The Cocoonr Agency is pleased to present this house with a swimming pool in Saint-Florent-sur-Auzonnet, with a floor area of 141 m² and accommodating up to 4 adult guests and one child. It comprises a 46 m² living room (with a fireplace), a fully fitted kitchen, three bedrooms, a shower room (with a shower) and a garden of approximately 5,764 m².

The property is laid out as follows:
On the ground floor:
- An entrance hall with a coat rack and a shoe storage bench
- A 46 m² living room with a fireplace (wood provided), a projector and a wall-mounted screen, two sofas, a comfortable armchair with a footrest, and two children’s armchairs...
- A fully fitted kitchen (also accessible from the garden) featuring, amongst other things: an electric kettle, oven, microwave, toaster, dishwasher, hob, Senseo coffee machine, rice cooker, raclette machine, mini crêpe maker...
- A games room (a vaulted room that stays very cool in summer) with table football, a Roman chair, an electronic keyboard, a hi-fi system, a bookcase…
- A separate toilet

Upstairs:
- Bedroom 1: a double bed (140×190) with a desk and a cot
- Bedroom 2: a queen-size bed (160×200), a desk
- Bedroom 3: a child’s bedroom with a single bed
- A bathroom with shower, double washbasin, washing machine, heated towel rail and toilet

Outside:
- A 9 m² swimming pool (3.60 m long) (private, unheated), open from June to September. Opening dates are indicative and subject to change. Shaded area around the pool, enclosed by an unsecured fence. A winter cover is provided outside the opening periods; an alarm is available.
- A private garden of 5,764 m², enclosed by hedges (if there are pets: they may therefore slip through and leave the garden), with outdoor furniture to enjoy sunny days and garden games (badminton net, electric quad bike, ball, trampoline, swing set)
- A 10 m² terrace (adjoining the kitchen) with a parasol, bistro table and armchair
- An enclosed terrace (adjoining the living room) measuring 12 m²

The house is ideally situated in Saint-Florent-sur-Auzonnet, in a very pleasant setting. In the village, you’ll find a bakery, a chemist’s, a newsagent’s and a children’s play area (with a slide and a basketball court)....
There’s a market on Wednesday evenings in summer in the town hall square.
In Les Mages (5 mins by car): butcher’s, bakery, supermarket, petrol station…
In St Ambroix (10 mins): Carrefour Market, vegetable market, DIY store…

Activities:
- River, hiking/walking, treetop adventure course, visit to Grand Combe (miners’ museum, dinosaur park), Château de Portes…

Transport:
If you choose to come by car, you can park directly outside the house (maximum 6 vehicles).

As for other modes of transport, here is some information that may be useful:
- A private car is recommended
- The nearest railway station is in Alès (25 minutes), the nearest airport is in Nîmes (1 hour) or Montpellier,
- There is a bus route to Alès (bus stop 10 minutes’ walk away) but services are infrequent (line 210: 5 services a day on average)

Other points to note:
- The various areas allow everyone to enjoy different activities without disturbing one another. However, the garden is large and young children must be supervised. Please do not walk on the stone walls (risk of collapse and injury).
- There is an electric fence around the property.
For safety reasons and to prevent wild boars from entering, both day and night, this must remain switched on at all times.
- Picking ripe fruit (cherries, almonds, blackberries, raspberries, redcurrants, pears, apples) is permitted.
- Free Wi-Fi is available.
- Bed linen and towels are not included but can be provided on request at an additional cost (to be arranged and paid for with our on-site partner). The prices quoted are for guidance only and are subject to change by our partner. Rates: double bed linen set €12 per bed; towel set €8 per person
- The fireplace is in working order; wood is provided.
- Pets are allowed for an additional charge of €15 per stay; please specify this when booking (one cat or dog is permitted per stay)
- Parents are responsible for supervising children whilst swimming.
- Any request for arrival or departure outside the specified times is subject to the concierge service’s availability. A flat-rate surcharge may apply.
