Another great getaway
We have stayed here multiple times. We were pleased with the addition of a full size refrigerator & range. I was able to cook in the room. The river was low at the property (which Barbara warned me about prior to our arrival). But we were still able to float the main part of the river and it was very enjoyable. Very clean & comfortable as always and wonderful hosts.

It took longer than I would have liked for it to cool down in there upon arrival. It was 78 and hot. We never saw the table by the water but it was a nice stay.

Home away from home
House was beautifully crafted and decorated with great style. The house was clean, conveniently located, and the perfect size for 2 people! We had access to everything we needed to prepare meals, shower and get a good nights rest. The homeowners are charming and so kind. We will be back for sure! It was the perfect getaway. Adult Getaway Paradise
Had an amazing time. Owners are super responsive and nice. Beautiful place, we took an adult kid free vaca here and loved every minute. Location, location, location. This is so ideal, you are literally in the middle of everything you want to do in San Marcos. We spent every morning on the deck reading by the water= so peaceful, and went exploring each afternoon and evening and had such a great time. We will be back!! Highly recommend this spot.

Nice location
It was a very smooth experience. The spot is cozy and close enough to everything. We were met by Jerry when we pulled up. The winding stairs made it a little difficult for carrying luggage, but luckily we didn’t have much. I love the tiles and decor. Other than the birds chirping in the morning, I found it to be quieter than expected. It was a nice visit.

Convenient Location/Wonderful Hosts!
The hosts are super friendly, welcoming, and very hospitable and accommodating! The property is walking distance from organized kayaking and tubing and right on the river if you want to go on your own! Love the spiral staircase and it was extremely clean and cozy with very thoughtful welcoming touches. Highly recommend!

Comfortable studio on a beautiful property
The pictures don’t do it justice! The apartment is spacious, with comfortable furnishings and a great little kitchen. I chose this listing for family visiting San Marcos for the first time in 15 years and I was so pleased - it exceeded my expectations. The neighborhood is quiet and convenient to get to. The dock was larger than I expected and such a great place to enjoy breakfast and bird/turtle watch. The river was low when we visited so we didn’t try kayaking from the dock, but the setup for it looked easy to use. The spiral staircase would be difficult to navigate for anyone with mobility issues but it felt sturdy and safe for all of us. The motion light at the bottom was smart! I was even impressed with the parking setup. It was really a wonderful experience overall. I’d love to visit again.

Wonderful tranquil stay
We had a wonderful stay here. Very clean, comfortable, & quiet unit, and perfectly decorated. This place is great for a couple looking for a tranquil getaway. The bed was so comfortable. The hosts are the absolute sweetest people, the kind you feel like you’ve known for years. There’s a large deck on the river a short stroll from the unit where we enjoyed evening wine and morning coffee. Kayaks, paddles, and life jackets were available for our use. Dropped them right into the river and had a blast. The house is located on a creek loop right off the main San Marcos River, preserving a sense of solitude. The tube rental place was only a 9 min walk. Make sure to kayak up to the Kerbey Lane cafe area for a pretty waterfall and swimming hole. Get tacos at Herbert’s, and bbq at Black’s or Hay’s County BBQ. Thank you, Barbara & Jerry for your hospitality. We look forward to our next stay here. -Cassandra and Frank

Peaceful getaway
We were in San Marcos to help our college kid move apartments and did not want to stay at a chain hotel. This was perfect. Nice deck on a branch of the river. Friendly hosts. Kayaks available but we ran out of time. If we need to stay overnight in San Marcos again, this is where we will go.

Perfect for the TXST goers!
My daughter and I were in San Marcus for a few days for a tour of TXST and the TXST Volleyball Camp. This little efficiency apartment was perfect for us! Clean with all the comforts of home. We felt safe 24/7, and it is a quite neighborhood…even though you’re near everything. It is literally a 3 min drive to the TXST campus/Strahan Arena. The owners were fantastic and responsive when we had a question. The fact that they are on property was definitely a plus for us. If TXST happens to be where my girl lands, I will become a regular at this property.

Fantastic Trip
Our stay was fantastic! The property and hosts were amazing! The vicinity to the river and local restaurants would be hard to beat! The dock by the river was a relaxing oasis with nice privacy from the main part of the river. The guest house/apartment was well furnished and spotless. We had a fantastic time and can’t wait to come back!

I had a wonderful relaxing long weekend on the river. Quite comfortable with easy river access. Spent my weekend kayaking and enjoying the wonderful riverside deck. Enjoyed all the wildlife. Our Host was present and most accommodating! I would go back here!

Great location!
This was a great location near the San Marcos River and within walking distance of swimming areas and downtown. We were also easily able to charge our car overnight from a 110v outlet accessible from the parking area.

Over garage apartment next to property managers house. The deck next to the river was very nice. You aren’t on the main river it’s an offshoot. The unit had good window coverings. Things that could improve - a more comfortable king bed would be a nice addition.

Peaceful retreat on the river
We enjoyed the comfortable space to read and relax. The small counter kitchen and bathroom were adequate and well furnished. Bed and pillows and coverings were perfect for us. The best thing about the place is the riverside deck and kayaks. Reading and painting or doing yoga by the river was the perfect retreat recharge. . Absolutely serene.

Beautiful space and lovely stay
Me and my husband really enjoyed our stay here. The apartment was nicely decorated and immaculately clean and we appreciated the various amenities - ice in the freezer, nice smelling bath products and room spray in the bathroom, a bottle of wine and coffee pods in the kitchen. The high ceiling gives a nice feeling of space. The bed and couch were both very comfortable. The location in San Marcos was perfect and I loved the surrounding street and all the sweet houses. We brought a meal back and enjoyed eating on the upstairs deck on a perfect spring day. The spiral staircase access may not be ideal for some visitors to use (it slightly activated my vertigo, but for me that is common), but it is clearly marked in the listing and was not a problem. We would absolutely stay again if we need to stay in San Marcos. Thanks for the lovely stay!

Great Neighborhood
We had a great stay at Rio Vista over Halloween Weekend. The place is spotless clean, river is right there with a great patio. We had lunch there and chatted with the delightful owners. The neighborhood is nice and quiet. You can hear the occasional train and a little highway noise, but nothing that bothered us. The place is literally a 2 minute drive into downtown San Marcos. We highly recommend and will return the next time we stay in San Marcos.

This was our 2nd time staying at this cozy paradise on the San Marcos river and we had a blast! The location is very convenient and close to everything San Marcos has to offer. Barbara and her husband were the best of hosts!

Wonderful waterside getaway
The house was well maintained and on a fabulous piece of waterside property. Barbara was a wonderful host, providing restaurant suggestions and free range to use a variety of on-site fun water toys. The location connects directly with the San Marcos making paddling/tubing really convenient. Barbara also made herself available for anything we needed and was easy to get in contact with. Made our visit very worthwhile!

San Marcos Grads - 30th Wedding Anniversary Trip
This river getaway is exactly why vrbo stays are so much better than hotels. An over-the garage large studio apartment with old San Marcos charm, right on the river, which is extremely hard to find. The decor is artistic and perfectly curated. Beautiful wood and tile work, tall wood paneled and beamed ceiling, nice fixtures, beautiful tree-house views, super clean and two minutes to everything in town.

Beautiful spot in wonderful location
We loved our little river hideaway in San Marcos. The apartment was furnished beautifully, well stocked (with coffee and creamer) and very clean. The host left us a bottle of wine. We enjoyed sitting by the water in the garden watching ducks and wildlife. I highly recommend this property!

Wonderful stay!
My husband and I just stayed her for a short mini-honeymoon after getting married in my home town of Wimberley. It was a truly beautiful little apartment and we LOVED having the river there. It was pretty gloomy for most of the weekend, but when the sun poked out we got to go kayaking and jump off the tree in the backyard. It was so fun! Close to town, easy check in. Just be careful of the entry stairs! I wouldn’t recommend if you aren’t super steady on your feet. Overall wonderful, though!

Wonderful!
We enjoyed our quick stay at this garage apartment. It was impeccably clean and stocked with Keurig cups and coffeemaker. The fridge had 2 ice cold bottles of water along with "mini moos" creamer. The bottle of wine was an added bonus! Comfy bed, nice linens in bath as well. Wish we would've had time to visit with the owners and sit on the deck by the San Marcos river but were busy with our son's graduation from Texas State University! Great place - will stay again if the opportunity arises.

We can’t wait to come back!
Relaxing getaway for My wife and I while being an incredible adventure for the kids (7 & 9 yr old boys). Perfect location right on the river. We saved money by bringing our own tubes. You can float for about an hour down to the falls and walk back in about 10 minutes and do it again. The owners of the property are great and we had everything we needed. So much better than a crowded hotel and crowded tube rental!

Wonderful Weekend on the River
What a lovely place on the river. Barbara was more than welcoming and hospitable. We were in town visiting with our son. We enjoy unique places with water features if possible. Well, Barbara's place fit the bill. The space was perfect for us, plenty of space beautifully decorated with the local theme, with a small kitchen area and it was very clean. We were able to walk to the back of the property and enjoy mornings and evenings sitting on the wonderful dock/deck along the river. Barbara offered to let us use her kayaks for a river cruise which was the highlight of our trip. You can't go wrong. So much better than staying at hotel on the highway. Thanks Barbara! Great river location
This garage apartment is right on the river which is perfect for relaxing on the deck by the water. We loved the kayaks and paddle board and the very short distance from Rio Vista Park. We brought our own air mattress for the kids and recommend bringing your own tubes for floating down the river. It was a great time!

Quiet oasis tucked away
I had a wonderful stay at this property. The location was absolutely perfect. Even though the river can be busy, they are tucked away on a little inlet where barely anyone travels so it is quiet and a perfect place to relax or have time for reflection. But because they are right in town, I could easily have food delivered and eat it right on the river. There were ducks, cranes, snapping turtles, and lots of fish you could see because the river is so clear. The apartment had everything I needed and more and was very comfortable. The grounds were beautiful, even in Winter. Barbara was incredibly accommodating and a joy to meet. The kayak and everything needed was easy to access and easy to get in the river, even though I was by myself. I absolutely loved this property and will hopefully return again in the future.

Great place close to town but also by the river!
This was a great place super close to town but had the peaceful vibe of the river. Very clean with easy check in and out. We loved using the kayaks and having our Thanksgiving meal and morning coffee on the deck! Will book again!

Best trip
We had so much fun here, the property is right next to the river, it’s so beautiful and calm. We enjoyed every minute here. Property owner was awesome. It’s a hidden gem in San Marcos. We will be here every year.
