Located in one of the most peaceful and scenic areas of Ambergris Caye, the villa sits along the island’s pristine northern coastline—just far enough from town to feel private, yet close enough for easy access to San Pedro.

This quiet, upscale stretch of beach is dotted with boutique resorts, private homes, and a handful of laid-back bars and restaurants you can explore by foot, bike, golf cart or boat. It’s the perfect spot for snorkeling, paddleboarding, or simply soaking up the sun without the crowds.

Guests will have access to the entire property - private pool, balcony, rooftop terrace, dock, beach, electricity, running water, AC, BBQ, ceiling fans, laundry and a fire pit. Additionally, guests are free to use our kayaks/paddle boards located at our dock.

The villa features a spacious open-concept layout with a fully equipped kitchen, indoor dining, and comfortable lounging areas — all with stunning views of the Caribbean Sea and the Belize Barrier Reef. Each bedroom is thoughtfully appointed with air conditioning, quality linens, and en-suite bathrooms for your comfort.

Step outside to your private pool, just steps from the soft sand and your own dedicated pier — perfect for morning coffee, sunset views, or pick-up by boat for snorkeling, diving, or fishing excursions.

You have a few options to transfer from the Belize City Int'l Airport to San Pedro:
AIR - You can hop on a 15 minute flight to Ambergris Caye via TropicAir.
(Which I can reserve for you as we are TropicAir booking agents)
A round trip flight is approximately US$173.25/person. One Way is US$98.75/person. I would require arrival/departure time as well as the first/last names of all those traveling to reserve your tickets. This is the best way to travel to San Pedro in our experience.

PUBLIC FERRY - Total travel time of approx 2hrs. Take a land taxi from BZE International Airport to the Belize Express ferry terminal (30-40 minutes, $35 for 2px, $5 each additional person) and hop on the ferry from Belize City to San Pedro. ($60, 1.5 hrs)

Private Water Taxi -
- Pick up & Drop off at the Belize International Airport.
- Enjoy an ice cold beer as you step into the boat.
- Refreshing cold towels provided upon arrival to keep you fresh.
- Drop off directly at your villas' pier.
- ($150/person RT)

The plane is 15 minutes travel time, the public water taxi is a total of 2+ hours travel, and the Private Water taxi is approx. 1.5 hours travel.

From your Villa, San Pedro may be reached by boat (approx. 10–15 minutes) golf cart (approx. 25-30 minutes) or taxi ( 15-20 minutes).


The oceanfront villa is located on the tranquil blue coast of Ambergris Caye and is accessible by golf cart, taxi, or by boat. We can help arrange transfers or boat rentals if needed.
