Welcome to Emma, this charming flat on the 1st floor of a historic building, just a stone's throw from Rouen station, combines the charm of the past with the comfort of a central location close to everything you need to discover Rouen and enjoy the surrounding area .

On the first floor of a secure building, this 30 m² flat features a main room opening onto a fitted and equipped kitchen, a bedroom and a shower room with toilet.

Make the most of the fitted and equipped kitchen (fridge, microwave, ceramic hob, Tassimo coffee machine, toaster, kettle and kitchen utensils). In the lounge, you'll find a comfortable sofa. The separate bedroom has a 140x190cm bed with chest of drawers and bedside tables. The en suite shower room has a shower, washbasin unit, towel rail and hairdryer.

Please note that WIFI is very poor or non-existent. No television.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets around the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

It is a lively area, frequented by travellers, students and workers, while remaining pleasant to live in with its streets lined with Haussmann-style buildings and its many shops. Although the area is lively during the day, it takes on a calmer atmosphere in the evening, especially in the adjacent residential streets.

The station area is just a few minutes' walk from the historic city centre. Heading down towards the old town, you can quickly reach landmarks such as Notre-Dame de Rouen Cathedral, the Gros-Horloge, and the Place du Vieux-Marché. The district's central location makes it an ideal base for exploring the city.

The Gare de Rouen district is a convenient and dynamic location, offering excellent access to transport and a wide range of amenities. Several bus routes pass close to rue Champs des Oiseaux, offering good connections with the various districts of Rouen. These routes provide quick access to the historic centre, Rouen station and other strategic points in the city. Bus stops near rue Champs des Oiseaux are generally well served, with regular frequencies, particularly during rush hour.

TEOR (Transport Est-Ouest Rouennais):
The TEOR network, a high service level bus system, is also accessible from the area around rue Champs des Oiseaux. This fast, efficient network is made up of several lines that cross Rouen from east to west, linking key districts. TEOR buses have dedicated lanes, reducing journey times even in heavy traffic.

Access to the city centre:

## Notes

Please note that the building does not have a lift and that the flat is located on the first floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

Arrivals are autonomous for greater flexibility. Arrivals are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided on arrival for the duration of the stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
