Better Together! Mermaid Cove And Tritons Castle!

Triton's Castle, a four bedroom 2 bathroom unit with two private, breathtaking decks and spectacular views of Belmont Park along with a gas grill.

Mermaids Cove, a 3 bedroom 2 bathroom unit with a patio just outside the front door with a grill, making for an easy going grilling and dining experience.

Mermaid's Cove (Bottom Unit) Description: This is the ground level to a duplex. The first bedroom has a queen bed with a flat screen TV. The second bedroom has a queen bed along with a twin folding bed and flat screen TV. The third bedroom has one twin and one double bed with an en-suite bathroom.

The spacious and inviting open floor plan include the living room, dining area and kitchen, it also connects a side patio with the rest of the condo. Wood floors, a smart TV, and new 2022 couches are all located in the living room. Couches can comfortably sleep 1!

Triton's Castle (Top Unit) Description: There are four bedrooms, two located on the main level just off the kitchen area; one with a full and one with a queen. The two bedrooms upstairs each have a queen and the master has an extra twin bed, perfect for parents and kids to stay together. The downstairs bedroom has a folding single bed.

Both kitchens are fully stocked with dishes, cutlery, glasses, pots, pans, appliances and everything you would need to cook a family meal. Bring the whole family, and In-laws! Rented together, Triton's Castle (VRBO # 996390 ) and Mermaid's Cove (VRBO# 996388 ) make a 7 bedroom property! The entire home comes with 3 parking spaces! This unit is supplied with fresh linens and towels so you don't have to bring them with you!

Access to all three parking spaces, both gas grills and all three patio/deck areas. An easy walk to both Mission Bay and Mission Beach, this property makes for an ideal family vacation! Proximity to Belmont park, family friendly restaurants and activities, imagine viewing the fireworks every night from the upstairs deck!

Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just blocks away from the ocean and bay, you’ll experience the best of the beach!

You will find yourself centrally located in America’s Finest City with convenient access to the county's most excellent attractions including the world famous San Diego Zoo and Wild Animal Park, Balboa Park, Seaport Village and Harbor, prestigious La Jolla, historic Gaslamp Quarter and much more. Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

Check in / Check out:
Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.

City Ordinance/State law: Renters shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.

Breach of Contract: The Owner may immediately terminate this agreement and take possession if;

Great week - our family reunion (grand parents, 4 adult children & spouses, 5 grandchildren) went well and everyone enjoyed the houses. Location is great, though in a densely packed neighborhood. So nice to have a place to park the car, then just walk to so many good places.

Great location

While the place the house sit was a little congested and crowded the overall location was great. We were about 1-2 minute walk to the Bay side which was very relaxed, never crowded and awesome for little kids. It was about a 7-10 minute walk to the Ocean side which the older kids loved playing in the waves. 5 minute walk to Belmont park and plenty of great restaurants. We combined both of the houses together which was a little tight when it came to our entire group gathering as one but it offered plenty of rooms and beds for all of us.

Excellent all around

Spacious, clean, all linens, towels, games, beach toys & chairs, were clean, fresh, and some clearly brand new for the season. Furnishings, kitchen appliances, plates, dishes, cooking utensils etc were plentiful and in good shape. Very friendly and helpful staff from beginning to end, including property managers Cindy, Summer - and cleaning cleaning staff and others.

Great Location for large families

Having two separate units was great for large group. Great location for young/mid-age adults. June weather was around 70. Lack of AC in July/August months might be missed, but this is typical of rentals in this area. Both BBQs were working and upper deck fireworks were fun. 3 car ports. No garage, but gated side area for kayaks/bikes/etc.
