Property Overview : This is a spectacular golf course home in the beautiful deed restricted community of Rotonda West/PineHurst was built in 2012 and is situated on the 8th tee of the prestigious Pinemoor golf course. Rotonda West is home to multiple golf courses, miles of sidewalks, bike paths, and is only 10 minutes to five beaches.
This 2046 ft2 home features 4 bedrooms and 2 baths in a desirable open floor plan with a large screened in lanai and water-fall pool surrounded by palm trees on 3 sides for incredible indoor/outdoor entertaining. The home features large on-angle tile floors and ceiling fans throughout and a total of 6 large flat screen TVā€™s!

Lanai and Pool
The screened lanai features a custom stone wall with a 75 inch TV, electric fireplace, and deluxe paver patio. The salt-water pool includes swim-out, two tiered deck, waterfall and heat pump heating. The heat pump pool heater maintains pool to 84degF and is included with the rental price. Mature, professional landscaping featuring more than 40 palm trees surround the lanai for total pool privacy. Front and backyard landscaping is illuminated with low voltage lighting for an unforgettable night-time ambience. The pool includes a large mesh container of several pool toys, large basketball goal and mesh floater rafts for adults and kids alike.

The lanai family area also includes a dining table for 7 featuring 4 wicker swivel rockers and a large wicker sofa, coffee table, 75" TV w/Roku and electric fireplace for special evenings.

Living Room and Dining
The living room has lanai access via 2 double French doors and features an extra large sectional with seating for 5+ people and an extra large, exquisite cherry armoire housing a 65ā€ TV w/Roku, Blu-ray player and 5.1 sound bar. The dining room consists of an elegant 6 chair dining table and french door lanai access. Free WiFi throughout the home.

Kitchen/Dining
The kitchen has white shaker cabinets with dark granite counters and island bar seating 3. A nearby elegant carved wood dining table seats 6. Dining sets and utensils are provided Itā€™s also fully outfitted with french door refrigerator with dual ice maker, dishwasher, microwave, ninja air fryer, ninja drink blender, deluxe 4 slice toaster, dual Keurig/coffee maker, crock pot, electric skillet, large griddle, flip waffle maker, large stainless steel gas grille, pots/pans and more.

Bedrooms 1/2/3
The Master Suite and Bedroom 2 are both open to the pool thru double french doors and both feature king beds with Tommy Bahama hybrid mattresses. This ā€œdouble master kingā€ configuration is perfect for a pair of vacationing couples or families. They both also feature 55ā€ and 43ā€ flat screen TVā€™s respectively.
Bedroom 3 features a queen memory-foam topped mattress and a 40ā€ flat screen TV. All bedrooms have furnished linens and towels.

Bedrm4/Den
Bedroom 4/Den is a multi-use room great for kids with a queen trundle-style sleeper sofa with 4ā€ foam and a separate Twin XL bed with 6ā€ foam suitable for adults. The 50ā€ TV and blu-ray player round out the room. Several board games, books and a dvd library are also available.

Office
Bedroom4/Den also is a full functioning office with closable doors for those meetings that canā€™t be avoided on your vacation, JUST ADD YOUR OWN LAPTOP to be setup for any zoom, teams or webex meeting!

Baby Accessories
A jogging stroller with large wheels for beach use, a quick fold deluxe umbrella stroller for site seeing are available. A pack and play with baby bassinet and strap-on high chair is also included for littles ones stored in bedroom 3 closet.

Bike and Beach Accessories
26 and 29" men's bikes, and two 26" women's bikes are available all with helmets and a bike pump.
Large beach wagon, boogie boards, rolling cooler, bag cooler, shell shovels, floating shell sieve, 8 beach chairs, 2 large umbrellas, no-sand blanket, sand castle toys, and mesh shelling bags are all available. All located in the garage. Several multi-sized beach towels and beach carry -all bags are provided as well in the hall closet.

Rotonda West provides free tennis courts nearby and of course golfing is all around.

Quite and private

Looking for a place to unwind? We just found it. With the 40 or so palm trees in the backyard guarding the rear of the home from the golfers and the overall layout of the home, it would be hard to find a better play to relax and unwind. It was perfect for us.

Wonderful relaxing vacation

The property is beautiful and very private with the lovely palms keeping it secluded from the golf course that runs behind it . Property Management is excellent. Due to the quick turn over of clients the property seemed very clean on the surface but needed some deep cleaning that the Property Managers took care of immediately . We loved the property so much we are going back next year.

Amazing Lanai!

We really enjoyed our 3-week stay at Sandtree Palms! The lanai and heated pool were amazing - we loved watching football and eating meals outside. Really appreciated the pool solar cover, which kept the pool nice and warm even on cool days. The sun loungers were the most comfortable weā€™ve used and the host provides lots of pool floats and toys (as well as beach chairs, coolers, sand toys, and shelling tools) for hours of fun in the sun. The home wasnā€™t perhaps as clean as expected given the amazing reviews, but with some quick organizing, folding, and spot cleaning of the floors and counters, it was comfortable. The kitchen was well-stocked and there were tons of extra linens. The home is conveniently located on the north side of the neighborhood with easy access to both the beaches and the retail area in Port Charlotte/North Port. Also appreciated the clear communication with the host. Highly recommend and would stay again!

Rotonda West stay

This property was very clean and very well stocked. It had more items than most VRBO homes that we have stayed with. It was a wonderful day! The children spent many hours in the pool while we were home. It was also close enough for us to make trips to Fort Myers Sanibel, Venice, and siesta key.

Rotonda Rental

Beautiful rental! We Enjoyed the property from the minute we walked in the door on 2-24 until we left on sadly on 3-30. The home is lovely and the rooms are amazing. The den/office was wonderful for working/xbox. We spent most of the time on the lanai and in the pool. The home is very lovely and has all the comforts of home. The kitchen has all the necessary tools to make your meals. Plus, the spice cabinet is loaded. The Lanai is very relaxing with comfortable furniture. The home will not disappoint! The property managers- Michael and Lorna are amazing, they were prompt on responding. The area has lots to offer for food, beaches and shopping- all less than 30 minutes. We will look to rent again in the future! Hugs!

Family Friendly

This property over excelled in being family friendly! My daughterā€™s family was traveling with us and has a baby and toddler and she found everything she needed, from strollers to high chairs and toys. It really made her life so much easier. The home was very clean, well stocked kitchen to feed the family, pool WELL stocked for fun, bikes, and everything you can think of for a day at the beach! The neighborhood was great as well. Highly recommended.

Comfortable space with a great pool and a beach theme

Sandtree Palms was a wonderful place for our family over Christmas. The pool was wonderful and heated just right. The space was very comfortable for hanging out, watching tv/movies/sports, and for a family dinner. Everything was as good as advertised and we would love to stay here again! Highly recommended!!

Great house for extended family!

We found the house to be great. The layout was great. The kitchen was fully outfitted with more than most rentals usually have. The heated pool was great the kids stayed in it for a long time even though the air temperature was not all that warm when we visited. The sitting area outside was great! Overall the house was great for our group, everything was as expected and very clean!

PROS: - Convenient location - close to the beach - Great neighborhood - Well-equipped home - GREAT Christmas Parade! CONS: - Nails in the driveway - Cold pool (with no option to turn up heater) - Unannounced visitors (property management, pool cleaner, lawn mower) - Appliances had issues (dishwasher and oven) - Lights around the pool didn't work - Outdoor speakers didn't work - Neighbor warned of allegators frequently being in the yard - Lots of daily maintenance to property (pool cover, outdoor furniture covers, umbrella covers that require a ladder, lights, chair cushion covers) - poor range and quality of wifi

Great Property Poor Management

Overall the property and its location are magnificent. The pool is the perfect size and the outside space is wonderful. House is up to date and furnished nicely. However property management has lots of opportunities for improvement. I tried to list all issues but hit the character limit. I will just summarize the worst of the issues. The trash was overflowing with garbage that had lots of maggots. The smell reminded me of a dead decomposing body. Other cans were overflowing with either recycle materials or yard waste. The smell of the maggot ridden can caused the whole house to stink (like a dead body) for the first day and a half. I notified owner and was told that it was due to people grilling fish for a week and I could drag the 200lb+ can into the back yard if it bothered me. This place has an ant problem that should be addressed by a professional. I ended up using a bunch of the bug spray I found in the garage to make it bearable for the week. In addition to pest control and trash management I had to act as plumber and a maid to clean up the place. Despite the issues we had a great time and if this house had better property management it would be great. As an added note owner told me that the property manager had to leave the country for a family emergency. There should be a backup plan and this is not a valid excuse.

Our stay was perfect. The house had everything you could possibly need and then some. The pool was the high light, the grand kids were in the pool for hours at a time. The beds were very comfortable and the area was very quiet. We've stayed at several VRBO places in the past and this was by far the nicest. We would definitely stay there again.
