House Rules & Important Information

Welcome to your home away from home in beautiful Puerto Rico. Our goal is for every guest to feel relaxed, comfortable, and create unforgettable memories while staying with us.

To ensure this experience for all guests and to remain in compliance with the community, the following rules are strictly enforced and must be followed at all times.


🚨 RULE ENFORCEMENT & FINES (NON-NEGOTIABLE)

All rules are clearly communicated in multiple areas of this listing, including the description and additional information sections.

By booking this property, you acknowledge and agree to follow all rules outlined below.

➡️ Any fines issued by the HOA or community due to guest actions will be charged to the guest.
➡️ Fines typically range from $100 to $250 per occurrence

🏊‍♂️ POOL ACCESS (STRICTLY CONTROLLED) if you are looking for a property to relax by the pool every day, this is probably not the property to book. The community rules are extremely strict.

• Access is limited to 1 designated pool only
• Guests MUST notify us in advance before using the pool
• Access must be coordinated and approved

🚫 Do NOT attempt to access the pool without prior approval
🚫 Do NOT go to Security for access

Failure to follow these steps may result in denied access and/or fines


🚫 SECURITY IS NOT A CONCIERGE

Security is strictly for emergency purposes only

🚫 Do NOT ask Security for:
• Pool access
• Directions
• Recommendations
• General assistance

➡️ Each non-emergency interaction may result in a $100 fine

This rule is strictly enforced to protect full-time residents.

🌴 ISLAND LIFE – WHAT TO EXPECT

You are visiting a tropical island—please keep this in mind:

• You will hear the beautiful coquí frogs at night
• Occasional water or power interruptions may occur (typically brief)

➡️ These are normal conditions of island living and do not qualify for refunds


❄️ AIR CONDITIONING

• Use the ❄️ snowflake mode for cold air (not fan mode)
• Living room unit uses a remote control (located near the unit)


🛠️ MAINTENANCE

This is a private home—not a hotel

• There is no 24/7 on-site maintenance staff
• We will respond as quickly as possible if anything is needed


⏰ CHECK-IN / CHECK-OUT (STRICTLY ENFORCED)

• Check-in: 3:00 PM – 10:00 PM
• Check-out: Before 10:00 AM

➡️ Late arrivals or departures must be pre-approved
➡️ Additional fees may apply

✈️ Flights to Puerto Rico can change frequently—please plan accordingly

➡️ If arriving after midnight, we recommend booking the night before


🧾 ADDITIONAL FEES

• Lost keys: $75 – $150
• HOA/community fines: $100 – $250 per violation


🧼 CHECK-OUT EXPECTATIONS

• Wash all dishes
• Dispose of trash in designated dumpsters
• Do NOT leave trash in common areas

Relax, enjoy, and make unforgettable memories. 🌴✨ Five minutes from Fajardo marina where you will find the best snorkeling trips. Very close to Seven seas beach. The ferry to the islands (Vieques, Culebra) are just a short drive away. Supermarket at the beginning of the complex. 15 minute drive to Luquillo beach and the magical, spectacular rainforest (El Yunque) What more can you ask for? Book today!
The space
Looking for a nice quiet place for family and friends?

If you are looking for a place to party, with loud music, this is not the place. Parties are not accepted… if security is called, you will need to vacate immediately!

The primary bedroom is furnished with a king size bed and private bathroom. The 2nd and 3rd bedrooms have two bunkbed sets, twin over full, each. Full kitchen with all amenities, open living room, dining room area. Private washer and dryer as well. The property has three pools, all shared, one very close to the apartment. Literally a one minute walk. The other two are still walking distance, but a few buildings down.

Basketball court as well, great for when the kids want to burn off steam.

Although our building has not been painted yet, the grounds are kept extremely clean and the inside will make you feel like you’re on vacation.
It’s the perfect getaway for family and friends without breaking the bank, in Fajardo Puerto Rico.

Condo has its own private parking for two vehicles, as well as guest parking for any visitors.

24 hour security in gated community. Condo has its own private parking for two vehicles, as well as guest parking. Three pools on the grounds, however due to Covid we still need to be sure reservations are made in two hour blocks unlimited.
We have not run into any issues with guests wanting to use the pools. Please reach out and let me know what times you would like the pools and we will be sure to schedule.
Other things to note
We decided to permanently move and purchase a home here in Puerto Rico. We have enjoyed this condo tremendously for the last eight years. Our goal is to have our guest enjoy it as much as we do feeling relaxed, settled, and comfortable as if they were in their own home.
