The kitchen is fitted and equipped with everything you need: hob, oven, microwave, dishwasher, refrigerator, filter coffee machine... The large table can seat up to 10 guests!

## Neighbourhood

Located in a peaceful residential area of Saint-Étienne-du-Rouvray, the flat is close to many points of interest. You are less than a 10-minute drive from the Zénith de Rouen, the Parc des Expositions, the Madrillet university centre (INSA, ESIGELEC, etc.) and the SNCF railway station. Access is quick and easy thanks to major roads and public transport (bus, tram, train station).

The neighbourhood offers all the amenities you need for everyday life: bakeries, supermarkets, pharmacies, restaurants, local services, as well as several typical local markets where you can find fresh produce.

It is a quiet and secure environment, ideal for relaxing after a day of work or exploration. Parking is easy thanks to the available parking spaces, and the area offers quick access to the centre of Rouen and the major economic hubs of the metropolitan area.

The accommodation is ideally located for travelling around the Rouen region, whether you have a vehicle or not. Local shops, a bakery, supermarket, pharmacy and essential services are within walking distance.

- Direct access to major roads (southern ring road, A13, N138): perfect for reaching Rouen, Le Havre, Paris or Caen.

- The Zénith, the Parc Expo, the Madrillet university centre and the business parks are less than 10 minutes away by car.

- Rouen city centre can be reached in 15 to 20 minutes depending on traffic.

Several parking spaces are available directly in front of the accommodation.

/ By public transport:

Several bus routes pass nearby, providing quick access to neighbouring districts, the SNCF train station and Rouen city centre. The tramway is just a few minutes away: ideal for reaching the very centre of Rouen without any stress.

## Notes

Arrivals are self-service for greater flexibility. They are from 4pm and departures must be made by 11am at the latest.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). All our guests receive household linen, essential items for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) and one large towel per person, along with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bags, bathroom bin bags, a sponge and washing-up liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Mid-stay cleaning, linen/towel refreshment, replenishment of essential items, or delivery can be arranged on request at an additional cost. Upon confirmation of your stay, you will receive the ArchiDuchesse tourist booklet, our tips with promotional codes from our selected partners, and the arrival instructions for your accommodation.

The ArchiDuchesse courtyard offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, babysitting, gourmet boxes, tourist visits, event planning (marriage proposals, birthdays, themed rooms, etc.) and much more! When renting accommodation, it is important to follow a few rules to ensure that everything goes smoothly and to avoid any surprises with the deposit! Please treat the accommodation as if it were your own: avoid damage, respect the furniture and leave the premises clean when you leave. Follow the instructions regarding schedules and use of equipment, and respect the peace and quiet of the neighbourhood. And if you have any concerns, please do not hesitate to let us know. Please note that parties are strictly prohibited (€250 will be deducted from the deposit), the accommodation is entirely non-smoking (€50 will be deducted from the deposit), pets are not allowed (€50 will be deducted from the deposit) unless requested and agreed in advance by us, and any loss, theft or damage will be charged at the actual replacement value.
