Welcome to 3 Levels of Bay Views, we hope to host you for your trip to San Diego! Please read through our detailed description below to learn more about the property and booking terms.
Your relaxing vacation begins the minute you walk in the door! With many new updates in this house you will never know that you are in the quaint and historic part of Mission Beach. This property sits on Mission Bay Boardwalk, overlooking the sandy beach and sail boats docked in the water. Walk one block to the opposite side of the peninsula to enjoy waves and our classic San Diego sunsets.
The patio is right on the beach front just a few steps from the sand! The kitchen has all major appliances and is stocked for meal preparation, dining and entertaining. The living room is equipped with a smart TV and cable! Doors and windows open right up to the patio and Mission Bay and the boardwalk. Enjoy your morning cup of coffee outside for perfect people watching! After an amazing day on the sand or thrilling rides at Belmont Park you can head out to the patio for “dinner alfresco” and grill up on the outdoor gas BBQ. Please note, the first level does not have central air conditioning. Only the second and third levels have central air conditioning.
Walk upstairs to the second level guest rooms and a NEWLY remodeled (2025) guest bath with new tile, vanity, and large shower. The bedrooms each have access to the shared balcony. The first guest room has a queen bed and its own smart TV. The second guest room has a bunk bed, with a queen bed bottom bunk and twin bed on the top bunk. There’s also a twin size floor mattress underneath the bunk beds and smart TV in this room as well!
The primary bedroom suite occupies the entire third floor. With a king size bed and floor to ceiling windows you will never want to leave! The primary bath is also NEWLY renovated (2025) with marble counter tops, two vanities, glass shower, and a soaking tub! You will love how big this space is, great for parents with little ones to be together. There are three closets so plenty of room to store all of your things! One of the closets has a desk and stores the twin XL folding cot. There is also a private balcony looking over the bay.
Some extra features of this unit that will make for an awesome vacation are the dual pane windows that will make it quiet and cozy for your vacation nights and the rare beach feature of A/C will keep you cool while you sleep the night away! The garage fits two cars, has washer and dryer, stand up paddle board, boogie boards, beach chairs and beach toys!

THE LOCATION Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just blocks away from the ocean and bay, you’ll experience the best of the beach!
Be sure to check out all San Diego has to offer! You will find yourself centrally located in America’s Finest City with convenient access to the county`s most excellent attractions including the world famous San Diego Zoo and Wild Animal Park, Balboa Park, Seaport Village and Harbor, prestigious La Jolla, historic Gaslamp Quarter and much more. There are endless opportunities for fun and entertainment!
OTHER THINGS TO NOTE This property has a two car garage, so feel free to bring your own vehicles! But restaurants, bars and the beach are all walking distance and the Airport is only a 15 minute drive away. Uber, Lyft, Taxis and the local bus system are readily available for your convenience, as well as bike rental shops up and down popular Mission Blvd.

BOOKING TERMS Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

STR-04365L Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.
Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.
No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.
Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.
Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.
Guest Occupancy: Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.
Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.
No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.
If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.
NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.
Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.
Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home.
