectors are present and will trigger the alarm.
✅ Smoking is allowed on the veranda / outdoor areas.


🔑⚡ KEYS + CARD:
The apartment’s electrical system is controlled by a card connected to the house keys. When you leave, the card must be removed, turning off electricity throughout the apartment, except for the fridge. This system is designed to ensure safety and energy sustainability.


📶 PROPER USE OF WI-FI:
Wi-Fi access is reserved for registered guests. Use for illegal activities or in violation of applicable laws is prohibited. The guest is responsible for proper use of the connection. You will receive a document that must be read, accepted and signed upon arrival.


🚫 TOILET – ABSOLUTE PROHIBITION:
Do not flush paper, wipes, sanitary products or any other objects in the toilet (risk of clogs and damage).
In case of blockages/damage caused by improper use, you will be charged the plumber’s invoice.


💧 WATER CONSUMPTION:
We kindly ask for mindful water use and to avoid waste: in Sicily it’s a precious resource, especially in summer.


🩴 CLEAN YOUR FEET AFTER THE BEACH:
When returning from the beach, it is mandatory to clean your feet thoroughly before entering the house and going up the stairs.
Sand on the stairs can cause slipping, create inconvenience for other residents and compromise peaceful coexistence in the building.
