We`ve lived in this beautiful city all of our lives. We`ll be glad to help point you in the right direction for the best places to go and activities to do so you can make the best of your stay!

Guests will have access to the entire unit. The property also has a shared back yard to which you will have access.

While we are available should any questions, comments or concerns arise, the guest will have full privacy.

Hillcrest is one of San Diego`s most trendy and fun neighborhoods with tons of great local coffee shops, restaurants, bars, and shopping. Centrally located, this is where the locals hang out.

Walking distance from everything Hillcrest has to offer but to venture further out, there are bus stops within a few blocks. If you have a car, there is close freeway access and and ample street parking.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others` copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.

If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

Awesome Host 2 bedrooms in great neighborhood

My husband and I came to celebrate our granddaughter's first birthday in San Diego and this place was perfect. It had two bedrooms and bathrooms so our grandkids could come and take naps, etc. The neighborhood is very walkable, and we found a great ice cream shop called Stella and Beans. Jeff and his whole group were very responsive example when we arrived someone was parked in the parking spot we had (yes it has its own parking too) and Julie was able to assist us with resolving the matter in minutes.Thanks so much for an amazing trip we will be back.

Loved our stay!

Place is clean, comfortable and well stocked. The bottled water, extra supplies and cute decorations were all a plus!! Convenient location to all attractions and freeways. Host is great at communication. Parking on the street was not too bad. Quiet neighbors. I would definitely stay here again!!

Awesome neighborhood

Close to everything and local brewpubs, restaurants, and dance clubs were awesome! Great place to stay. Very thorough instructions from owners on how to get into the place and how to use everything. You can hear the people upstairs if someone is staying there.

Summer Vacation

We enjoyed this property for our San Diego vacation! It is a short drive to all the major San Diego attractions and around the corner to the grocery store. The house is in a quiet neighborhood with even quieter neighbors. Would highly recommend for your trip to the area!

Great location

My friend and I found this property very clean. The location was close to zoo, Balboa Park, and airport. It was nice to have the on site umbrellas as it did a lot of raining on our visit. The house is quaint and redone and updated ,as it is an older home. Loved the big closets. Jeff was easy to contact and responded quickly to our need. Thank you!

Great location for us...

I was a little worried about the parking situation (usually I only rent with a guaranteed parking space), but we had no problems. The kitchen has been remodeled, and it is a great space to work in, lots of prep area. My only suggestion would be to replace the built in microwave with a counter top model (the built in microwave was placed unusually high above the stove). Gas stove was wonderful! The beds were comfortable and we weten't bothered by outside noises or noises from the other attached rental units. Felt safe and secure, and would definitely rent again. NOTE: There are several steps leading up to the front door, with no rail...if you have a problem navigating steps you may want to take this into consideration.

Comfortable and conveniently located

Loved staying here! So close to shops, restaurants and Balboa park. The location is perfect. Comfortable space and beds. Jeff was quick to reach out and make sure our needs were met. The only thing I suggest is to bring a fan or sound machine if you're a light sleeper. We did hear the guests in the 2 other units, but it wasn't an issue for us. We would stay here again in a heartbeat!

very nice place

We stayed in this place during the Christmas and New Year holidays. It was a wonderful period. The place is well decorated, in a nice neighborhood. There are numerous restaurants and shops within walking distance. If you want make dinner at home, there is an interesting farmer market nearby. As we appreciate to have dinner at home, the only not so good was the tableware. The kitchen could have some more tableware (plates, cutlery, mugs, in porcelain) and this would make a much nicer dinner table and ease the use of microwave. But no doubt, we would stay again in such nice place. Jeff was quick to respond our emails and was very kind answering our phone calls.

Convenient and comfortable

Great location and very comfortable. We found plenty of food and drink options close by as well as a really cool coffee house, Lestat. I went there daily to get my mother in law and I coffee and pastries. The beds here were very comfortable and we enjoyed the garden area out back too. The host was very accommodating and quick to get back to us when we contacted him. Enjoyed our stay and hope to visit again.

Hillcrest haven!

We stayed for a long weekend and wished we could have stayed longer! After spending all day and evening running around to all the great places in San Diego, we had a lovely retreat to come back to. First, it's in a fantastic location - close to downtown Hillcrest and certainly walkable. The apartment was comfortable and Jeff left us a nice bottle of wine and snacks to greet us when we arrived. The bed and bedding were super comfortable and the place was immaculate. Plus the kitchen is thoughtfully organized and equipped for making coffee in the morning and sipping it in the courtyard behind the house. Can't say enough about how awesome this home is and what an incredibly amazing host that Jeff is. We'll be back!!!

Successful Last Minute Vacay!

On Friday, we were looking for a one night getaway for Saturday. It was so great that we were able to book the place last minute and with ease! Jeff was quick to respond to every email and made sure our short time there was refreshing! If we head out to San Diego again, there is no question that we will be staying here again!

Spacious & comfortable 2 bedroom

Overall great space and great location. We had a car so it was easy for us to get around - I can't speak to public transportation in the area, but there are a few places to eat within walking distance. Came out for a golf trip with buddies, the place was clean and comfortable, and a nice place to unwind after hitting the links before heading out for a bite. Two nice size bedrooms, a good living area and separate kitchen. Would stay there again.
