Charming house with orchard 3 miles from Flathead Lake

My home is situated on a private drive 2 miles off US HWY 93, in quiet forested hillside neighborhood on the western shore of Flathead Lake. 7 private acres with a private pond invite you to immerse in nature. From the home you overlook the orchard and surrounding forest, with slivers of Flathead Lake and the Mission Mountains.
Nearby Flathead Lake provides opportunities to swim, sail, boat, waterski, kayak, canoe and scuba dive. The area is excellent for mountain biking, hiking, skiing, snowmobiling and riding horses or motorbikes. We are rich with alpine streams and lakes for floating and world class fishing. Or maybe you just want to watch the stunning Montana night sky from a hot springs.

Rollins is situated at the meeting point of Lake, Flathead and Sanders counties. You'll have the best of North West Montana within easy driving reach: Dayton Marina 10 mins, Lakeside with public beach, shopping and dining in 15 mins, Polson 20 mins, Kalispell in 30 mins, FCA Glacier Airport 50 mins, Whitefish or the Bison Range 60 mins, Glacier Park 90 mins, Missoula 100 mins.
Rollins combines the pleasures of Flathead Lake with easy access to wilderness mountain areas such as "the Bob" (Marshall Wilderness), Jewel Basin, Whitefish Range, Cabinet and Yaak suitable for hiking, trail riding and ATV / enduro riding.

You can enjoy hanging out on our 7 private acres. If you are going anywhere else, you'll need to drive.
Much of the private road is gravel and it has a few rough spots. A normal car can travel it without problems, though you would not want to take your Lamborghini up this road.

The house itself is 1400 sqf on two levels. There's a simple patio, all summer long we are having most of our meals outside. It is pretty basic and includes a few features that are self-made. It does *not* have a TV, dishwasher and AC. There is no cellphone service at or near the property. On the upside there's a record player that doubles as a Bluetooth speaker and a radio!
We have Starlink Wifi that is pretty reliable, you can use that for your devices and there's a 32" computer screen with Chromecast that you can use.
The downstairs bathroom holds the washer / dryer and electric / water infrastructure. The upstairs bathroom has a large soaker tub that's good for 2 persons.
Floors are natural oak on the upper floor and painted concrete slab on the ground floor. It stays naturally cool in the summers.
The appliances such as stove / range, fridge and washer / dryer are older models.
A full kitchen and a gas grill are available for your enjoyment. Fire rings make for a great evening on the patio. Do make extra sure that you treat open fire with respect during fire season.
