PATIO - One of the best feature of the property is the breathtaking and 180 degrees unobstructed view of the Chaleur Bay from the patio. The patio itself is a massive 1200 sqft of stained wood. It is equipped with a Napoleon BBQ, a 10ft x 12ft gazebo under which sits a ceramic firepit bar with 6 chairs, a ceramic dinner table with 2 outdoor loveseats and a large umbrella.
KITCHEN - Equipped with an Amisco wooden table that can sit 8 person (8 x Amisco wooden chairs). You will also find a full Lagostina cooking battery (pots and pans) and a Lagostina roasting pan. A Henckels knife set is there for you along with the cutlery and tableware. You can also enjoy a fresh espresso from the Delonghi La Specialista state-of-the-art espresso machine on the counter. Coffee cups and smaller espresso cups included. The counter has a sitting area that can sit 4 with some Amisco wooden bar stools. The refrigerator and oven are new (bought in 2021). A false fern fills the space.
BATHROOM - Covered with 2 ft x 2 ft marble-like porcelain tiles from the floor to the roof. There's a wide italian shower with grey porcelain on the bottom and an Oceania heat-tempered glass pannel and stainless steel faucet. You will also appreciate the elegance of the 72in oak tree and granite Stonewood vanity with double sink. The bethroom is also equipped with brand new state-of-the-art GE washer & dryer. 2 storage shelves are filling the rest of the space.
MASTER BEDROOM - Equipped with a maple tree JLM bedroom set. Include one bed frame of 80in wide (king size) with head & foot and 2 night tables. The bed is dressed with premium quality Quebec birch sheet, king size pillow and hotel grade duvet and duvet cover.
LIVING ROOM - Equipped with a high quality leather couch that sits 3. The sofa matches the couch as well. You will find a set of 2 wooden living room tables (1 large and 1 smaller). Everything sits on a large area rug that cuts the space nicely. The TV sits on a large wooden TV cabinet handmade by the last owner who was a cabinetmaker. A false fern fills the space.
BASEMENT - Newly renovated basement. Insulated and finished with dry walls. Moldings and electric baseboard on the floor. Newly installed wooden-like vinyl floor. There's a commercial pool table fully equipped with cues, balls and triangle. Social pool players can have a drink between their turns at the bar made of stone and wood by the former owner of the place. There's leather couch that can sit 3 in the second half of the basement with elegant wall arts.
2ND BEDROOM - Equipped with a double size bed and comfortable bedding. Perfect for children.
Self check in with smart lock on the front door. Service provided by Telus Smart Home (formerly ADT). You will get your own personalized code 24 hours before your arrival time (16:00EST) and will become active at 16:00EST only except if an early arrival is requested. The code of the previous guest(s) will be remove upon their departure at 11:00EST in a way that there will never be 2 active client codes at the same time on the smart lock.

It was in November 1914 that the Municipality of Saint-Siméon was officially created.
Born from the desire of inhabitants wishing to have a town for religious practices, Saint-Siméon has seen its population grow by developing its territory and by providing itself with various services allowing it to offer an interesting living environment.
Offering a superb view along the Chaleur Bay while allowing to appreciate the qualities of a rural landscape, especially on the second row; this village has all the characteristics of a typical Gaspesian village.
With just over 1,200 residents, there are several families of Acadian origin.
A railway can be seen on some of the pictures. It is inactive and will be until at least 2023. If any relevant changes are made public after your inquiry or booking in a way that will impact your stay, rest assured that you will have the option to change or cancel your reservation at no charges.
By booking this property, you understand and accept the rental agreement below. You will be required to e-sign a numeric copy of this agreement before your arrival.
1. NOISE POLICY – MONITOR OUTSIDE PREMISES
In St-Simeon-de-Bonaventure, all residents have the right to not be disturbed by noise.
> This property has a strict NOISE POLICY FROM 10:00PM – 07:00AM - noise must be kept BELOW 60 DECIBELS.
> To ensure compliance, this property is equipped with a NOISE MONITOR. It does not record conversation, only noise.
> Failure to respect this policy could lead to an EXTRA CHARGES OF UP TO 500$.
2. MANDATORY RULES
> No smoking.
> No events/parties.
> No outside noise between 10:00PM – 07:00AM (as described above).
> Access to the beach is steep and dangerous, it is therefore prohibited.
The property can accommodate a good number of guests (for a dinner for example) and the organizing is left to the good judgment of the client. It is his responsibility to preserve the integrity of the place and the tranquility of the neighborhood.
3. NON-TAL TENANCY
You acknowledge that your stay at 104 route Roussel Sud, Saint-Siméon-de-Bonaventure, G0C 3A0 (Quebec) is not subject to the Act on the Administrative Tribunal of Housing of the province of Quebec and does not confer on you the rights of a tenant within the meaning of this law regardless of the length of your stay or the consecutive number of days spent at the address described in this paragraph.
4. THEFT & DAMAGES
The property will be inspected by housekeeping after each departure. Staff will take photos of any damaged items and ensure nothing is missing using a valuable list. Any missing or damaged items (by the client or their pet(s)) will be charged to the client. Minor damage such as wine glasses will not be charged to the client as a courtesy but must be reported so that the property can be restocked.
5. CHECK IN/OUT
> IN no sooner than 04:00 PM (unless otherwise requested)
> OUT no later than 11:00 AM (unless otherwise requested)
> Late check out leads to penalty fees due to housekeeping additional charges.
6. GARBAGES AND RECYCLING
> Picked up at the edge of the asphalt entrance.
> Garbage on Monday 07:00 AM every week in the summer and every (2) weeks in the winter.
> Recycling on Thursday 07:00 AM every (2) weeks all year long.

7. SMART HOME AUTOMATIONS
The property is equipped with a security system designed to increase the safety of the client(s) staying there. The control panel is on the wall to the left of the entrance and will not be armed upon arrival or during your stay.
7.1 SMART LOCK
The front door of the property (facing Route 132) is equipped with a smart lock on which you can enter your access code. Each guest will be assigned their own access code, which will be valid only for the duration of their stay.
7.2 SURVEILLANCE CAMERAS
The property is equipped with (2) exterior surveillance cameras. There are no video devices filming the inside of the house. The cameras record the parking lot and the land leading to the garage (see screen shots). The patio and its facilities are not filmed either.
7.3 SECURITY SYSTEM
The security system will only be armed between rentals when the property becomes vacant. You will not have to disarm the system upon arrival.
7.4 SMART SMOKE DETECTOR
If the smoke detector rings for a reason that does not require the arrival of emergency services (ex - smoke from the oven), you will need to enter (provided after booking) on the control panel to stop it.
7.5 BASEMENT WATER DETECTOR
A water level detector is installed in the mechanical room in the basement near the water tank. If triggered, you will need to enter (provided after booking) on the control panel to stop it. No emergency service can be sent for this type of alarm. Instead, you will need to notify me so that I can send a plumber.
8. ACCESS TO THE DETACHED GARAGE
The garage is rented by a local business in St-Siméon (Home Hardware). It will be locked and non-available.
9. SNOW REMOVAL
A contractor will take care of plowing the asphalt front entrance where your car will be parked. For the patio and the stairs leading to the rear and front entrances, it will be Mark, a friendly and discreet handy man that makes himself available if needed. Those contractors will do their best to respect your privacy while making sure all access to the house is safe and free of snow.
10. LAWN MOWING
To preserve the good appearance of the property, a contractor will mow the lawn every week. You do not have to be physically present at the property while he works. Rest assured that we will make all possible efforts to preserve the tranquility of the place and the mowing will be carried out at reasonable time.
